A spacious detached house that sleeps 12. Characterful open plan kitchen, lounge and outdoor patio area, with stunning views of Gouthwaite Reservoir and Yorkshire countryside. It features beams and Barn hole windows. There's a downstairs bedroom with ensuite and 3 more bedrooms and bathroom on the 1st floor. All have king-sized beds; 2 also have additional single beds. Ideal for walkers, cyclists and exploring the Yorkshire Dales, the property offers parking and privacy.

During your stay you will have plenty of privacy, however should you need any assistance we are close by and so you can reach out to us via chat now on our website or simply call us.

There are lovely villages in all directions that are close by. There are country pubs in Lofthouse, Middlesmoor, Wath and Pateley Bridge and a little further a field you have the fantastic spa town of Harrogate, Masham, Skipton, Leeds and York

The entrance to Reservoir View Holiday Cottages has clear signage elevated near the wrought Iron gates just before the village of Ramsgill. There is a cobbled driveway which has ample off street parking for many vehicles.

Swallow barn has a wrap around patio/terrace area with great views all around. Reservoir View Holiday cottages includes 3 properties all on one site, so the space and privacy is vast. The properties are situated in an "Area Of Outstanding Natural Beauty" and so you are surrounded by gorgeous landscapes, views and wildlife to enjoy. Reservoir View Holiday cottages can be booked all together or just this property on its own. Each property has a private outdoor area and plenty of parking. We are situated on the famous Nidderdale Way walking trail and there is an abundance of lovely walking, cycling and motorbike routes to explore. There are local villiages close by that have country pubs and restaurants for you to enjoy and the nearby town of Pateley Bridge (just 5 miles away) has many dinning options and independent shops selling delicious local produce.


A vehicle will be required to get to the property. Public transport is available in the nearby town and taxi companies are available, but infrequent so having your own vehicle will be desirable for exploring the lovely countryside.


Reservoir View Holiday Cottages have a unique position parallel to Gouthwaite Reservoir and are surrounded by rolling countryside. There are many walks on the doorstep and some gorgeous villages and towns close by for all your amenities.

Please note that before your stay begins, you will need to verify your details through Know Your Guest/SuperHog.

You will also be given the choice between paying a refundable deposit amounting to £500 (This option has a small admin fee which is 2% in the UK) or buying a non-refundable damage waiver amounting to £40. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.

It is important to take Travel insurance out to protect you against any unforeseen situations that prevent you from travelling.

Pet policy:
Dogs only, up to £20 per dog. 3 dogs maximum. Dogs must be well-behaved.

Swallow Barn
We had a wonderful stay at Swallow Barn. Only wish we had more time to spend there. The house was exactly as pictured and described. Plenty of room for our party of 6. Grounds are lovely and the view spectacular! Kitchen was very well stocked with everything we could possibly need. We loved our Yorkshire stay.

Fabulous property in a stunning location
Had a great weekend in this lovely place with a group of friends mountain biking. Some beautiful routes right on the doorstep. Views across the reservoir were stunning. Place was clean, well presented and a great space to be in. Host was great to liaise with, prompt communication and really flexible. Would recommend a visit.

Amazing break away
This property was ideal for our 12 guest family. We were a mix of adults and children and everybody had an amazing time. The property was clean spacious and had everything we could need. Apart from extra bin liners which we couldn’t find. Communication was great and we would love to go and stay again! Thank you very much!

Beautiful location, very comfortable property
We would definitely recommend staying at Swallow Barn. The kitchen area is spacious, welcoming and well equipped. The fresh flowers and basket of goodies including crisps and biscuits are a wonderfully warm and friendly touch. Plenty of towels for everyone, comfortable beds and in the most stunning location. Watching the geese and swallows along with other birds on the reservoir was an absolute delight. A wonderful time was had by all, thank you.
