Luxurious apartment on main floor.
Settled right next to the tuscan village chapel in the upper part of the village, this cosy and luminous apartment offers a fantastic view over Volterra and the country side.

Ideal apartment for a couple, it offers one large bedroom, a bathroom, a large typical tuscan living area consisting of : comfortable seating by fireplace, dining area and fully equipped kitchen.
Terrace and garden have full south orientation, another living area during the nice seasons, one table, four armchairs, and a barbecue are at your disposal. Additional seats and table are available at the back of the house with garden.

The interior has been conceived to offer maximum comfort, elegance, quality and harmony.

The bedroom consists of one matrimonial bed size 160x200cm, night tables, a vanity with mirror, a large custom made closet, and a chest, as well as two standers for your suitcases.

One bathroom with a large shower, wc and washbasin. Closed storage space for storing luggage and washing machine.

Entirely equipped custom made kitchen : dishwasher, fridge, freezer compartment, four burner stove, oven, toaster and a water heater.
Rustic fireplace and living area equipped with elegant and comfortable armchairs.
Eating area: table and 4 chairs.

All the furniture, bed, mattresses, lights, are of optimal quality and thought out to create a romantic atmosphere for those who are seeking a relaxing and quiet vacation.

Infinity pool of 21mx7m with a walk-in beach in a set of great views, lawn, flowers and bushes. The pool is for communal use of owners and guests.

Mandatory parking 50 meters from the house. Loading and unloading authorized in front of entrance door.

In Borgo Mummialla, the upper village part where stands the san frediano chapel overlooks the rest of the « borgo ».
A ruin up to 2000, the village was entirely reconstructed and restructured according to the italian historical center norms.
The village is composed of 16 apartments set in a 70 hectares propriety of olive groves, forests and fields. A perfect place for a stay in full nature but close to typical restaurants of the region.

Car is essential to reach this little haven, and the famous sites of tuscany such as : san gimignano at 12km, volterra at 20km, florence and pisa at 1h20 by car.

We loved our stay. The home was perfectly located to travel throughout Tuscany. The home was beautiful and clean. Marco (and his Mom) were both helpful and attentive with the questions we had. We stayed for seven nights and would recommend this to others wznting to visit the region! Gracie!!

The perfect place to stay
Location is exactly what we were looking for, nice and out the way, very peaceful. The swimming pool was perfect with some of the best views over the mountains. Apartment was more than big enough for two people and well equipped with modern kitchen and bathroom. Daniele and Marco were both very helpful with any questions we had. Tuscan Oasis
We wanted a wonderful and relaxing Tuscan vacation and this rural setting was perfect! This location is in the country but close to many delightful destinations. The property is located down a gravel and sometimes bumpy road. Marco was extremely helpful in setting us up and telling us where to go for groceries, purchase gas and dine. Our apartment is in a building with another unit. The surroundings were beautiful and peaceful. We call it our Tuscan oasis!

Terrific times in Tuscany
The area is beautiful, we arrived in the light of the fullest, most beautiful moon we can remember. We were delighted to find our villa ready for us! Because of a taxi snafu in Sorrento we were late arriving. We could do nothing to change that. As stated in the rental agreement, it is best to arrive before dark! The scenery is just what one dreams Tuscany can be. Spring was just arriving and the trees were greening more each day! From the time we arrived until we departed we could see the vineyards coming alive for a new season. Just sitting outside and enjoying the view was a delight. The sun was bright and warm. In the evening the stars were magnificent! Relaxing was easy! We enjoyed cooking in the evenings. Because it is rural we liked to be 'home' before dusk. Our comfort was certainly taken care of! We would go out to make our own adventures during the day. When the day was over the bed was like a nest! We slept very well! When it was time to leave we felt sorry to continue our trip but so glad we had enjoyed Tuscany 'our way,' We thank you Mrs. Vance for providing us with your lovely villa.

