Grand Beach 212 Experience relaxation on your Gulf Shores vacation at this 2nd Floor, one (1) Bedroom, one (1) Bathroom, 625 sq. ft. Condo that is located in the Heart of Gulf Shores just across the street from the BEAUTIFUL beaches of Gulf Shores and convenient shopping, restaurants, and entertainment.

One (1) parking pass maximum included in reservation.

Grand Beach Resort Unit # 212 is a 1 bedroom, 1 bath condo that sleeps 6 comfortably. As you enter the condo the master bedroom is directly on your left with a full bed. Continue through the hallway and you will find a set of twin built-in bunks on your right and the bathroom on your left. Through the hall you will enter the open kitchen, dining, and living room area. The dining area has a 4-person round table for eating and games. Watch TV on the HDTV while sitting on the Queen sleeper sofa or one of two comfortable chairs.

Just off the living room is the door to the balcony where you will find direct views of the sea oats, sand dunes, and the Gulf of Mexico. Just below the unit to your right is the community pool and hot tub. There are also community grills. The complex has stairs and elevators to get to the second floor. On the west end of the building is where you can cross the street and use the deeded beach access for the complex.

BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

• RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

• NO SMOKING: All properties are non-smoking.

• AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

• CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

• CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

• MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

• PARKING PASSES: One (1) parking pass maximum included in reservation. The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

• CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

• WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

I loved the condo. It was very clean, had everything we needed in the room, carts to take our belongings up the elevator to the room, beach access literally across the street. We didnt hear outside noise or other guests and there was construction going on across the road, we didnt hear anything...I would love to stay here again. My ONLY issue was the parking. It says you get one free parking pass, I didnt see where it specifies you ONLY get the ONE parking spot. I think it should be better pointed out in the descriptions...in bold letters so its not missed. If you have 2 vehicles you have to park it somewhere else, you have to find public parking and pay for it, the closest is 2 miles up the road and $25 per night. Besides that...I have zero complaints.

Exterior of the property is a little dated, but overall, very nice and comfortable. My only complaints were that the pillows were lacking in quality and the shower never got very hot. I wish there was a fitness center on-site and parents were required to monitor their children in the pool area. Someone voided in the pool, so it had to be closed on Friday night. We were too leery of the cleanliness to return during the second half of our stay. Otherwise, the condo itself was nice. Good location by the state park.

Overall my family and I were not wowed by the condo condition. The space , size and layout were nice and provided good sleeping options for myself and two kiddos. On nigh one, my older son got into a bed that was full of sand on the top bunk, so we opted to put him on the sofa bed. Upon opening the sofa bed there was a heap of dirty sheets inside. The owners did provide fresh linens so we changed those sheets. The condo really needs a remodel, it dates back from the late 90s early 2000s and it's time for new appliances, bath re-do, and furniture. It just felt a little worn. While the pool and staff were great, we believed we were staying at a beach front property. We didn't notice you had to cross a road with 45 mph traffic to get to the beach with no crosswalk, so please be careful. For the price, I guess you get what you pay for. However, the place really needs working lights and more than one laundry detergent and dishwasher soap for a guest who's staying for 6 days.

The overall property was nice and clean. The only issue we had was with one of the condo owners making snarky remarks every time we did something. We probably won’t stay here again because of that.

Clean but horrible facility management
The stay was decent we were able to see many places and still enjoy quiet family time. However we could never get pool time due to people coming in (not staying at the resort) using the pool and then leaving and walking down the street. ( a resort employee never said a word and was present every time) We then had been out for the day and came back in and were getting ready to lay down and the manager came to the door and said we were being to loud for the unit below us. We weren’t and verified we had just return and he proceeded to tell us the floors have poor insulation(which unfortunately we could not control) the unit was clean and great but the management at the resort leaves a bitter taste on the stay.

Gulf Shores winter getaway
We enjoyed our time in lovely Gulf Shores. We stayed for 6 weeks and were very comfortable in the condo. We had never stayed in a condo before(always brought our camper down) but this year with my husband facing some health issues, we decided to book this place. We enjoyed the location, the view, and the comforts of home. The only drawback was the furniture on the deck was not as represented. The picture was of comfortable seating and a table, but what was there was one small wooden folding chair and a somewhat adequate folding table. We have signed up for next year at the same time, so we are hoping that this will be remedied by then!

Great Stay!
We enjoyed this stay very much! The condo was very clean and beautiful! The owner got right back with us anytime we sent a message. The only thing I would say as a negative was the balcony seating wasn't as pictured. We got one tiny table and chair on it. Overall we loved our stay and will definitely stay here again whenever we come back!

Under construction and poor communication
Received notice 1 business day before our arrival informing us that the condo is under construction and that workers might need in our condo while we were staying there. While there, workers replaced the HVAC unit inside the condo which involved them sweating pipes near our toddlers. The next day, they knocked on our door at 9am asking to come in while we were getting ready to go to the beach and waited outside until we were finished getting dressed. When we came back from the beach, the door to our condo was propped wide open and no one was inside so that our belongings could have easily been stolen if anyone had just wandered in. The day after that, they came back and were there for several more hours. We did not have the use of our balcony for the rest of our stay after the second day. We called beach ball properties and they were willing to refund us part of our trip but due to the lack of communication and the lack of basic amenities( we had to buy our own dustpan to sweep up the mess left by the workers because the condo had a broom but no dustpan), we did not have the vacation we had hoped for after driving 12 hours to get there.
