You will enjoy Paradise at Kona Makai! Relax by the Kona Makai oceanfront pool. Play some tennis on the free courts. Enjoy the one mile walk along Alii Drive to quaint Kona Town for lunch or head out for a day at the beach or sightseeing. There is a lot to choose from in Paradise.
During your stay, you will be able to enjoy several nearby beaches along Alii Drive. To the north is Honels Beach. To the south is White Sands (Magic Sands) Beach, which is the premier boogie boarding beach in Kona. Kahalu’u (Snorkel Beach) is an additional mile down the road. Here, you can view hundreds of species of tropical fish and swim with giant green sea turtles.
If you would like to learn how to surf, there is also great surfing near Kahalu’u. Surfing lessons are available for beginners.
For scuba divers, some of the best shore dives are located along Alii Drive near White Sands Beach. Several dive boats are also available to take you out for longer dives. Don’t miss the Manta Ray snorkel/scuba charter.
If you enjoy fishing, scores of charter boats are available at Honokohau Marina to take you deep sea fishing.
And…if you just want to sit on the beach, catch some rays, read a book, and listen to the surf, you can do that here too!
Additional activities in and around Kailua-Kona include golf, kayaking, sunset cruises, whale watching, parasailing, jet skiing, hiking, theater, movies, shopping, cultural activities, and restaurants.
Longer drives will take you to Kilauea Volcano, Mauna Kea Observatories, Waipio Valley, Akaka and Umauma Waterfalls, Dolphin Qwest, Botanical Gardens, Black and Green Sand Beaches, Waimea and Parker Ranch, Ancient Hawaiian Fishponds, Hawaiian Petroglyphs, Coffee Farms, the Captain Cook Monument, and Historic Hilo town.
In the evening, end your day in Paradise by cooking your steak or fresh fish at the oceanfront barbecue area by the Kona Makai pool while you watch the famous Hawaiian sunset. The purpose of these Rules and Regulations is to promote the harmonious occupancy of the condominiumapartments and to protect all occupants from annoyance and noisecaused by improper use of the condominiumapartments and also to protect the reputation and desirability thereof by providing maximum enjoyment of thepremises.All Apartment owners, hereinafter referred to as an “owner”, and the persons that an owner is responsible for (as hereinafter defined) shall be bound byproject document (Declaration and Bylaws)and these rules and standards of reasonable conduct whethercovered by these rules or not.An owner is responsible for the actions of an owner’s lessee(s), tenant(s), agent(s), contractor(s), guest(s), and any other invitee(s) of the owner or occupant of an owner’s apartment, all of whom are hereinafter referred to as an owner’s “invitee” or “the person that the owner is responsible for”
I. OCCUPANCY
1.An apartment shall be used only as a residence and shall not be used for business or other purposes.
2.Apartment ownersand their inviteesshall be responsible for the conduct of their guests at all times, ensuring that their behavior is not offensive to any portion of the common elements. Corridors, stairways, and parking areas shall not be used as play areas.
3.When a unit is occupied by invitees, the owner forfeits their rights to the property. This includes, but is not limited to common areas such as the cabana, grills, swimming pool, exercise room, weight room and car wash
4.No pets of any kind, including dogs, cats, birds, rabbits, fish, reptiles, or any other animal shall be allowed or kept in any part of the project. An owner or tenant, who has a pet in the apartment and has the written prior approval of the Board as of September 2015, shall immediately register the pet with the Manager and shall not be subject to this prohibition, but shall be entitled to keep the pet. Any pet allowed to be kept at the project under the above exception shall not be kept, bred or used for any commercial purpose nor allowed on any common element except in transit or on a leash. Any such pet causing a nuisance or unreasonable disturbance to any other occupant shall be permanently removed upon notice given by the Board of Directors or Managing Agent, and may not bereplace.
5.Kona Makai does not allow pets. A certified, trained,or licensed service animalhas a right to be on the property and in a unit as described in Hawaii State and Federal law (HUD). In order to avoid confusion with the “no pets” policy, it is preferable that the service animal wear a service animal vest or tag to show that it is a certified service animal.
