Parties, loud music, sounds or other disturbances are strictly prohibited and will result in immediate cancellation with no refund. Our neighbors are full-time residence and while they are respectful of common renters, a party will be reported immediately. QUIET HOURS are between 10pm-7am.

ABSOLUTELY no smoking/vaping inside or outside the home.

This is part of an HOA community and you will have access to the community amenities such as pool, hot tub and tennis courts. We can't guarantee their availability and operation during your stay.

Oversized vehicles like Campers, RVs and high clearance vans/trucks would not be able to park in the garage structure.

*All rentals with 30+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

Please see important information below as it contains additional information that is required from you:

Property Access: Renters must fill out HOA's required forms for registering vehicle, gate access and keyfob (there are fees for move-in, move-out and keyfobs). With the paperwork filled out in advance, renters will be able to walk in office and be handed their personal keyfobs, which will be used for access to all facilities, including community gate. Office will also list renter's name on the intercom for deliveries or visitors. These will be deleted upon their checkout. The intercom will be connected to the renter's mobile phone.

The HOA requires the following documents to be shared with every renter:
- Welcome Packet (that all residents must fill out before coming in, so HOA will prepare a fob for each resident, add name to door gate, add access gate info and also remove upon departure)
- The New Tenant Instructions. There is a $200 move-in cost and a $200 move-out cost (non-refundable) that must be paid by the renter to the HOA for any move-in as well as $50 for the fob. Owner will cover the $500 deposit (refundable) to the HOA for the entire year. These charges are on-par with all high and mid-rise buildings in this area in order to cover admin costs, security and damage in moving in or out (whether bringing furniture or not).

By booking this home you agree to the rules and conditions denoted below. Should there be a conflict between the Airbnb Terms and Conditions, and those listed herein, then the terms most favorable to us as the Host shall take effect.

RENTAL TERMS AND CONDITIONS
Definitions:
"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
- Please respect check-in and checkout times. Check-in: 12pm-6pm. Checkout: 11am
- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
- The maximum occupancy for the property may not be exceeded at any time.
- Host may request a photocopy of the renter's ID for verification before check-in.
- All rentals with 30+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
- This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
- Maintenance/Vendors schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. Guests should understand that such vendors must be able to access the home as well as service the property so we request that our maintenance teams are not turned away if they should overlap your stay.
- Absolutely no parties or loud music.
- This is a NON-SMOKING property.
- NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
