Access:
To access this property may require snow tires or 4WD - it is accessed via a non-paved driveway off of Ridge Road. Free parking for up to 5 vehicles to the rear of the house accesses several entrances, primarily the Kitchen on the North Wing and the majority of the bedrooms in the South wing of the house. Please drive carefully - and slowly - on this neighborhood road!

North Wing:
--Kitchen: Updated Kitchen with stainless steel appliances, breakfast bar, Keurig, cooking utensils
--Dining Room with seating for 8 and lovely mountain views with a wet-bar and pantry area joining to the kitchen.
--Common 1/2 bath and laundry
North Wing - Upstairs:
Accessed via a staircase in the kitchen, the Upper North Wing has three rooms and a shared bathroom. The study is accessed via the Twin bedroom with TV.
--Upstairs North Queen Bedroom with private access to Jack and Jill shared bath.
--Upstairs North Twin Bedroom with access to Jack and Jill shared bath, Xbox and TV. This room provides access to the Study.
--Study: Through the Twin Bedroom is the beautiful wood study equipped with a twin bed.

South Wing:
5 total bedrooms and two full baths on this end of the home.
--Lower South Queen and Lower South Twin/Full: On the lower level is the Lower South Queen Bedroom in blue and the Lower South, seafoam colored Twin/Full Bunk Room which share access to the pink bathroom.
--On the upper level are three more bedrooms. At the top of the stairs is the Upper South Queen room in lavender color. Pass through the upstairs bathroom with shower/tub combo to the Upper South Twin/Full room with beige walls. Finally the Upper South queen with a view was originally set up as a study. This room is accessed through the Upper South Twin/Full bedroom and has sweeping views of the mountains.

Great Room and common areas:
--Joining the two wings of the home is the great room with high ceilings, ample comfortable seating, pellet stove, tv, reading areas and lots of light.
--Off of the Great Room is a beautiful sun porch with views and tile floor - this room is set up as a game room with foosball, darts, and TV. Pellet insert for warmth and ambience. This room is preferred for access to and from the pool and Hot Tub as it is a close entrance and has a tile floor.
--Stepping out of the double doors of the great room to the outdoor terrace you'll find yourself swallowed up by the view.

-Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 5 Vehicles. Please contact Bretton Woods Vacations if you have any questions.
- No Undeclared Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES.
-Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes. Noise monitoring may also be in place to detect the number of occupants and inform us of excessive occupancy or noise.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.

Great space for a large family
We rented the home for our family of 8 (adult children and partners) plus a newborn to attend a wedding held nearby. The location was private and stunning yet close to the venue, and the space was more than adequate. We all enjoyed learning about the connection with Robert Frost!

Once in a lifetime family vacation
We visited this warm, welcoming, historic property over Columbus Day weekend to celebrate my mother's 75th birthday. We had 6 adults & 6 kids under the age of 12. The location of the home was incredible with gorgeous views of the white mountains and a short drive to a wonderful grocery store with organics and many of our favorite activities in the area: hiking, top of Loon Mountain visiting the Glacial Caves, and simply driving through the gorgeous foliage. We felt like being in the house was vacation enough. Plenty of space for 3 families to have their own nooks, the house was a delight to explore, and we all enjoyed a little hot tub at the end of the day. This house and the experience is truly a gem and with a pool I have to imagine it is a wonderful summer retreat. I will rent here again, and again, and again. Thanks for such a great home and for welcoming dogs!

Beautiful property - lo
The house has been updated beautifully, but still maintains its old world “charm”. The bedrooms are quite large and the layout was great for three generations of our family to enjoy. Of course, “charm” comes with windows that are tough to open, bathroom doors that don’t lock, and no AC. But the beauty of the property makes up for all of those. The hot tub and fire pit being a few highlights. The kids took a few jumps into the pool. At this price point - It would be nice if the pool was heated given the temperamental New England weather. But All in all - a wonderful property, responsive team, and very likely our family will return in the future.

I really loved this house
The house itself is beautiful. We brought some piano music and tried out the piano, swam in the pool, relaxed in the hot tub. We enjoyed the charming and funny notes about various things in the house. The view from the dining room is hard to beat. We did the Franconia Falls hike (/walk) and swam in the cold river, and checked out Flume Gorge. Kids & adults both loved this place. (Note there's no A/C, if you're planning a trip during a heat wave! )