6.Emotional Support Animal (ESA) owners musttake note of the proper documentation needed and currentfederal, state, and local laws. We ask thatanyone with an ESA identify the animal with management before entering the property.Anyone with an ESA will be asked to present a letter from your health care provider. TheESA verifier should be able to demonstrate personal knowledge of the owner of theanimal and their disability or condition that justifies their need for this animal.If more than one animal is to be considered for ESA acceptance, the verifiable ESA letter must explain the need for more than one animal. Non-verifiable ESA letters are not acceptable. In cases that an ESA letter is not verifiable the animal will be considered in violation of Kona Makai’s House Rules. Full time residents and long-term renters must fill out the paperwork available Kona Makai owner’s website. Long-term renters must access the paperwork through the unit owner.
7.Any animal brought on the property must comply with the house rules. When in common areas, the animal must be on a leash, harness or tether and be under control of the handler. No animals are allowed in the landscaping on or off a leash. The animal must be house broken, and the handler must take care of any waste properly and immediately. If rules are broken such as noise,
54.No inoperable vehicles may be parked/stored in the parking areas. Should a vehicle become inoperable it must be removed or repaired within 10 days or it may be towed at the owner’s expense.
5.No vehiclesmay be parked or left unattended except in designated parking stalls.6.Contractors, repair workers, house cleaners, and guests of renters/owners should unload material, supplies and equipment at the turnaround or along the curb close to buildings 4 and 5. Vehicles will be turned-off during unloading to reduce noise and exhaust into the apartments. Vehicles shall then be moved and parked in the area along the mauka wall alongAli’i Drive.
7.All vehicles shall be centered in parking spaces to prevent crowding of adjacent spaces and blocking ofpassages.
8.Violators of parking regulations will be subject to having their cars towed away at their own expense. If theviolator is a lessee, renter or guest of an owner, the owner or agent shall be held responsible for the payment ofthe towing charge.
9.Owners may wash, clean and polish vehiclesonly in areas designated by the Board of Directors. Owners shall cleanthe area thoroughly before leaving.
10.Only minor vehicle repairs are allowed. Thisincludes changing a tire,a battery, or replacing windshield wipers. Vehicle engine repairs or other extensive repairs of a motor vehicle, boat, surfboard, or other equipment shall not be permitted. Areas must be cleaned any allowed repairs. Unit owners will be held responsible for any damage to the parking lot.
11.Motor scooters are to be parked in designated spots for motor scooters under the center of the tennis courts. Motorcycles are to be parked in designated motorcycle spaces only, under the center of the tennis courts. Motorcycles are not to be started under the tennis courts or the area in between the tennis courts.
12.Bicycles are to be stored in the bicycle cage underneath the tennis courts or inside the owner’s condo. Bicycles are not to be stored on lanais. All bicyclesmust be registered with the Manager and have a Hawaii County registration. Kona Makai Association, Board, and Staff are notresponsible for any damage or disappearance of stored bicycles. Only bicycles can be stored in the bicycle cage.
13.Boats, canoes or surfboards, may not be stored on the common elementsor Lanai Paddleboardsand kayaks can only be stored in the designated storage area (the Kayak/Stand Up Paddle Board Storage policy can be viewed on the website)or inside units, not on lanais.
14.All stored/covered vehicles parked longer than one month must be registered with the Manager and must beparked in the first and second rows under the tennis courts nearest Ali’i Drive. A car key and a copy of the car registration mustbeturned into the office.Owners who rent out their units must store your vehicle on the back wall.
15.Renters and invitees are not allowed to store vehiclesor bicycleson the property when not in residence.
16.Vehiclesthat are waiting at a curb or in the turnaround shall turn theirengines off to reduce noise and exhaust to apartments.
17.Any vehicle deemed excessively loud must follow the quiet hours rules.V.
NOISE
1.Quiet Hours are from 9:00 pm to 8:00 am . Each occupant is to avoid excessive noise of any type at any time and is to consider the welfare of other residents at all times..
