If you are looking for a luxurious and well-appointed home to share some time away with family just over an hour from the centre of Adelaide, then Tirowai is what you are looking for!
PLEASE NOTE THIS IS NOT A PARTY HOUSE. OUR HOME IS SITUATED IN A QUIET RESIDENTIAL AREA WITH CLOSE PROXIMITY TO NEIGHBOURS.
Apologies but we will not rent our home to groups of young people under the age of 25.

Proudly located on Ngarrindjeri land and as seen on Selling Houses Australia, Tirowai is our little piece of waterfront paradise. Our seven bedroom contemporary home is perfect for two or even three families. We guarantee the only time you'll see the kids is when there are hungry!
Our gorgeous 400 square meter home was renovated in 2017 by Shaynna, Charlie and Andrew from Selling Houses Australia and we would love to share it with you.
The lovely kitchen has a huge island bench perfect for leaning on with a glass of bubbles in hand. The kitchen overlooks a spacious dining and living space with stunning northerly views out over the water. You'll find everything you need in our fully equipped kitchen and butler's pantry to ensure your stay is hassle-free including a Nespresso coffee machine (BYO pods). Just bring your food and wine!
The north facing terrace area is well set up for you to continue to enjoy your nibbles and drinks as you watch the kids having a ball on the stand up paddle boards and kayaks we provide. There's even a BBQ so you can get the husbands to sort dinner!
Down towards the water's edge you'll find a fire pit perfect a marshmallow marathon on cooler nights (BYO firewood), a large area of flat grass for the kids to play and don't forget the private jetty to fish and jump off.
Downstairs there are two bedrooms - one with a with a set of bunks (Bedroom 5) and the other with a Queen bed (Bedroom 6). A small but perfectly formed bathroom under the stairs services these rooms.
Upstairs is another living area that we've set up with the kids firmly in mind. Comfy sofas, bean bags, a huge TV, loads of DVDs and fun board games will provide a haven for them (and some quiet time for you) after a long, fun-filled day out on the water.
There are five more bedrooms on this level including an enormous Master with private balcony and beautiful views over the water. A King bed and massive ensuite with spa bath combine to ensure this will be the bedroom all the adults will fight over. 'Rock, Paper, Scissors' anyone?
Two bedrooms have a set of bunks and trundle bed in each and in Bedroom 4 you'll find a Queen sized bed. A small study on this level with a double sofa bed offers an additional seventh bedroom option. There is a full family bathroom for these rooms complete with laundry chute! Every kid's dream! We suspect you'll have no problem getting the dirty clothes to the laundry on this trip!
Guests are required to bring their own linen for their stay. This includes bedsheets, pillowcases, bath and hand towels and tea towels. All pillows, duvet and duvet covers are provided. If you need to hire Linen, you could contact Victor Linen via their website.
In the massive garage you'll find everything you need to enjoy our breathtaking waterfront location... paddle boards, kayaks and of course life jackets. There's even a table tennis table AND pool table!!! You name it, we have it! An extra double door fridge/freezer situated in the garage provides extra storage for your food and drink also.
The free wifi we provide will enable you to endlessly taunt those unlucky enough not to be there with you via Facebook and Instagram with fabulous pictures of your Hindmarsh Island holiday. .
If you ever decide to want to leave the house, you'll find plenty to entertain you in the surrounding area. The beautiful township of Goolwa is five minutes drive away back over the bridge. Here you'll find cafes, restaurants, pubs, bakeries and retail shops including Woolworths. Every first and third Sunday of the month there is a Farmer's Market on the Goolwa foreshore where you can purchase locally produced items. Catch the Cockle Train to Victor Harbor and back again or head to Currency Creek for a spot of wine tasting. You could also explore the Coorong and the Murray River mouth. So much to see and do if you can bear to leave our waterfront paradise!

We also have a portacot, high chair (2) and three inflatable mattresses (2 single and one queen) if required. These can be found in the large upstairs storage cupboard adjacent to the living room.
We know you will have a ball at Tirowai and we're pretty sure your first trip here won't be your last!
PLEASE NOTE:
RATES - Our standard rate is for twelve guests and is applied even if guests numbers are less than twelve people.
PRIMARY RENTER - The minimum age of the primary renter must be 25+.
NO SMOKING - Our home is completely non-smoking and this includes all outside areas of the property including the jetty. If any evidence of smoking is found after a stay, guests will be charged a $50.00 clean up fee.
BBQ - Please clean the BBQ thoroughly if you used it during your stay. Failure to do so before you leave will incur an additional $50.00 cleaning fee.
USE OF WATER TOYS - Enjoy them safely, supervise any children and please be aware they are to be used at your own risk.
ACCESS TO THE WATER - Please note there is direct access from the house to the water. Children must be carefully supervised during your stay at our home.
SECURITY - For additional security, Video Surveillance cameras monitor the exterior of our home. Please do not interfere with the cameras in any way. Failure to comply will result in immediate eviction.
DAMAGE - Given our home is heavily booked, often with little time between groups, any damage (accidental or otherwise) to fixtures or fittings or other items will need to be repaired quickly and ALL associated costs will be met by the guests.
NEIGHBOURS - Hindmarsh Island Marina is a quiet, laid back community where every lives in close proximity to one another. Many of our neighbours are permanent residents. Consequently guests are required to be thoughtful and considerate at all times. Excessive noise/music and/or inappropriate behaviour and language will not be tolerated under any circumstances.
PARKING - Please also be mindful of where you park your cars. Our street is narrow so take care not to block or inconvenience any of our neighbours with your vehicles during your stay. It is not permitted to park vehicles on the side of the road. There is sufficient parking on our driveway/property for 4-5 vehicles. DO NOT EXCEED THIS NUMBER.
PETS - Unfortunately we are UNABLE to accommodate pets at our property.
We will not hesitate to evict groups who do not comply with these requirements.

Home Away Guest Payment Terms
The guest pays a booking deposit equal to 50% of the total booking amount once the owner accepts the booking request, and pays the remaining balance 28 days prior to arrival. The guest pays 100% of the booking amount if their booking request date is within this 28 day period.
Cancellation Policy
Firm
Bookings cancelled at least 60 days before the start of stay will receive 100% refund
Bookings cancelled at least 30 days before the start of stay will receive a 50% refund.
