Northeast Florida Retreat

Book both our front house and back cottage house for your entire family! Our cozy Riverside bungalow is an excellent example of what the River District was like in its heyday. Beautifully updated baths and a kitchen with a large breakfast bar. The large front porch with 10' ceilings makes for a great morning cup of coffee. Stroll through the charming tree-lined streets of historic Riverside & Avondale for fabulous dining, antique shopping, fun bars and trendy boutiques.

Available when needed.

The Cummer Museum of Art & Gardens, which features artwork by artists like Norman Rockwell and Winslow Homer, is located in upscale Riverside. Local artwork, live music, and food trucks are available at the Riverside Arts Market on Saturdays. The unique Five Points neighborhood is home to a mix of hip restaurants, gastropubs, fashionable bars, and speciality coffee shops. Memorial Park offers tree-lined pathways along its waterfront.

You will have access to the main home and a back house unit.

Our Riverside abode sleeps 10!!! Full kitchen (fridge w/freezer, microwave, dishes, silverware, and coffee maker), towels, sheets, etc. Wifi is included with a flat screen TV. Some of the amenities we have include. Full access to the front house on the property and back house on the property for your entire family.

★ COVID-19 SANITIZATION ★
Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

We charge a pet fee of $100 per reservation for 2 pets maximum.

*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50

1-2 hr early arrival/late departure: $100

2-3 hr early arrival/late departure: $200

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. Thank you for your understanding.

● No cats allowed.
● No garage access.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine to cover additional cleaning costs.
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.
