Central apartment on the 1st floor located in the heart of the Oltrarno, the district of the Florentine artisans. It's very comfortable and comfortable and you feel like you're at home.

Central apartment on the 1st floor located in the heart of the Oltrarno, the district of the Florentine artisans. From here we see the Church of the Carmine with the frescoes by Masaccio, the first Florentine painter of the 1400s from which the Renaissance began. It is 10 minutes walk from Ponte Vecchio, Palazzo Pitti, Santa Maria Novella (train), Palazzo Vecchio and the Duomo. The apartment is part of an ancient building dating back to the 1600s and was recently renovated by the owner who has preserved the ancient stone portals and is furnished with antiques from his own family. It consists of entrance hall, living room with dining area (with a table for 4 people) and kitchen area overlooking Piazza del Carmine and two large double bedrooms with two bathrooms. You can also use satellite TV, personal air conditioning, gas heating, refrigerator, electric induction, combination microwave, dishwasher and washing machine.

The Carmine apartment is perfect for a family or for couples who want to live in an exclusive apartment. It is also perfect for visiting the city due to its excellent location and proximity to the services that Florence has to offer.

The apartment is located in the historic center of Florence. "Oltrarno" means "beyond the Arno" and this area extends along the south bank of the river. The Oltrarno is the true essence of Florence: a quiet, green and therefore more relaxed place than the other. For this reason, many tourists appreciate it more and more. This area is also known as the district councils, famous for its luxury shops, small shops and artisan studios (especially furniture and leather): Via Maggio is the antiques center of Florence.
From the rural center, in past centuries the Oltrarno became an elegant neighborhood where many aristocrats built their palaces and villas. The largest of these is without doubt the Pitti Palace was the residence of the Grand Duke of Tuscany. Today Palazzo Pitti hosts many exhibitions and museums, the most important in the city. Other main attractions are Oltrarno the Brancacci Chapel with its magnificent frescoes by Masaccio, Masolino and Filippino Lippi, Piazzale Michelangelo with its breathtaking view of Florence, the magnificent church of San Miniato (one of the highest points in the city and the best example of Romanesque Architecture in Tuscany) and the Ponte Vecchio, with its countless jewelers and goldsmiths. Inside Palazzo Pitti, the formal Boboli Gardens, an open-air museum of sculptures, some dating back to the 16th and 17th centuries.
Finally the Oltrarno is famous for the antiques market in Piazza Santo Spirito (served every day), its cafes and wine bars (Olio & Convivium, Bene Vobis, Caffè degli Artigiani ...) And the taverns that offer dishes of Tuscan cuisine (Santo Bevitore, Le 4 Leoni, Osteria del Cinghiale Bianco, Il Magazzino ...). Those who choose to live in this area will find a wide range of grocery stores, bakeries, bakeries and more.

To make your holiday memorable and stress-free, we offer (for a fee) a chef who will prepare dinners or organize cooking classes, as well as a guide service for transfers to and from airports and day trips to the many cities and places of interest in Tuscany .

- For those arriving after 7.00 pm (from 7.00 pm to 9.00 pm (9.00 pm), an additional cost of € 20 will be applied.
- From 21:00 (21:00) to 23:00 (23:00) a supplement of € 40 will be applied.
- After 23:00 (23:00) do not check in
• Check-out is by 10:00
• It is absolutely forbidden to smoke in the home.
• Avoid loud noises respecting neighbors.
• Please make proper and respectful use of the instruments and furniture in the house.
• Please turn off all lights and air conditioning when leaving.
• Loss of keys will incur a € 30 charge.

• We ask you to dispose of the waste in the containers you will find on the street.
Upon arrival it is necessary to pay the tourist tax, € 3.00 per day (for a maximum of 7 nights) for each guest, children under 12 are free.

The center of Florence is a ZTL area which means a "limited traffic zone" and therefore special rules apply when you can enter this area. This particular apartment is in fact located within the ZTL area, so this means that if you are thinking of coming to Florence by car and want to get around and park, you will need to pay particular attention to road signs, CCTV cameras and access. cameras (they will show a red / green light) to avoid receiving fines. Guests who need to travel within the ZTL area by car to reach their apartment are advised to contact one of the private garages in the center (the one closest to the apartment where they are staying) and obtain a temporary access permit. Upon arrival in the garage, guests must specify that they need access to the ZTL and the garage then notes the vehicle registration number and forwards it to the appropriate police office.

4 of us from Canada stayed for 3 nights in late May 2024. The apartment is in a nicely situated neighbourhood close to the river on the south side and is within easy 15 to 30 minute walking distance to many of the needed historical and must see sites within Florence. The apartment has great charm and is well appointed and spacious. The apartment entry is well secured with multiple doors so the first time can be a little tricky but once you get the hang of the locks, all works well. Communicating with the owner via WhatsApp was very easy and they were very responsive.

