We are a 2 minute walk to Roys marina, Ports cafe and Vonnie's boathouse. The Wine trail, Hobart William Smith, The Belhurst Castle and so much more, are only minutes away by car. Hanging with family, friends, near and far, this house has it all!
The Space:
This is the the best house Seneca Lake has to offer! Nestled in a cozy little corner at Roys marina this home has beautiful, large, flat lake frontage with breathtaking views!
This house has 4 bedrooms, 3 bathrooms, full kitchen, counter seating, large dining/living room, second living room, theater room, and a game room. On the bottom floor, you will walk into any entryway, that has welcome information for you. You will enter the kitchen that flows right into the dining and living area, that faces the lake. Off to the left, there is a bathroom with a shower, as well as the first floor bedroom bedroom that sleeps 2 with a full size bed. It also has a reading nook when you're in need of quiet time. The kitchen has a breakfast bar, which is nice when cooking and eating with family. The dinning area can seat up to 12 people without feeling crowded. This is also a living space we a sofa, additional seating, and a 65 inch smart TV. There is an additional living room off the back of the house, which also provides a sofa, additional seating, and a 65 inch smart TV.
Up the stairs, you will be facing, a full size bathroom, to the left you will find a large queen size bedroom with plenty of closet space. Next, you will find the theater room! This room is extraordinary! The walls are alined with some of the best movie posters, we have a 75 Inch smart TV, a popcorn machine and black out shades, which will make you feel like you are in the theater! We have 5 electric theater chairs, which allow you to lay all the way down, if desired. They light up blue, have cupholders, and have some extra special additions, such as wine holders and trays. You will find a full size pool table with pool chairs, as well as an arcade game with 150 different free games for 1-2 players. There is an electronic dart board, which is fantastic for keeping score and a hightop pub table for extra seating. This room is a sight to be seen!! Down the hall you will find another bedroom. This room has a full size bunkbed as well as a twin size bunkbed. There is also, a very large closet to ensure, that everyone has plenty of room for their belongings. Beyond this room, you will find the master bedroom. This room has a king size bed, along with a master bath. This rooms faces the lake and the views are unbelievable! It also offers room darkening blinds, in case you need a dark room in the AM.
Outside in the back, you will find hightop bar and a grill (propane provided) for outdoor cooking. On the grass you will find 2 large picnic table and a smaller one for the kids. On the left you will find the beautiful cabana, full couch, love seat and 2 glider chairs with a table, its the perfect place to relax after a long day on the lake. Along the coast line, you will find 10 bright red Adirondack chairs, and a fire pit perfect for story time and s'mores! We have a large dock, where you can park your boat or 2 jet skis during the day. The large flat lawn is perfect for corn hole, frisbee playing or just to have a picnic. When facing the back of the house you will see the shed to the left and outdoor ping pong to your right. We also, have an outdoor basketball hoop.
The garage has also been converted into a game room with foosball, air hockey, a basketball arcade game, a putting mat with ball return, and small pub table, so friends can watch all the action!
Rain, snow or shine this house has it all, and will not disappoint!

Break Away is located just a 2 minute walk from Roy’s Marina and a 40 minute drive to Watkins Glen. The property is across from two Geneva favorites, Vonnie's Boat House Bar and Ports Cafe. We are also less than 10 minutes away from Hobart Willam Smith, The Belhurst Castle and downtown Geneva. The property is on a residential street, so please respect our neighbors, as they live here all year long.
Getting Around:
Driving is the easiest way to get around. We have Uber, many wine touring options and local taxis.
Other Things to Note:
Please note: Neighbors live here all year long, please be respectful of them. The town has an ordinance of quiet hours, between 10pm -7am, it is enforced.
The town ordinance, only allows 4 cars to be parked in the driveway.
Boats cannot be docked at the property
Our Train/RR crossing: we love our trains & barely notice/hear them. They pass infrequently (~1-2/24 hours), are short (<2 min), & have no regular schedule. They are not required to blow their horn @ crossings, so please be careful to stop and look both ways whenever crossing the tracks!
