Welcome to your perfect all-inclusive Catskills getaway. Secluded hilltop cabin in the woods. Super cozy home features a salt-water heated pool, sauna, large 2000sf deck overlooking the forest, full-size tennis court, a private trail to Mill Brook, 15.5 acres for hiking, fishing, and exploring. Located only 2 hours from New York City and 20 mins from Woodstock. Two-bedroom house with one full bathroom and loft sleeping space. House is located on a quiet road. Turn into the private driveway and get ready to relax and feel at one with nature

The space:
Secluded cabin in the woods of Catskills. Hilltop home surrounded by trees. Calling my outdoors enthusiast.: saltwater pool, sauna, tennis court, hiking, Firepit with Adirondack chairs overlooking large pine and oak trees. Breathe in the fresh air and get ready to relax and decompress. Recently updated cabin with new kitchen and bathroom featuring all the amenities you will need for your getaway. Wood burning stove for those cold days, high ceilings, and lots of natural light. Peaceful cabin perfect for quiet reading and inspiration for painting and writing. House has access to free WiFi, smart TV with Amazon Prime, free HBO and more. Two bedrooms feature queen size beds. The loft space has a comfortable full bed. Located only 2 hours from New York City in thriving Kerhonkson with highly rated restaurants, breathtaking hiking trails, and more. Only 20 minutes from Woodstock and a short ride to skiing at Sawkill and Holiday Mountain Ski & Fun. Only 45 minutes from Resort World Catskills.

House has the essentials. Clean towels and linen provided along with shampoo and body wash.

NO SMOKING allowed

Sorry, NO PETS. I am allergic to both cats and most dogs.

PLEASE NOTE: The pool is open from Memorial Weekend until October 6th.

POOL:
There is a fence around the pool for child safety. Please note that all members of the guest party must sign a pool waiver. Please only turn on the pool heater when in use and remember to shut off the pool heater. For energy conservation purposes, the pool heater may only be operational from 8am to 6pm. We supply 50 gallons of gas for the pool heater weekly. Usage is monitored daily, and you will be informed of overage and how to prepay for additional gas.

BATHROOMS:
The house runs on a septic system. Please dispose of all baby wipes, paper towels sanitary products and food scraps in the garbage instead of in the toilets. The bathroom is equipped with disposable sanitary bags.

PROPERTY CONDITION & DAMAGES:
All damages to the home will result in a cost to replace and/or repair. The tenant must report if any damages are present at the property within two hours of arrival. If there is no report of any damage, the tenant assumes responsibility for damages incurred during the rental period. Furniture, electronics, and artwork are not to be moved. Premises left dirtier than what is considered normal will result in additional cleaning costs.

KEYS:
We provide two sets of keys. Both keys must be returned to the lockbox at the end of your stay.

NO SMOKING:
No Smoking is allowed inside the house. Smoking inside the house results in the loss of the entire Security Deposit. Smoking is permitted outside. There is a $50 charge for leaving cigarette butts on the property.

NOISE:
Please respect the surrounding property owners.

Guest access:
Guests have access to the entire house. Enjoy the in-ground heated salt pool, large deck with lounge chairs and table, tennis court, basketball court, and more. There is a fence around the pool for child safety. Please note all members of the guest party most sign the pool waiver.

Garbage is limited to four bags maximum per stay; for three night stays or less.

Great quiet qetaway
Very clean and comfortable getaway. Perfect for relaxation, especially the sauna. Beautiful trails nearby to explore. Yanna, the owner was accommodating, gave us a good list of places to visit. Unfortunately we had some rain but the fire stove and movies, besides reading was fine for us. I would imagine is even better in summer with that nice big pool on site.

Heavenly Privacy
Beautiful, clean, comfortable, cozy and so easy. Quiet and in the middle of nowhere but ten minute drive to everything! How is that even possible? Communicating with Yanna was great; clear, generous, and flexible - so quick to reply to our questions or needs. We were three friends come together from the far reaches of the country for a wedding. In the mornings, we would roll out of bed, coffee already happening, and pour ourselves into the sauna. Then, all steamy and relaxed, we'd lounge for hours reading, laughing, drinking, talking in the adirondack chairs on the expansive deck surrounded by the lush views of autumn red and gold leaves. And later into the night, feasting indoors or out. Great WiFi - worked a remote video job with ease. Went hiking in gorgeous nearby Minnewaska State Park Preserve and, oh yeah, the wedding was fantastic. The occasional rooster crowing was the only evidence of nearby humans. Exactly what we hoped for. Cozy and easy. We're coming back for pool season next time.

