"This was an instant book so my credit card was charged immediately. I messaged the owner, as instructed by VRBO, for check in information. No response. I chatted with VRBO, they made an attempt to contact him, no luck. The phone number provided for the owner was not a working number. We were not able to check in. I read similar reviews but couldn’t believe VRBO would allow this property to remain if they were true. Trust the reviews! In the end, VRBO assisted me with a refund. "

Escape to Little Oak Farm, a peaceful retreat in Fall River, KS.

Best stay close to home

"We plan mini 3 and 4 vacay travels close to home due to aging parents and this is the best stay we have ever had! We fished, walked, laughed, relaxed, cooked, and watched movies. The atmosphere was nothing short of breathtaking & the amenities were amazing. Clean, well maintained, and beautifully devorayed. Literally 5 plus star rating! We will be back!"

Week of Valentine’s Day

"The kids and I stayed here for the week of Valentine’s Day and it was a great stay. Clean..nice and comfortable. The only thing I didn’t notice was WiFi but that ain’t no deal breaker. It was a great stay. Definitely recommend and would stay again."

Do not book!
