In the heart of Salthouse village, with incredible views across the marshes to the sand dunes and sea, Barn Cottage provides stylish and spacious accommodation for couples, groups of friends and multi-generational families, looking for a gorgeous get away all year round. This bright and sunny bolthole is on the coast road and is a super-short stroll to The Dun Cow gastro pub, the Village Stores, Cookies Crab Shop for seafood specials or fish and chips from Mac's Plaice.

Every room at the front of the house boasts lovely open views to the coast while the back of the cottage has a lawned area and sunny patio with garden furniture for al fresco dining on warmer evenings, and an Arctic Hut for cosy, outdoor cooking and relaxing on snugly deerskin during the winter months. The entrance door leads into a spacious open-plan, well-equipped kitchen/dining room, again with those sensational views, which is the hub of the house. Tastefully decorated with a large dining table and an inviting sitting room with a wood burning stove and comfy sofas, this house really does have it all. A sunny conservatory with corner sofa and double-doors gives access to the enclosed garden - perfect for children and dogs to play safely, while parents relax. There are three bedrooms in the house (one super-king, and two kings) each with their own televisions, and two bathrooms.

Barn Cottage is a lovely bolt hole to escape to at any time of the year and Salthouse is an idyllic destination offering the beach only a ten minute walk away, a fantastic local pub and shop, also within walking distance, and for wildlife enthusiasts the Norfolk Wildlife Trust Visitor Centre is just down the road at Cley Marshes. You are spoilt for choice for coastal villages and beaches in either direction.

A superb cottage overlooking the salt marshes
We had a lovely stay in this little high spec gem. Despite the coast road running at the front of the house, it's very quiet, and offers wonderful views over the salt marshes. The house was spotless, and we loved the big kitchen and AGA. Please note that firewood and BBQ charcoal are only provided upfront during the winter months (we did not know this beforehand).

Perfect home and location for a break
This is a fabulous property situated in a very desirable area and although on a main road there is very little noise or disturbance from the traffic. The house is beautifully furnished and extremely comfortable and a real home from home. One thing to consider is that the second bathroom is downstairs just off the living area so all 3 bedrooms would probably use the upstairs bathroom by default. Not a problem for a family but mixed couples may want to think about this. The kitchen is well equipped and all appliances are high end with all instruction booklets to hand (handy for the Aga!). Garden is lovely and very secluded and felt very safe to let the dog out into. The owners obviously take pride in the property and therefore doesn't feel like a sterile holiday let. Location is great with a lovely pub 3 minutes walk which serves excellent food. Would thoroughly recommend this house and would definitely return.

Beautiful cottage in a wonderful location
The cottage was wonderful and in the most brilliant location . Everything was of a great standard with the most comfortable beds, amazing bathroom and wonderful views from the cottage. The garden was perfect for children. A few little things let it down . The dishwasher didn’t work, there wasn’t a stair gate and the high chair was not safe for small children as no harness

Sunny weekend in Norfolk
Barn Cottage is a beautiful cottage in an ideal location for walking and access to local beaches (with a short drive to the more popular ones). It is clean, comfortable and spacious for six adults, with a relaxing, cosy layout, albeit with some low ceilings in places for taller members of our group. The Aga was a challenge as a novice, despite instructions in the manual, however this was negated by the combination microwave oven providing the quick cooking temperatures we are used to; a simple step by step guide to use both ovens would be useful to speed up the familiarity of each appliance There is no service for mobile phones, (digital detox!) however WhatsApp worked well and the Wi-Fi provided good service. Returning home feeling chilled, we are considering another weekend at Barn Cottage later in the year!!

