Located off the dining room is a patio with incredible views, a gas grill and outdoor dining set; the perfect place for a cup of coffee in the morning.
Off the kitchen is the Master suite with its own gas fireplace, King-sized bed, and a private bathroom with a whirlpool tub! Upstairs you will find the second bedroom with a King bed, the third bedroom with a Queen, and the fourth bedroom with a double bed and shared bath. In the loft area there is a trundle (2 twin daybeds) just above the great room.
The huge basement is perfect for a night of fun! Not only will you find a huge flat screen TV and an air hockey table, but also a wet bar. In the basement is bedroom number five with bunk beds with a bottom double and twin on top, and and additional twin bed; there is also an air mattress for guest use!
This home is equipped with all you’ll need to enjoy a family retreat away or a large group to catch up for the week. Red Mountain Retreat is full of technology, 6 LCD TV’s including 3 “smart” TVs that can access the internet and apps like Netflix. 3 of the TVs come with 3 Blu Ray DVD players, and surround-sound in the lower level entertainment area.
Your backyard is adjacent to the Dillon Nature Preserve with hundreds of acres of pristine wilderness, views of Lake Dillon and the Rockies, and over 26 expansive miles of trails for hiking, jogging, snowshoeing, and cross country skiing. Just down the road you will find the club house which has an exercise room with treadmills, ellipticals and a weight machine. And if you stay with us in the summer months, you have full access to the club house swimming pool!

This neighborhood is a private community nestled adjacent to Lake Dillon Reservoir and the town of Dillon, Colorado.
Area History: For centuries, the area was a seasonal hunting ground of the nomadic Ute Indians. In the late 1800’s the region was frequented by trappers and prospectors and the land was (and still is) predominately owned by the federal government.
With the filling of the Dillon Reservoir in 1963, the area was scenically enhanced and its character given a new dimension. During 1980 and 1981 a number of small private parcels were merged to form an 82-acre planned unit development named Summerwood.
Today, Summerwood is a private and comprehensively planned community of about one hundred homes, including single-family, duplex, and three small condominium complexes. Common areas and facilities include a swimming pool, tennis courts, and a clubhouse.
The free bus system (Summit Stage) can take you anywhere in the County including Copper Mountain. The closest Summit Stage stop to this property is less than one mile away. The Summit Stage can take you directly to any Ski Resort (Keystone, Breckenridge, Copper) and many other places throughout the County. This is a perfect way to travel throughout town without a car or worrying about parking for a day on the mountain.

Dillon, Colorado, is a small but surprising place with a panoramic view of Lake Dillon and the Gore and Tenmile mountain ranges. If your plan is to hit all the Summit County ski resorts in a short period of time, Dillon, Colorado, makes a fantastic base camp because each day you can choose from Keystone, Breckenridge, Copper Mountain or Arapahoe Basin. Even the Vail Valley is within reach. Many Summit County locals call Dillon home because of its residential enclaves, but the year-round population is still less than 1,000. For the budget-conscious vacationer, Dillon hotels, motels and vacation rental properties often boast great views at less-costly rates. Dillon has truly walk able spaces but not the main street typical of some other mountain resort towns. Instead the community gathers around several key attractions like the Marina and Amphitheater. Summertime brings the Dillon, Colorado, community together for a weekly concert series, farmer’s markets and boating. Dillon boasts the world’s highest regatta at 9,017 feet above sea level.

1. Agreement: 5 Diamond Lodging, INC (“5 Diamond Lodging”), the Owner and Guest agree as follows: Above Guest is an adult over the age of 25 and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories and as a result will have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. Cancellations: Cancellations 61 days or more will receive a 50% refund. Any cancellation within 60 days of arrival: Deposit is forfeited.
3. Security Deposit: The signer of this Agreement agrees to Pay 5 Diamond Lodging the full rental price, which includes a security deposit/damage waiver. A security deposit will be collected for all stays in our executive properties, which must be paid separately and in full by Credit Card approval 30 days prior to check-in. Any damages, losses or excessive cleaning charges incurred by the signer or anyone in signer’s group will be withheld from your security deposit. The security deposit will be refunded after a routine inspection of the property has been made and no damage has been discovered. Agreeing to these terms you alone agree to accept responsibility for full payment of your reservation and the integrity of the property rented.
4. Check In: Check-in time is 4:00 PM. Early check-in times are allowed only when the property is cleaned and ready for occupancy and prior approval through 5 Diamond Lodging is required.
5. Check out: Check-out time is 10:00 AM. Prior approval by 5 Diamond Lodging is required for a late check-out. Please leave all keys, remote controls and garage door openers (if issued) at the location. A replacement fee will be charged for each lost key, remote control or garage door opener if misplaced.
6. Cleaning: Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a normal cleaning so that you can enjoy your vacation right up to the last moment. You are required to leave the property in the same general condition in which it was received and follow the checkout checklist at departure.
7. Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit all fees paid for any of the following: a. Occupancy exceeding the sleeping capacity b. Using the property for any illegal activities including, but not limited to, the possession or consumption of alcohol by persons less than 21 years of age.
c. Causing damage to the premises rented or to any neighboring properties. d. Any other act which interferes with your neighbors’ right to quiet enjoyment of their property. e. Guests will obey the HOA rules and regulations and follow quiet hours from 7am-10pm. No parties or events, loud outdoor music or loud voices.
