We have completely renovated and updated this house to be a prime vacation house in Palmetto Dunes. For 2025, we are redoing the great room furniture with all new couches and will be redoing the upstairs bathroom over the first floor master.
Two new bathrooms on first floor! Changed house from a 3.5 Bath to a 4 Full Bathroom house! The first floor 1/2 bathroom was converted to a full bathroom with a tub. The master bathroom on first floor was completely renovated with a huge new shower!
New outside hot tub installed in early 2024.

All 2025 booking will require review and acceptance of lease agreement.
Why stay at 98 Mooring Buoy?
1. No waiting in line at the rental agency office! Keypad access to house!
2. Location! 3rd row house, direct access to beach path, 100 yards to beach. No need to shlep your gear across the street or "drive to the beach", you are close enough to the beach to walk back and forth for drinks and bathroom breaks! This house is located midway down Mooring Buoy, you are sufficiently far enough from the hotels and condos on either end of the beach to not have to deal with those crowds. This section of beach is generally much quieter and less crowded than the Marriot and condo beaches from Singleton beach area.
3. Bigger house with more king bedrooms, more big couches, 10-12 person family dining table, more LARGE TV's for cheaper than houses further down Mooring Buoy. Dont be tricked into smaller 3 bedrooms houses down the street...this house has a great open floor plan, big TVs!, large garage for ping pong. Golden Tee arcade game for kids and adults inside!

Location
Welcome to 98 Mooring Buoy in the beautiful Palmetto Dunes neighborhood! This house is less than 100 yards to the Ocean and is directly on the Beach Path (3rd Row from Ocean)! This house has just undergone major renovations as noted below completed in late 2020, 2021 and many renovations just completed for 2024 season. Two brand new bathrooms installed! New hot tub for April 2024!
You do not have to cross Mooring Buoy to get to the beach! This house is between High Rigger and Galleon for cross streets.
Why Rent 98 Mooring Buoy?
Read our reviews, everyone loves this house! I am the owner as of 2020, and I work endlessly to provide a great vacation week in Hilton Head at our house. Large and spacious, this house is over 3200 square feet.
This house is more convenient to the ocean than some 2nd row homes as it is ON the beach path. Some 2nd row homes you have to walk out to Mooring Buoy to get to a beach path!
This is a fabulous home for children and elderly, only 3 steps up to house from pool area or access the front of the house with two steps up the driveway!
Access to the beach path is right past the pool. The beach access path is handy cap friendly as there are no steps down the path to the ocean. This is also great for bicycles and strollers.

The House
Bedrooms
This home is set up for multiple families with four (4) bedrooms. The beds (3 Kings, 2 twins) can sleep 8, with the sleeper sofa this home can sleep 10. There is one (1) sleeper sofas in the first floor great room.
Bedroom #1 - First Floor Master – King Bed with Private Bathroom and brand new huge shower.
Bedroom #2 – Second Floor Master – King Bed with Private Bath. This bedroom features a private deck overlooking the pool.
Bedroom #3 – Second Floor Connected Bedroom with Brand new shower bathroom – King Bed. This bedroom features a private deck overlooking the pool.
Bedroom #4 – Second Floor Connected Bedroom with 2 Twins.
Kitchen
The kitchen is nicely updated and well stocked. It features a double oven, 2 refrigerators (1 brand new LG for 2023 in laundry room, 27 ft2), NEW 36" LG cook top and more. It is set up for those large group gatherings. It also has bar seating, and a large table with six chairs. The dining room table easily seats 10 (2 extra chairs in closet for up to 12 person family dining!). The kitchen is very well stocked for amateur or pro chefs, I have tried to provide as many cooking accessories and appliances as possible, nice kitchenaid blender for smoothies, Mr. Coffee and Kuerig coffee machines, nice sharp knives, cutting boards, all included!
Deck and Pool

One of the best features of this house is the pool, deck, and outdoor entertainment area. The large deck stretches the entire length of the house, on the deck you will find:

Down a few steps from the deck is the heated (cost varies per season) pool, and outdoor shower. There is plenty of furniture for relaxing, as well as a swing and gazebo to enjoy along side the pool.
This is a great beach house, set up for a large group or family, and it is waiting for you!
*POOL can be heated to 82 degrees at an additional cost.
Hot tub is included in pool heating rate and will heat to 99-100 degrees.
Pool heater is a heat pump(will not heat when air temperature below 50 degrees).
The pool/hot tub heating rate $650/week. Please confirm with the owner after booking if you wish to have this amenity added to your booking. Must be added and paid minimum 1 week in advance.
Beach Path
Ocean is just a 30-45 second walk away along a paved non traffic walkway.
Wifi & TV
High Speed Spectrum internet service installed with a Deco Mesh WIFI system to ensure there are no wifi drops in the house! All the devices hook up seamlessly.
There is a brand new 2021 Samsung Q7 75' flat screen TV in the great room.
The three master bedrooms have 2021 brand new 55" Samsung TV's installed with Spectrum TV app loaded for cable TV content. The twin room has a new 2021 50" Samsung TV. There is new 2021 43" Samsung in the den with an HDMI cable attached, convenient to bring your own gaming system or other device to connect.
We take great pride in the home. We will not rent for group weddings or other formal events. All renters are required to review and agree in writing to all Palmetto Dunes policies, VRBO lease, and house rules. This is provided at time of booking and will be emailed to you within 24 hours of booking. You will be required to return lease within 48 hours of receipt of booking will be cancelled. I am happy to send to you in advance if there are any questions about Palmetto Dunes rules and policies!
Conditions of Rental:
There is a palmetto dunes gate fee of $25 per car per week payable to Palmetto Dunes when arriving . This is not included in your charge and not payable to me.
No RVs, motorcycles, or trailers allowed in the Dunes. Any violation of the house rules will result in an immediate revocation of the lease.
All renters are required to acknowledge in writing acceptance of the house rules and Palmetto Dunes association rules prior to occupancy. This is required at time of booking or reservation will be cancelled.
For all bookings in 2024 and beyond, I am requiring a $500 refundable deposit. The primary reason for this deposit is the new cable railings installed in the house. These have been safety torqued to building codes to withstand pressure from a fall or other light impact. They are not designed to be climbed on. If the cables are damaged during your stay, the replacement cost is $500 per cable. This is not negotiable and will be assessed if damage is noted. The house is checked and inspected every week for this purpose. If you decide to rent this house, I strongly recommend you advise all your guests to be careful around the stairway cables.
For added security, this house has perimeter lighting and security cameras installed. These are located to monitor the garage, front door, and pool/beach path area. Owner does not have remote access to the cameras and all footage is stored locally. This is in place to protect you in the event of any incidents at the house.
The house is surrounded by many types of trees, plants, flowers, and other beautiful aspects of South Carolina foliage. I provide an electric leaf blower to assist with blowing off the deck if needed. The outdoor table and furniture is power cleaned every 2-3 months and I do my best to keep this brand new furniture is top condition. There will be occasions on your arrival that the outdoor table and chairs will require a quick wipe down prior to use and the deck might need to be cleared with the leaf blower. The landscaping surrounding this house is extensive and as such, there is a lot of wildlife in Palmetto Dunes. I kindly ask as part of your rental time to be cognizant of open doors and sliders around the house, the wildlife does and can enter the house, especially if there is fresh food on the counters!
Please note, the windows in this house do not open. The sliders on the first and second floor can be opened to provide sufficient fresh air if needed.
