Located on a private lot in the exclusive Palmetto Dunes Resort, this spacious home features an open floor plan with a tranquil outdoor deck with seating and shade. The updated kitchen with stainless steel appliances comes fully equipped, making cooking meals for the family an easy task. There are 4 bar stools available for extra seating at the kitchen counter. Adjoining the kitchen is the dining room with formal dining for six. The living room has a large sectional for comfortable seating and lounging for a large group. The back deck off of the dining room provides outdoor seating with a BBQ gas grill and an oversized umbrella for shade.
The primary king bedroom features a Smart TV, a desk, and an en-suite primary bathroom. The primary bathroom has a two-sink vanity and a large walk-in shower.
The first guest bedroom features a king bed with shared hall access to the bathroom with walk-in shower. The second guest bedroom has two sets of bunk beds with full beds on the bottom and twin beds on the top. There is a Smart TV in all bedrooms and plenty of children's books and games for entertainment.
The laundry room is located between the two guest bedrooms and has a wash sink and broom and vacuum available.

The home is a corner lot with a driveway suitable for a maximum of 3 cars. 7 Troon is located right past the George Fazio Golf Course Clubhouse and there is a beach access path with a walking bridge over the lagoon that makes getting to the beach an easy 7-minute walk from this beautiful home!

**Our pet-friendly home has a few house rules regarding pets: No pets on furniture, pick up waste, and dogs must be on leash while on Palmetto Dunes property. Please sweep up pet hair before departure.

The beach is a short walk away for those who can't wait to swim, sunbathe, collect seashells, or build sandcastles on the miles of pristine beaches and sand dunes for which South Carolina is famous. Within Palmetto Dunes you will also find three championship golf courses, including the Robert Trent Jones Golf Course, as well as a world-class tennis and pickleball center. The tennis center is rated #1 in the Carolinas by Tennis World and in the top 25 in the world by Tennis Resorts Online. Several courts are lighted for nighttime enjoyment. Camps and lessons are offered for those who wish to learn or improve their skills.

Explore the resort on 50 miles of protected trails for walking, jogging, or biking. Kayak or canoe your way around the calm 11-mile saltwater lagoon. Bikes, kayaks, beach and sporting equipment can be easily rented locally. The Dunes Buggy is a complimentary shuttle service (subject to resort availability) for those who prefer to catch a ride to destinations within Palmetto Dunes.

This private residence is also located near virtually endless recreational and entertainment possibilities for those who wish to enjoy all that Hilton Head Island has to offer: fishing and crabbing excursions, water sports (e.g., skiing, sailing, paddle boarding, and surfing), helicopter tours, zip-lining, professionally guided nature tours, dolphin cruises, shopping, restaurants, and more. Please Note: We provide starter amenities upon check-in. This includes one set of bath towels for each guest, travel-size bathroom toiletries & two(2) toilet paper rolls for each bathroom. Beds will be made for you with one(1) set of clean bed linens for each bed. In the kitchen, you will find starter packs of laundry & dish detergent, dish soap, one(1) paper towel roll, coffee filters and trash bags, and a dishtowel. The kitchen is fully stocked with cutlery, cooking utensils, appliances, and dinnerware.

Parking Pass information: Stays over 7 nights will incur an additional charge.

***IMPORTANT***No Smoking. No Parties. Please enjoy yourself and treat our home like you would treat your own. Do not take furniture out of the home or move it from one room or floor to another. No motorcycles or trailers are allowed on the property. Bikes must be secured. No RV's, sprinter vans or Shuttles permitted within Palmetto Dunes Resort. No street parking or parking on grass at any time.

Guest Access:
Key code access will be provided in the days prior to your arrival for seamless check-in. Two parking passes are included in your rental rate. If you need an additional pass for your vehicles, you will need to pay $45.00 per pass and request all passes through host. Parking pass must be displayed in vehicle throughout your stay in Palmetto Dunes.

The Neighborhood:
Minimum age required is 25. No Smoking.
Our pet-friendly home has a few house rules regarding pets: No pets on furniture, please clean up after your dog, and dogs must be on leash while on property. Sweep up pet hair before departure.
Please enjoy yourself and treat our home like you would treat your own. Do not take furniture out of the house or move it from one room or floor to another. Your parking pass must be displayed in your windshield at all times. 2 passes are included with your reservation.

Getting Around:
Home located in the beautiful Palmetto Dunes Resort. Easy bike ride or walk to the beach. Palmetto Dunes has miles of bike paths, sidewalks and lagoon access for kayaking! The mid-island location is close to restaurants, shopping and the beach by vehicle or The Dunes Buggy shuttle service seasonally.

Other Things to Note:
Palmetto Dunes Resort does not permit RV's, Shuttles, or trailers. No logo or commercial signage vehicles permitted overnight unless parked in a garage.

Bugs
We get asked about Palmetto Bugs all the time. Yes, these are roaches and are found pretty much everywhere outside in South Carolina but we like to call them Palmetto Bugs as it makes them sound nicer! They can be pretty big, can fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. Rest assured all of our homes are professionally treated monthly for pests. Any bugs that manage to get inside will die quickly.

According to Eric Benson, Ph.D. professor and extension entomologist at Clemson University “It has nothing to do with cleanliness or the economic conditions of the area,” said Benson. “They could be around the nicest home or the nicest hotel or resort.”

If you leave the doors or windows open, especially at night, you will likely see a few. This is perfectly normal. If you see 20 or 30 all in one place then please let us know. This might mean we have a nest somewhere in the home and we'll need to get pest control out to take care of it. This is extremely rare!

Please don't worry about bugs, enjoy your vacation. You'll likely not see any while you are here, we just include this note so you understand it's not unusual to see some and it doesn't mean the home isn't well looked after!