Great Vacation
We met the property manager when we arrived. She was very nice and showed us around the property. The cabin was very clean and ready to go. The pool was also very clean and was very refreshing after our hikes in the near by mountains. The AC kept us cool even though the temperature was near 95 degrees every day we there. I am glad we chose to stay here!

This property is a very sweet little cabin that is in a fantastic location. We went hiking around Lake Minnewaska and then to Westwind Orchard. The sauna was a perfect way to end the day. Super cozy and comfortable.

Nice getaway
We stayed for a week with two kids. The house was a bit tight for space for us but definitely manageable for a week and there’s ample outside space with a very large deck and pool area. Our kids had a lot of fun in the pool and on the tennis court. And at Kelders Farm which is very close. There’s also a decent playground nearby in Warwarsing.

Relaxing Getaway
We had such a nice time at this amazing stay in the country, we wish we could have stayed longer! Loved waking up to nature from sleeping in a cozy bed and having our days consist of the pool, tennis, and sunshine. Hope to return in the future!

Great House and Property
We spent the Memorial Day Weekend in the Catskills and had a great time despite the constant rain and 45 degree weather. Unfortunately we weren't able to use the pool and only played tennis for 20min before it started to rain again. The house is great for a family - and would be even better w/o rain! It's centrally located to everything we wanted to do (Bethel Woods, Rail Explorers in Phoenicia, Storm King, Di Beacon, etc...) and was a comfortable home to relax and enjoy each other's company. We'd highly recommend to others and would return ourselves. Thank you!

Great location, great house.
The house is lovely and cozy and in very good condition. The property is lovely too, though we did not spend time on the deck given the 30-degree temperatures! It was a great base for the hiking and exploring we wanted to do in the area. All of our dealings with the host were easy and pleasant. I would certainly recommend a stay here.

Charming and chic modern cabin
We loved our stay in this lovely, upgraded modern cabin. It was very well appointed and while peaceful and remote, also close enough to fabulous activities and services. Ayanna was the ideal host - responsive and communicative. She attended to lots of details and we can’t wait to come back in every season. Highly recommend this winter “snow globe” experience complete with gorgeous trees, deer and the sweetest indoor pipe stove. Already looking at booking for summer to enjoy the pool and tennis court. Charming cottage in the woods
We just spent a week at Ayanna’s house. The house is very cosy and clean. We enjoyed the private tennis court everyday and relaxed at the pool afterwards in a beautiful setting. We couldn’t have asked for more!

Quiet Cabin in woods
Hello Ayanna! Mike & Deb Hart from S.I., NY. Just back from our terrific week at your secluded cabin. Thank you for being a great host and being so responsive to our questions during our stay. We had a great time, loved the place. Great quiet area, great views from the decks, etc. And we could not imagine a better setup than a pool and tennis court close together and so close to house. Laying in a float when in the pool and looking up makes one feel as if you are in a treehouse. So many nice touches inside the cabin and a great book selection of classics to read or reread. The television had a fine picture quality even if it being a total app tv took a little bit of time getting used to. Did not use A.C. that much but it did do a surprisingly fine job in cooling the whole house. The beds were very comfortable and the kitchen was well stocked with pots/pans and spices etc. Nearby major towns look enticing and would like to check out their taverns and restaurants when NYS totally reopens. Look forward to visiting again

Peaceful Getaway with Privacy & Pool
We had a lovely 2-week stay at this property and found it to be just the right antidote to the hustle and bustle of daily life. Peaceful, private, great pool that my son loved, basketball net, tennis court, morning hikes, evening fire pit. We’ll definitely be going back.

Charming mountain retreat
My boyfriend, his daughter and I had a wonderful stay. The house is charming with a vibrant decor full of fun surprises, well appointed kitchen, good size bedrooms, and very clean. We even enjoyed the books. The location is beautiful and accessible to all that you would want o explore in the Catskills. Our stay was during the winter but it is easy to imagine swimming in the pool and playing tennis in the summer. We look forward to our next visit.
