Rocky Mountain Outpost is a large, spacious (and very hard to find) 8-bedroom, 2-loft, 5-bathroom home Frisco and the perfect getaway for multiple families or large groups of up to 18 people. You can even bring your furry family members to this dog-friendly retreat! With a huge kitchen, large dining room and multiple living areas, it’s the perfect gathering place with plenty of room for everyone. Tucked away next to the Rainbow Lake Trailhead, there are mountain views from nearly every room, and you’re just minutes from Frisco's Main Street and a 15 to 20-minute drive from multiple ski areas. You’ll love the private hot tub, gas fireplaces, and easy access to the Rainbow Lake Trailhead that offers snowshoeing and cross-country skiing in the winter, as well as hiking and mountain biking in the summer.

Inside, there’s plenty of room for everyone to spread out with a spacious living area, a game room with flat-screen TV and ping-pong table, and two lofts. There are flat-screen TVs all over the house so everyone can watch what they choose; there are also dozens of board games to keep the group entertained. There’s a large back porch with a barbeque grill and hot tub for relaxing after a long day exploring the mountains.

The kitchen has plenty of space for more than one cook with two stoves and ovens. The dining room is just off the kitchen and has a long dining table with seating for 20 and a gas fireplace for setting that perfect mountain ambiance. There’s a main floor master bedroom and 7 more bedrooms spread throughout the home that provide the perfect amount of privacy.

great house for a large group
5 siblings and their families stayed here over labor day weekend. The house was very large and had a great backyard. The location is fantastic, as it backs right to a trail head. Our last day, there was a giant bull moose in the backyard eating grass. The hot tub worked extremely well and it was very clean. The kitchen was well stocked as well. It is definitely a quirky house so be forewarned. The upstairs loft/bunk room connects through a lower bathroom that is shared by two bedrooms. But everything was in working order and we really enjoyed the weekend.

Family reunion for 14 people
Loved the location right at the head of a trail to beautiful Rainbow lake just a 10-minute walk up the hill. Also a short walk (20 minutes?) to downtown Frisco. Indoor hot tub was broken, but outdoor hot tub worked well. Bed was comfortable. As others have noted, the house has a thrid-floor bunk bed room that sleeps ~8. That room has its own half bath, but to exit that room you must pass through another bathroom, which makes that other bathroom less usable. The house worked well for 14 of us, but the bathroom set up might be a small problem if our group was much bigger. Management communicated very well and was very responsive.

Great Ski Lodge for Large Group
The house was all set for us upon arrival, and everything was clean. Linens and toiletries were stocked. We had no issues. It would have been nice to have the indoor hot tub functioning, but the outdoor one worked great. I would definitely recommend to others.

Rats in the house. Weird room layout
House is in a very good location and convenience for for everything. However overall experience was bad. It was listed as 18 people to stay and we were a group of 14 with 4 families and based on the room layout, there is no way to stay. To access, some of the rooms, you have to go through a bathroom and that bathroom has to be shared with 3 rooms. If someone is in the bathroom, you are locked in your room. So weird!. There were rats running around inside the house and property managers said it's normal and asked us not to keep any food outside. They came and put mouse traps everywhere. Inside the house is very dry and looks like something is not right with the AC/Heather or the ventilations. There was a gas leak in one of the cookers and we did not use it. It's not worth the money we paid. We were there for skiing and it was very convenient for all the sky resorts and we had great time at skiing.

Perfect for a Family Reunion!
We just stayed at the cabin for a family reunion/early Thanksgiving and it was 10 adults and 4 kids (ages 4-7). The house has a very interesting layout, but there were so many bedrooms and the separate spaces made it easy for all of us to fit and have some space away from each other. There’s a bedroom on the third floor with a bunch of bunk beds and single beds, so it was nice we could put all the kids up there. But that bedroom is only accessible through a bathroom, and that bathroom door doesn’t lock, so that bathroom wasn’t useful for showing it actually using the toilet. Aside from that, our only other complaint was that the gas fire pit gave off very little heat. We tried to roast marshmallows but unless we let them all light on fire, they weirdly wouldn’t cook! And we were freezing. A wood burning fire pit would have been much more enjoyable! The hot tub was so nice. Very clean and the perfect temp. There’s also an indoor hot tub, but we were told not to use that one. We had a couple sinks that wouldn’t drain, so I contacted the management company and they had it fixed within hours, so that was nice! My dad cooked huge meals for everyone and it was so nice to have so much space and so many cooking/baking accessories in the kitchen. The beds weren’t the most comfortable, and the beds and floors cracked pretty loudly. But everyone seemed to sleep well enough. The trailhead for rainbow lake being right next door was awesome! Overall it was a fun stay!

Perfect place for our group of 14!
A group of 14 of us stayed here for the weekend during our wedding and it was honestly awesome. The rooms are grouped together in 4 different groups so different families and friends could spread out and have privacy. It had everything we needed for cooking and had 2 fridges which made for plenty of room for drinks also. It snowed while we were there and someone came and plowed the driveway which was nice. The hot tub and fireplaces were also very nice. It was close to town but also still felt private. There’s a hiking trail to a lake right behind the house which was cool too. We would definitely stay here again!!!

