The walk-up second floor home has a large living room, open-concept kitchen, in-unit washer and dryer, indoor kitchen table for eight people and an outdoor deck and table with seating for six to take in the spectacular views. The primary bedroom has a king size bed with an ensuite with shower. The second bedroom with a king and the third bedroom with a queen and two twins share a bathroom with a separate entrance in the hallway.

In addition to the ample living spaces, our location offers convenient access to local attractions and activities that cater to all ages. Embark on a day trip to nearby Mystic Seaport or the Mystic Aquarium to experience marine life and maritime history. There are three grills available for your convenience and also a solo stove firepit area with eight adirondack chairs. The fire pit is on the waters’ edge and is truly a special way to end the evening and a chance to meet new people who are also enjoying a stay at one of our cottages. These spaces are a common area and we ask you to please respect other guests staying at the property who may be using these spaces and items. Thank you!!

Kids can enjoy fishing and crabbing from the docks while you relax on the second-floor deck. Explore Downtown Mystic. Downtown Mystic is just over a 5-minute drive away, the journey can be enjoyed using one of our provided bikes. Mystic is home to renowned attractions like the Mystic Aquarium and Mystic Seaport. The small town of Noank also has some great on-the-water dining spots that are not to be overlooked and only 3 minutes away.
Looking for something different? Visit the award-winning wines at Saltwater Farm Vineyard or one of the many fantastic local beaches. During the summer don’t forget to walk over to Esker Point Beach for theThursday night summer concert series. Casinos like Foxwoods and Mohegan Sun are available year-round and only about 20 minutes away.

Hidden Gem
This is a wonderful hidden gem in Groton. I stayed here with the whole family and everyone had a great time. The location right on the water is awesome with amazing views from sunrise to sunset. It's a quick drive into Mystic, Stonington, or Goton for all the attractions. We were able to walk to Noank for some great fried seafood at Abbots and to Eskers beach for a quick dip. Lots of indoor and outdoor space to hang out. We loved relaxing around the firepit after the kids went to bed. The place is quiet and beds were comfortable so we all slept well. Kitchens were well stocked for making group meals. BBQ worked great for when we cooked dinner. Overall we had a wonderful time. Dave was an awesome host and super responsive. Can't wait to come back next year!

Good option for a large family
With 13 adults and seven children sleeping on site, plus six joining for Thanksgiving day, it was a good venue for a large group. Super advantage to have two full kitchens, plus a third refrigerator and microwave for all the food preparation and juggling feeding kids in between. Good supply of tableware and cooking equipment. In warmer weather there would be a nice large picnic table outside, but the host added a long folding table and chairs that we put up between the living room and kitchen which, with the main dining table, accommodated most adults for sit-down dining . Downsides for our group, who do lots of activities like games as well as conversation, were that there is really only one moderately large room contiguous with the kitchen for everyone to gather in (and so tends to be pretty noisy), and the second floor of the venue requires going outside to access (which was less than ideal with kids running around in bare feet and pajamas). Although the second floor had a sitting area, this was less useful for us because it segregated activity too much and was hard to access for the older folks in the family. On the plus side, it provided a usually quiet escape for some of us. Wonderful fire pit out near the water with plenty of chairs and lots of wood available. And only a short walk to a nice sandy beach for alternative entertainment of the children.

Amazing Stay
This waterfront property exceeded all our expectations! Our party of 20, kids and adults, had plenty of space indoors and out to eat, play and relax. The waterfront location is stunning - we spent countless hours enjoying the views and outdoor activities. One of our highlights was enjoying our morning coffee as we watched the sunrise from the deck or patio area. Dave’s communication was prompt and clear, and he went above and beyond to ensure we had everything we needed for a comfortable stay. His local recommendations were spot-on, and he was always just a message away if we needed anything. The house was immaculately clean upon arrival and well-stocked with all the essentials. The two kitchens made meal prep for our large group easy, everything was ready at the same time! If you are looking for a spacious, waterfront getaway that can comfortably host a large group, this is the perfect choice. We are already planning our return visit!

Perfect for big group getaway!
We recently stayed at this fantastic house for a family reunion- it exceeded our expectations! There were plenty of spacious bedrooms and the large common areas allowed us to come together for meals and family time without feeling crowded. The main house and the cottage were perfect because we had three couples without kids and they loved being there with us but also having their own space. Also, having two kitchens was a game changer - it made meal prep easier, allowing us to cook simultaneously without stepping on each other’s toes and have the option to do some meals together or separate depending on everyone’s schedules. The convenience of having a nice washer and dryer was also a bonus. Something to note is that the house doesn’t have a bathtub so if you have a baby/small child just plan ahead (we brought a travel tub for our 9mo old and it easily fit in the shower). The views of the water and nearby things to do made this house ideal. We spent our mornings sipping coffee while soaking in the scenery, and the nearby beach access was a highlight for casual walks and fresh air- since it was fall we didn’t swim but we definitely plan to come back in the summer. Lots of great stuff nearby and walkable to do. Overall, we had an unforgettable stay and can’t wait to return. Highly recommend this place for anyone looking.