Paradise in Tuscany
What a beautiful and relaxing place to stay. My wife and spent 17 days in Italy for the first time. The first 10 days were very busy visiting different cities and doing all the touristy stuff. Daniele's property is in the heart of Tuscany and we spent 5 days relaxing and enjoying the beautiful country side. Everything from the villa to the pool was amazing. Very well located to take day trips to explore villages and wineries. Marco, who met us on site was so helpful and wanted to make sure we enjoyed our stay. Thoroughly enjoyed our time here. The location is stunning and secluded. The pool is a real bonus - and is clearly well maintained. The flat is comfortable. The kitchen had everything we needed. It would benefit from more local information ( restaurants and places to visit)

The property was immaculate and exactly as described. It lies in a fairly secluded location and is fantastic for a peaceful, relaxing holiday where you can just take your time to explore both the small towns and villages of Tuscany alongside the larger cities. it's just over an hour to Florence, Pisa and Sienna but is ideally situated for longer outings if that's what you fancy. We contacted the owner a couple of times before the holiday with questions about local restaurants etc and she was very helpful and responsive; so too was the on site representative Fabio. We really enjoyed our stay at Boscaiola and would easily recommend it!

This was our second visit to La Boscaiola and it was just as wonderful as on our last visit 4 years ago. The cottage is perfectly equipped for a relaxing visit with excellent facilities in a marvellous private but central location for the area. I'm sure we will be back again!

A beautiful cottage within 30 minutes to an hours from Sienna, Volterra, San Gimignano and Chianti
The cottage is charming and is in a lovely elevated position within the village, with beautiful far reaching views. The decoration and furnishings are all fresh and tastefully chosen. There is everything needed for a comfortable stay. It was extremely hot during our visit and the extremely efficient air conditioning was very welcome and in our experience, not usually found in a rural property of this type.

A Beautiful Hideaway with a Gorgeous View
I can't say enough good things about this place. It is just as depicted in the photos (which I have found is not always the case). The bed is comfortable, the bathroom and kitchen have everything you need, the little terrace is perfect for having a glass of wine or lunch overlooking the gorgeous Tuscan countryside. It is a bit remote - one must drive a couple of miles on a very dusty gravel road to get there (and use GPS coordinates to find it) but that adds to its charm. We were no more than 25 minutes from the nearest stores and towns. Very close to Certaldo which is a must see and also San Giminagno which is lovely but REALLY touristy. Volterra also a must see. We spent two afternoons at the beautiful swimming pool which also has a view to die for. If you want to experience living in the Tuscan countryside, I highly recommend this property.

Lovely homely apartment with great views in the countryside
The apartment is on the ground floor, spacious and homely, with a table on the terrace and a path down to a shared infinity pool that you can swim in and has beached sides, with gardens around. All this in Tuscany woodland and beautiful surroundings. We enjoyed a very peaceful week resting and venturing out to nearby towns for supplies when they ran out. Also enjoyed a pleasant meal at Casa Masi largely because of the gardens and the steak florentine (just past Montaione).

A taste of paradise
Staying at Boscaiola is like finding a corner of paradise. The accommodation is wonderful. The aerial photos really don’t do it justice as it is on the edge of the hamlet and feels very secluded. The apartment is very tastefully furnished and has everything you need to relax and unwind. Just a short walk down the track is the infinity pool with breath-taking views across the beautiful Tuscan countryside. The accommodation is perfectly situated to explore the region (we visited Pisa, Florence, Volterra and San Gimignano, all within comfortable driving distances). We had the pleasure of meeting Danièle, the owner of the property who is a charming and very interesting lady and we could not have hoped for a warmer welcome. I cannot recommend this property enough; from the second you arrive, you cannot help but feel relaxed, immersed in the beauty of everything around you. We will definitely go back one day.

Beautiful apartment in a wonderful setting
If you are looking for a peaceful break in a traditional borgo (but with all modern facilities wifi, dishwasher etc) this is the place. The way the borgo is set out most of the time you don't realise anyone else is there and the only time we met fellow guests was at the pool, which you can tell from the pictures is breathtaking. The range of wildlife is amazing, butterflies and fireflies at night and I one occasion a deer. The only unwelcome guests are the mozzies but you cannot escape them in a woodland setting. Whilst being away from it all (car essential) volterra is only a 20 min drive and the nearest restaurant (v good quality ) is less than 2k. Altogether a magnificent place to stay.

Absolutely Beautiful and Serene
Perfect for a couple. Nice kitchen, well supplied cookware, utensils and place settings. We cooked breakfast and dinner everyday. Conveniently situated for day trips to Tuscan hill top villages. One hour from Florence. The architectural details of this building and of the village are very tasteful. The landscape and plantings are quite attractive (we cut rosemary and thyme from the back patio to season our meals). Gorgeous view from the back patio and a terrific little spot to sit and enjoy a meal or cup of tea or coffee or glass of wine. We absolutely loved our stay!

