With the Cheviot Hills in one direction and the three peaks of the Eildon Hills in the other, the Wheel House will be a joy for those looking to take advantage of its picturesque setting and superb sightseeing opportunities.

Pretty cottage with a contemporary twist
On the ground floor, this pretty cottage has been given a contemporary twist with warm neutrals punctuated by fabrics and throws in soothing blues to bring a timeless calm to your holiday stay. French doors open out to a large open garden where you can watch the wanderings of inquisitive wildlife and listen to the gentle twitter of birdsong.

The kitchen has some lovely rustic touches enhanced by fresh tickings and country inspired finishes. A generous dining space seats 8 comfortably. Since the cottage can be let in conjunction with adjoining Mill Cottage, this is a versatile space to get everyone round the table for cosy evening dining and plenty of convivial chat.

The cottage benefits from two en-suite bedrooms - one king size and one twin, both immaculately presented with crisp linens and fresh detailing.

For families, the addition of a separate games room with table tennis and table football will keep all members of the party entertained, particularly on evenings and those wet weather days.

GROUND FLOOR
Sitting room with one two seater and one three seater sofa, flat screen TV and DVD player, French doors leading out to the patio area and garden.

Three steps down to lower hall and kitchen.

Kitchen is fully equipped with electric oven, ceramic hob, fridge, dishwasher, microwave. Dining table with seating for eight. Washing and drying facilities are provided in an external laundry which is shared with two other cottages. A freezer is available for use in an external outbuilding.

Cloakroom with WC and basin.

Lockable inner-connecting door which leads to the adjoining Mill House for parties renting both cottages.

FIRST FLOOR
Bedroom one with fixed 5’ king size bed, side tables, chest of drawers, hanging rail and storage space.

En-suite bathroom with bath with shower over, heated towel rail, basin and WC.

Bedroom two with 3’ twin beds, side tables, wardrobe with drawers.

OUTSIDE
There is a large open garden with outside furniture to the rear of the property which is shared with the adjoining Woodman’s.

There is a shared games room which is available for guest use. This has a table tennis table, football table, Nintendo Wii and a selection of indoor and garden games.

A shared laundry facility has two washing machines and two tumble dryers as well as a Belfast sink.

Secure private storage for outdoor gear and bikes is available on request. Rod rack facilities are provided for fishing parties. A freezer is also available for guest use.

Private parking to the front of the cottage.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS
Two well-behaved dogs are welcome but they must be clean and dry before access into the property and then kept to the ground floor area only. They are not permitted on the furniture or in the bedrooms. There is a charge of £25 per dog.

GUEST AMENITIES
High quality bed linen and luxurious towels are provided for guests along with guest toiletries. A hairdryer is provided in each bedroom.

WI-FI & MOBILE COVERAGE
Wi-Fi is available. Mobile reception is variable on most networks. EE offers the best coverage indoors, otherwise reception improves in the outside courtyard or garden.

HEATING
There is central heating throughout the property.

GUEST PRIVACY
The steading comprises three small cottages in an L shape configuration which all sit in the same ownership and are available for use as holiday lets, either individually or together. The owner's property is immediately adjacent and while they are on hand to help guests with any aspect of their stay, they are completely respectful of their privacy.

Beautiful Borders Stay
Fabulous stay in gorgeous cottage with everything you need. Very helpful, welcoming hosts. Stunning countryside with beautiful walks. Highly recommend Italian Restaurant and book shop/cafe/deli in nearby St Boswells. Furnishings/decoration beautiful although not as depicted in online listing - living room not the bright room we were expecting. Now much darker although still very cosy and comfortable.

Get away from it all in The Borders.
We loved our time here - the owners actually moved us into The Mill House as one of our party was limited for health reasons to staying inside and the living area in that property is bigger. But we looked at both and they are so lovely; you can tell that they have been refurbished with love and feel like proper homes. The setting is absolutely peaceful and all you can hear in the garden is the gurgling of the little stream. We really appreciated the high quality of the bedding etc and found everything we needed in the kitchen. Our dog was also very contented and enjoyed her walks down to the Tweed.The owners couldn't have been more helpful and we look forward to a return visit. Many thanks!

Lovely cottage out of the way from it all.
Well kept property but don’t book if you are expecting to be near to a village. Taxis not cheap and make sure you ask a price before booking. Train journey to Edinburgh from Tweedbank a lovely experience under an hour. Cottage had everything you need and the owners were on hand if you needed any advise.