Beautiful cottage
10/10 would recommend this beautiful barn cottage to stay, as 6 adults there was plenty of room, beds were very comfy, kitchen full of appliances, washer & dryer very handy! You wouldn’t know dogs were aloud, very clean & tidy! If I was being fussy I would advise the cleaners to add attention to detail on the bathrooms, the power shower was nocking off previous build up of ‘shower gel residue/grime’ this could easily be resolved

Disappointed.
We were disappointed in Barn Cottage. It was another example of accommodation not being prepared correctly for guests (the third time in a row in Norfolk for us). We notified Norfolk Hideaways that we would arrive a day late so there was plenty of time for the house to be prepared. But on arrival, after a five hour drive, we found the lights fused, no heating upstairs, the fireplace unmade, no logs or kindling and a strong smell of cooking. The real drama came later when our daughter let out her bathwater upstairs and it all came flooding through the ceiling downstairs. We had to hurriedly put the plug back in and after NH called an emergency plumber for the next day, we found we couldn't use the bath for the rest of the stay as it was too big a job to fix. If we hadn't been downstairs at the time, and the full bath was emptied, the downstairs would have been unusable and the ceiling may even have come down because the waste pipe had come loose under the bath. How could this possibly not have been spotted before? While he was at the property we asked the plumber to look at the towel rails in both bathrooms, which were not working. He said someone had 'had a go at them' and broken them, so again, why wasn't this checked before arrival? The cottage is well equipped but clearly furnished by a man - TVs in every room but no hanging space, few mirrors, no pictures and bare light bulbs. The heating was modern but had a life of its own, and the kitchen tap only provides lukewarm water (even if you want cold water!). We left a day early. Nice location but wouldn't return.

Fabulous accommodation but with some issues
This lovely cottage is perfectly situated, just a five minute walk from the pub and village shop, with nice views over the marshland The rooms are well proportioned both upstairs and downstairs. It boasts an Aga in the kitchen and a wood burner in the spacious living room, making it very cosy. It also has a fun grill "hut" in the garden. There are a number of maintenance issues that need addressing including a leak in the conservatory, hot water not readily available in the kitchen and it can come out randomly from the hot or cold taps, but more often than not from neither. The biggest issue is the lack of a temperature control in the shower. It is like going back in time, when one minute the water is freezing cold and the next it is scaldingly hot, which is not good for the person in the shower or the liability insurance policy! The bed in the master bedroom is also very very squeaky and a passion killer! Get these problems fixed and Barn Cottage will be a fabulous place to stay,

Great house spoilt by water issues
Barn Cottage is an appealing , comfortable property with a good garden for dogs. During our stay, and for another guest as recorded in the guest book, the water fluctuated between unbearably hot and very cold meaning that showering was difficult, especially hairwashing. It proved impossible to fill the centrepiece bath with warm water because it kept running cold. Sometimes the kitchen cold tap delivered hot water leaving us wondering if it was safe to drink.

Lovely with a few tiny quirks.
Lovely stay at Barn Cottage. Perfect position right on the coast road, but no obtrusive traffic noise. Ideal for dog walking and spotting birds across the marshes. The cottage is warm and cosy, was beautifully clean and kitchen is very well equipped. The beds are just the most comfortable ever. Never wanted to get up! We didn't have any problems with the hot water from sink taps but was a bit unpredictable which tap or position to get it best from! The shower was just lovely. Fantastic to have a downstairs loo too. Find out how to use an Aga if you don't already know too! Whilst not intended to be a criticism, there are some low doorways that could be problematic to heads! Even a subtle different colour painted strip might draw the attention for the unwary. Also several steps might present problems for the elderly or unsteady. The huge sofa in the lounge was wonderfully comfy and cosy but for tall people, tricky to get up from. These things are tiny little points which certainly didn't spoil our stay. We loved it.