Peaceful Tuscan retreat
The property was a well presented and well equiped apartment, with a beautiful view over the Tuscan countryside. The shared inifinity pool was very attractive and suitable for all abilities of swimmer. There was plenty of seating around the pool to enjoy the scenery.The recycling arrangements are a bit complicated but it is good to know they take it seriously. The mosquitoes restricted our evenings on the terrace, however. We were lucky that there was no one in the apartment next to us whilst we were there as the outside seating areas were right next to each other. We left some information on local supermarkets as there was no obvious information available in the apartment other than some leaflets and maps of things to see by previous occupants. We did thoroughly enjoy the holiday and had a very relaxing time exploring the local area.

Great apartment in beautiful location near San Gimignano
My wife and me (50+) were visiting Tuscany fourth time in recent 10 years. This year we spent a week in this great apartment near San Gimignano and a week on the cost (Calabrone). This apartment was definitively the best we have had during all stays - great compromise between Tuscany tradition and the convenient, new equipment. Very well equipped kitchen, bathroom (including washing machine), no surprises versus apartment description at all. Superb pool and surrounding area - even if on the pictures pool looks a bit bigger, it very nice - you can sit on the sun-chairs directly next to pool or lay on the well managed grass area. The view from the pool is marvelous - you can delight Tuscany hills and Volterra. You also have a small but nice private garden with a lot a plants. Ideal place to have an evening wine! If I would have to find any cons (still, with overall apartment evaluation 5/5) I could say that the last 2 km of the road is quite dusty (gravel road), but that's the price you pay if want to be a bit aside - usually such apartments have last 1-2km of the gravel road. Overall we really loved the apartment and can definitively recommend it. Thanks to Daniele and Fabio for all support during the stay.

My husband and I appreciated the attention the owner paid to the details of making the apartment more than a vacation rental. The wood ceilings, tile floors, fireplace, extra storage, comfortable bed, great lighting, screens for the doors and windows, patio overlooking the valley, and herb garden made the apartment felt spacious, warm, comfortable and home for a week. The apartment was immaculate, recently renovated and looked better than the photos. I particularly enjoyed long walks along the dirt road next to the "village" where the views in every direction were some of the best to be found in Tuscany. My husband swam daily in the infinity pool which along with its landscaping fits naturally into the side of a hill and offered spectacular views of the fields beyond. Off the beaten path, this apartment was perfect for a quiet week in Tuscany.

Das "Feriendomizil" war wunderbar im Detail abgestimmt. Bilder, Farben, Licht........ein Einrichtungs-Level der uns rundum zufrieden machte. Wir fühlten uns sehr wohl und benutzten jeden Morgen und Abend die Terrasse um die "Borgo Mummialla Atmosphäre" aufzunehmen, der angrenzende Wald brachte interessante Töne und Laute hervor..... Ein wirklich beeindruckender Pool, wunderbar angelegt. Leider hatten wir "nur" eine Wassertemperatur von 15°C, dennoch mussten wir unbedingt, wenigstens einmal diese Anlage benutzen. Schön! Ideal gelegen um die Toskana zwischen Florenz und Siena zu erkunden und um anschliessend in Ruhe wieder "Heim zu kommen" Wir würden auf jeden Fall wieder kommen wenn wir uns nochmals in dieser "Toskana-Region" aufhalten würden. Jedenfalls haben wir es richtig gemacht und La Boscaiola-Borgo Mummialla genossen. Grüße in die reizvolle, wunderschöneToskana..... Olaf und Heike

Beautiful, peaceful, well-situated for day trips into Tuscany
We had a great time in this beautiful spot. Well-equipped and very peaceful. Fabio very helpful. Only challenge was the fireplace, which is poorly designed and only really works with a door or window open to keep the airflow moving. Highly recommended.

Séjour merveilleux dans la douce Toscane. L'appartement situé dans un vieux village entièrement rénové, est très agréable, frais, joliment décoré et très bien équipé. Piscine de rêve avec une vue sublime sur la campagne Toscane, magique au coucher du soleil ! Terrasse privative ouverte sur les collines pour apprécier un verre de Chianti !
