A stylish single storey barn conversion in the pretty, rural location of Langham. Only a few minutes' drive to the coast, and just a short walk to a village pub serving great food. Nestled into the southern side of North Norfolk's chalk ridge, Apple Tree Barn is sheltered from the wind and enjoys a lovely sunny aspect.

This single storey semi-detached barn has great style; in a very relaxed and comfortable way.The artistic owner has applied their creative flair and used a mix of vintage furniture and furnishings to compliment the many interesting and varied artworks (including some of the owner's own) that are dotted throughout the barn. You will be kept as warm as toast in cooler months with underfloor air source heating and a large wood burning stove, when you might feel very tempted to just stay put and listen to music on the speaker, read a book or just watch your favourite programmes on the Smart television. In the summer, you can relax in the secluded and secure cottage garden that is adjacent to the owner's gloriously abundant orchard with a greengage plum tree - with the owner's permission you are welcome to enjoy the delicious fruit when in season. The well-equipped kitchen has plenty of a space for a dining area too, and the attractive sitting room has ample comfortable seating. Both double bedrooms have doors that lead out into the garden, as well as their own bathrooms.

Apple Tree Barn is a super spot for a romantic getaway, so especially suitable for couples, but also friends or a small family (high chair and stair gate are provided) looking for a peaceful location. The local area has plenty of things to see and do. There are several gastro pubs and restaurants close by, including The Anchor gastro pub and Morston Hall for fine dining.

Additional Information
Two well-behaved dogs are welcome (small additional charge).
A stair gate is available at the property on request which will fit on the sitting room and bedroom doors. It does not fit the stairs.
For any bookings of 14 nights or more, there will be a mid-stay clean and a change of linens.
There is no starter pack (tea, coffee, sugar and milk) or welcome hamper provided at this property.

A lovely, relaxing rural retreat
Apple Tree Barn was perfect for us, set nicely adjacent to the owners property and surrounded by Orchard . Inside was comfortable and a little eclectic , perfect for us , everything was catered for and we loved sitting outside on the patio on provided furniture. The sitting area outside was just outside our bedroom and a lovely ,peaceful spot. Lovely local Jam, Apple juice and Chocolate made a thoughtful welcome gift. We loved the rural setting and would certainly book again

Charming Cottage in a lovely setting
We enjoyed a brilliant holiday in the cottage which was well furnished with some beautiful pieces of art and furniture. It was in a tranquil setting within easy reach of the coast and beautiful Norfolk villages. The Bluebell Pub was within walking distance and excellent for dining out. It was generously stocked with household chemicals. The only issue was the wi-fi. There was a warning that wi-fi was intermittent but as it comprised a plug-in booster shared through the mains with the owners next door. It was not sufficiently strong to link to any of our devices. It would be better to say there is no wi-fi thus enabling visitors to plan, instead of raising expectations that aren't met. A great shame as this is an excellent place to stay.

Peaceful cottage in rural surroundings
Appleyard cottage was spacious and well furnished accommodation. We had everything we needed and found the beds very comfortable.The cottage is close to the coast,good pubs and restaurants. Birdwatching and stargazing are on the doorstep.

BEST PLACE EVER TO TAKE YOUR DOG
A great dog friendly garden we were able to completely relax and not worry about the dog getting out, think this is the first every cottage we have ever stayed in where this has been the case and we thank the owners of Apple Tree Barn. Beautiful peaceful and quiet location. Many Thanks.

Disappointed
A very nice cottage in a lovely village but! 1. The sink had not been cleaned. 2. The dishwasher had been unplugged, pulled out into the room and was in a discussing state. 3. Some of the cutlery was filthy. 4. There was cobwebs in the lounge. 5. In the bathroom there was used makeup pads behind a picture that was sitting on the ledge. Whilst Norfolk Hideaways reacted to these problems,we where amazed to find out that the owner lives next door! Apart from a short note, they never made any contact with us, not very good customer care. 6. There is a shortage of crockery and glasses, ie not four of everything. As I stated in the beginning a nice cottage in a lovely part of the county. Thank you Sam, we will return!

A very relaxing week in a warm and comfortable Barn conversion.
We found Norfolk Hideaways' website really informative - good photos, floorplan (really useful), a written description of the property with a list of all the facilities, plus local info. Very easy to book your stay, site shows availability and calculates price instantly. They remind you when the balance is due and how to pay. Communication was excellent, when we went to the Barn, the dishwasher was broken (not a problem) and they e-mailed to let us know. Appletree Barn itself was absolutely charming, refurbished to a good quality but made totally individual by the Owners' furnishings. There are fascinating works of art, and artefacts in every room and the furniture was antique wood - no plastic units or granite worktops here. This gave the whole barn a really homely feel, it was warm and heaters were available if you weren't warm enough. The garden was a good size, lots of grass with a patio surrounding the bedrooms, ideal for my young dog to run around. Location was good for exploring the north Norfolk coast and beaches, very peaceful at night, delightful church bells chiming each hour. We didn't realise (our fault) that there is nothing in the village except one pub, which serves good food, however, big supermarkets are available in Fakenham, and Holt is nearby for fish & chips and chinese takeaway. Everything was supplied in the Barn, with thoughtful touches like a welcome present of homemade jam, juice and coffee and a bowl of water ready for the dog. We thoroughly enjoyed our week there and I would definitely recommend this property for a lovely relaxing break.