Cleanliness not a priority, never mind ‘enhanced’. Property itself is ‘style over substance!
Difficult to find driveway when arriving in the dark - no lights General grubbiness, had to clean surfaces ourselves and wash pots, cutlery and pans before use.Rusty implements Old rancid looking diffusers spread around the house. Cobwebs in multiple places. Fire place unmade. Black Damp patches in what was advertised as a conservatory but in reality was a glorified boot room, with a tumble dryer in the corner. We wouldn’t even leave coats in there. Outside ‘Artic Hut’ had not been cleaned, ashes from previous fires remained, grills unwashed, wax from candles on every surface. No bath mats for either tiled floor in bathroom/shower room All in all the most disappointing cottage ever stayed in. Norfolk Hideaways did send a handyman to sort out a heating problem and dishwasher salt and rinse aid to add to the neglected dishwasher. They also offered to send cleaners in whilst we were there, which was not practical, especially in COVID related times to have them in whilst we were present with two young children. Besides, to rectify all the above would have taken hours, as obviously cleanliness is not part of their routine! I can honestly say the property was left much cleaner when we left than when we arrived as we ourselves cleaned up and disappointingly had to avoid using the Artic Hut and conservatory. Final comment would be that not is at it seems in the description, looks good but practically falls short and overall we would not advise using Norfolk Hideaways nor Poppyland Cleaning Company.

Lovely house
The house is absolutely lovely and spacious with a minimal feel which we loved. It is obviously an older house but decorated to a high standard. We loved the absence of clutter and 'dustables' which helped to create a very relaxing environment. The views out the front of the house are stunning, with the sea maybe about a 8-10 minute walk? There is a wood burning fireplace which was great to use on a rainy evening. Fell in love with the electric AGA and the kitchen in general is big, which allowed us to have fun cooking. We found all the utensils and necessary pans - we just had to buy the ingredients. At night the house was so quiet even though the house does sit on the Coastal Road. Within a 5 minute walk is a lovely little shop with excellent coffee and baked goodies (and very well stocked with essentials), the Dun Cow - a lovely gastro pub, and a crab shop. The only minor suggestion I would make is to have better instructions on the heating, which is controlled digitally. We kept getting error messages and ended up having some very cold nights. Other than that, I would highly recommend this property if you want a nice quiet and relaxing stay in a beautiful home.

Beautiful location
The cottage is lovely, well decorated and homely. If you are looking to book Barn Cottage, please bear in mind there are a lot of steps up and down within the cottage and when entering the property through the gate which somebody with poor mobility would find difficult. The cottage is in a beautiful location right next to a wonderful seafood shop, deli and the amazing pub The Dun Cow which you must book in advance as we only managed to get in twice over the whole week

Lovely house and location…but needs some TLC in places.
There are a few comments I would make that would need to be resolved for us to book the same property (for c£1600 a week)…but we loved the village! On the whole the house is nice, but the points below detracted from our overall experience. - The main gate catch needs repairing. Having young kids and dogs…this should latch more easily. We kept having to go out and ensure it was shut securely. - The patio area was overgrown with plant weeds, for £1600 a week…I’d expect this to be done - Locking the door to the conservatory took 4 adults at times, getting the positioning just right to catch the lock; it needs fixing - We had almost zero cold water in the kitchen; both taps in the sink ran hot or warm. We ended up having to buy 20 bottles of water for drinking - No decent glasses, just wine glasses and couple of small glasses - WIFI: for a house of 6 people and thick walls, this property needs WiFi boosters dotted around. We found in the evening only couple of people could use wifi as bandwidth so poor. This has been solved in many cottages we have stayed in with simple WiFi boosters. - Master bedroom bed (door side): this side makes awful noises when getting into bed and continues all night. I felt it was broken, not great…so one of us slept on sofa instead. It’s a lovely property but needs some TLC to add the extra little touches that demand such a price. Next time, we’d probably want the house a few doors along that looks higher spec.

Barn Cottage
This property is in a superb location with views over the marshes. A path from just opposite the property takes you onto the pebble beach 10 minute walk. Good village store a short walk down the road. Pub plus small cafe serving brilliant crab salads also near this. This is a quiet location ideal for a relaxing holiday.

A welcome back to Norfolk
What a treat to be able to return to Norfolk and this cottage did not disappoint- so comfortable, beautiful views and a great location for wonderful walks, places to visit and amazing food We loved the Swiss chalet in the garden too So good we have already rebooked fur next year