The perfect house for family and friends get together
This house was perfect for friends and family. The multiple wings gave guests separation and the large dining room, kitchen and outdoor space were perfect to give people some separation to socialize in smaller groups. A little more attention should be paid by property management to remove things like broken outdoor furniture or fixing the BBQ. Overall, I would rent this place again for our large extended family and friends.

Needs maintenance.
The house is in need of maintenance. - Regulator on grill would not allow gas flow inconsistently (250 degree max. Reset the regulator and was able to reach normal temp. Overall the grill is not high quality. - Mold in master bath. Caulk missing and cracked and moldy. Could be a health hazzard. - The guest shower drain clogged with hair. - Some of the blinds wouldn't raise or open.

Excellent Getaway
The property was absolutely phenomenal and really became the center point of our whole vacation / bachelor party. The 8 bedrooms were all good, the property had so much space no one felt crowded, there was entertainment on site (lawn games, fire pit, great hot tub) and everything in town was a 5 minute bike ride away. The house even had all the extra pans / spices / kitchen needs to make make you feel very welcome. I can't recommend the house enough.

Awesome Trip thanks to the wonderful house.
The house was amazing. Plenty of room for all 20 of us. The game room with ping pong was a hit with the adults and kids. The fire pit at night was awesome. We had a murder mystery night and the huge table was great for that. Not to mention cooking larger meals on the 2 ovens. Communication was great with the property company. Any questions I had I texted and they replied very quickly.

Great big group house
I booked this house for a reunion of my college roommates. We had four families for a total of 16 people, and the house was great! The large kitchen and dining table made meals easy and fun, the kids loved the ping pong, and we all made good use of the back deck and hiking trail out the back yard. Hiking highlight was seeing a moose as we headed up to rainbow lake one evening! There was plenty of parking for our large group, too! The house is a bit odd in its design, but it is functional. It is not glitz and glam, but it is comfortable and you don’t feel like you are in a museum. I would definitely recommend to families, but maybe not with toddlers or younger. As a mom, just trust me on this one.

The house was set up for multiple couples. It was perfect for our vacation.The dining room table was nice for family meals. Got to see Starlink pass over on 2 nights.Rainbow lake a quick hike from property was a big hit.Had a bear visit our first night. Got in 2 cars because they were left unlocked. No damage. Had a moose show up day 2 across the street. We had a great time with lots of memories.

Definitely worth it!!
The cabin was incredibly spacious and located at the perfect location in Frisco, CO. The back yard was lush with aspen and pine trees. There were biking and walking pathways leading up to Rainbow Lake behind the property. The renting experience was easy and the communication through texting and emails was prompt. We had a total of 19 people and I never once felt overcrowded.

Great place for a family reunion
Check in was very easy, the house was plenty big for 16 people, which included a great bunk room for kids, the layout was great in that we all had dinner together every night on the very large tables and the common areas had lots of space for large groups. Two dishwashers and two sinks and two ovens was so handy. The house is a little worn down, but it’s a rental and that is understandable. Great recreation space, great area of the city, plenty of parking, easy access to trails. The convenience of it and accommodating so many of us just couldn’t be beat. Everyone had a great time! We used the grills and fire pit every night. We had a few maintenance issues but called the rental office and they had people out very quickly. Lovely views, peaceful, easy access to Breck, Frisco has a super cute downtown that is about a mile away. Overall a wonderful stay!

Not Ready for Primetime!
This property has plenty of space for a large group to spread out. It is however in need of maintenance. The sofa sleeper is not usable for seating. There were broken chairs inside and outside. The beverage refrigerator did not work. There was a low drawer in the kitchen which would not stay closed and it was a trip hazard. There were areas on the outside deck which you could fall through. We placed tables over them to avoid falling through. The doors in the upper loft could not be closed due to the carpeting. A CO monitor began chirping in the middle of the night due to a low battery. The list goes on. All of these issues are fixable and avoidable if the property was checked and maintained prior to guests arriving ie: change batteries in monitors which are required by law to be in the unit every 6 months. The management company was responsive when they were notified of issues. However if done right, the property would be guest ready before the paying guests arrive. The management company should inspect appliances and furniture etc to be sure all are in working order prior to each guest. The management company wanted to have repairs done on the deck while we were staying there. We declined, we did not pay this much money to have construction interfere with our long awaited family reunion.

Location was excellent. Walkable to downtown Frisco and short hike to Rainbow Lake and connecting trails. House spacious but has been added on to multiple times so not the best layout for bedroom/sleeping arrangements for family with all ages. Kitchen and dining areas large enough to accommodate a crowd. Living room good for gatherings. Enjoyed the fire pit for s'mores. Horseshoe area and ping pong table nice amenities, but needed to be better kept up. Overall, needs some TLC, including house/furniture repairs and maintenance and general upkeep - but provided us with a good locale for our family reunion in Frisco.