Charming and relaxed place to stay while touring Norfolk Coast with our dogs
My husband and I (and our dogs) are regular visitors to UK self-catering properties and particularly to Norfolk, but this was our first booking through Norfolk Hideaways. Our experience of NH customer service was excellent. The booking process and communications prior to our arrival were very good. The property details on the website accurately reflect the barn, which is relaxed and comfortable, clean but not antiseptic! As other reviewers have indicated, the property itself is charming and relaxed and the surroundings very rural. Our dogs were very interested in the neighbours – a rooster and his hareem of hens along with a gaggle of geese! We can attest to the fact that the garden is fully enclosed so that our dogs were unable to explore outside, which gave us (and the local wildlife) peace of mind! It is useful to see the floorplan and details of the layout on the NH website, the only suggested changes to the description would be to let people know that it is some distance from the parking spaces to the house itself. Having to carry suitcases and other accoutrements along a rustic path and through two gates to reach the property itself was a bit of surprise! In summary Apple Tree Barn is cosy accommodation, great for families with dogs and located a peaceful location yet within an easy drive of local beaches – Holkham and Brancaster are good open sandy beaches - as well as visits to market towns such as Holt and Burnham Market.

Our second visit to this lovely property a real home from home, very comfortable with woodworking stove and lots of books and artwork to enjoy. Great location close to beautiful beaches and small towns of North Norfolk coast. We had very relaxing stay with everything we needed.

An enjoyable holiday
A pleasant location and in an orchard environment. The whole experience was good and the cottage/barn was an unusual layout - with much of the décor in keeping with the surroundings. Good to wake up and see trees and geese and chickens. The local hostelry was very pleasing and the staff very friendly. What a wonderful large church for such a small community. Not very far to fetch food and to walk along the coast. Very enjoyable.

A little slice of North Norfolk Heaven
We loved our stay at Apple Tree Barn. The property is comfortable, well proportioned and incredibly quirky! Don't expect mod cons rather buckets of charm and character. Both bedrooms are of good size and the views out over the garden and adjoining orchard are beautiful. The garden is of good size and accommodated our two dogs nicely. A couple of garden loungers would have been lovely but a blanket was just as comfortable! Also the stair gate between the kitchen and the remainder of the property was very helpful when the dogs came home wet and sandy. The local pub The Blue Bell was a short walk away and served up tasty food. Wells and Holt are within easy reach as are the sandy or shingle beaches along the coast. The Little Diary Shop only a 10 min drive in Binham is worth the visit as is The Carpenters Arms in Wighton.

Great location and friendly owners.
We had a lovely week and had many lovely walks from Wells to Holkham with the dog. The cottage was very comfortable but needs a bit of TLC (one sofa bit smelly). Garden was good for the dog and had a lovely fruit tree and fantastic lavenders. The cockerel woke us up every morning before 5am. We are early birds so was not too much of a problem but might bother others. Nice friendly pub a couple of minutes walk away. Bed was lovely clean and comfortable and a nice deep bath. Owners were very friendly and helpful.

Lovely comfortable property and safe garden for children and dogs.
The property and garden were very good. However the parking and access to the property was certainly difficult for us (all in our 70's) for carrying luggage and shopping ext backwards and forwards and one of our party has mobility difficulties. I feel that this should be made clear at the time of booking. It was also not very good if returning after dark. It would also have been nice to have some comfortable seating in the garden as we were carrying our own chairs backwards and forwards from the cars. I would certainly recommend this property to others but not without telling them about the above.

Lovely barn I’d a fab location.
A lovely spacious character barn in a great location with a large very secure garden which out dogs loved. Nice patio areas to relax in sun or shade. Unfortunately the TV freesat did not work despite operating instructions from the owner, Norfolk Hideaways were great in sorting this out after the weekend. The kitchen equipment, crockery, utensils etc. Could do with sorting and replacing as it’s had it’s day I’m afraid and some of the furniture is a bit tired. We had a lovely holiday though and will definitely be back to Norfolk.

Holiday
Good location close to wells and holkham. The weather was good very quiet location enjoyed the barn conversion and garden. The local area dog friendly. Blue bell pub welcoming to us all .the barn conversion could do with some updating .we was no TV for a few days after a lovely day we needed some to watch for a while on returning and before bed .the TV was out of date and would only work after two work men came out on separate days .not what you expect to have to deal with when on holiday when it did work it was on iplayer only playing BBC. We had a great holiday in Norfolk and will be back but not to the barn