The apartment is located on a busy street with several loud bars. Never received email with pickup instructions but when we called owner did not answer at once. When he finally sent instructions keys were not there, and we had to wait to enter. The apartment is in a vault like area of a building, making you wonder about fire hazard. There is no view of Florence as shown in picture 19. All furniture is old and the main bed was missing the wood support on the legs and we ended up sleeping on a ramp. Bad experience overall

As a travelling family we found this apartment central and cosy with washing machine which was helpful for laundry. Be aware you can hear all noise from adjacent apartments especially at night if people come home late or walk around above you.

Great for a Few Days
The apartment was good overall. We had to communicate with the manager over WhatsApp and were left in the dark for check-in until about 12 hours before we arrived. The managers do not use Vrbo to communicate, you have to message them on WhatsApp before you can figure out how to begin the check-in process. Was honestly a bit frustrating, but once we figured it out, they were quick to reply, with videos and information for getting keys. Very sweet people, just no obvious way of knowing any information before messaging them on WhatsApp. To get into the Vrbo you will have to unlock many doors and go upstairs. During Spring break this place can be loud outside where bars and restaurants are open late into the night. A fabulous pizza and pasta place is located only a minute's walk away PLUS you can learn how to make pasta there, so HUGE bonus! A coffee shop is on the opposite side of the block, packed with people and great coffee overlooking the river. Very nice addition to the morning routine. The apartment has all the little things you would need for your stay including a washer and drying rack for your clothes. I personally loved the humbleness of the apartment, and how genuine of an experience it is to live in Florence by staying at this place.

Overall everything was satisfactory and a very pleasant experience. The one and only drawback was that we never had an in person orientation to the apartment. Every communication was through Whats app. All in all our visit was quite enjoyable and we would recommend this apartment.

Good location. Apartment was very spacious and clean. The AC worked very poorly. The building entrance was not well maintain, main entrance kind of falling a part. Checking was very strange keys were attach to a near by bycicle rack. And you have to open 4 door before getting into the unit. Lady who was my contact try to charge me more for Florence fee that was allowed.

June rental near Santa Maria del Carmine in Florence
The apartment was spacious and clean, with a very usable kitchen. We appreciated the air conditioning that gave us a break from the June heat. I was having some trouble with my phone functioning when I arrived, so the check-in method, which relied on receiving a passcode and then retrieving the key from a lockbox and then following a video to find our way through the four locked doors, would have been a problem if my friend's phone hadn't been working well. However, communication worked well once we were there, and when we needed copies of the keys so the three of us could come and go the apartment independently, we were given them them almost immediately. We were the for a holiday weekend, so the location above restaurants was a bit noisy some nights, but with the shutters and windows closed, the sound was quite muffled and I was able to sleep with no problem, and the location near the restaurants as appreciated when we were looking for places to eat when all the city-center restaurants were full. Overall, we were very happy with the location and the apartment and wouldn't hesitate to stay there again.

Comfortable and great location
Comfortable apartment in a great location. Close to historic district and Ponte Vecchio. Vibrant neighborhood, lots of places to eat, on the ‘hop on hop off bus tour route and easy walk to other sights. Is situated above a popular bar that has music until late but the owner has put in double windows that lessens the noise. We did not have trouble sleeping but its worth mentioning. Really fun place.

Stay at Oltrarno VRBO property
We had a very pleasant stay in Florence and our apartment in the Oltrarno neighborhood. The apartment was in a good neighborhood with lots of restaurants and bars. There was a good bakery and small grocery store only a couple of blocks away that we used multiple times. I was a little worried that there might be too much noise because there are two bars very nearby to the apartment, but the owner has really made an effort to resolve that problem by installing a "quadruple-paned" window in the front bedroom where my husband and I stayed. We had absolutely no problems sleeping. I am used to wearing earplugs nightly anyway, and Ilaria supplied us with earplugs, also. The only problem, if you could call it that, was checking in was delayed a bit. We did wait about 45 minutes for Ilaria to arrive, but I think it just may have been a language glitch. Not sure, and wasn't a big deal. She was very nice and showed us everything about the apartment. Overall, we had good time in our VRBO Florence apartment. I could recommend a stay there!

Second time staying in this lovely apt
This is the second time staying in this lovely apt. I particularly love this location as I used to live nearby. It’s clean, has all the amenities I need, has comfortable beds and is within walking distance from lots of sights. There is a bar and restaurant downstairs which was nice. Ilari, the property manager, was so nice and helpful. She even reserved a taxi to the airport me! I loved my stay.

Be-Aware: VERY Noisy (Aug 2018)
This apartment is nice, however it is very, very NOISY. We stayed over from Aug 26-31, 2018. The apartment is located on the second floor immediately on top of a bar with a terrace with loud music until 02hr00 and customers leaving at around 02hr30-45 in the morning each night that we stayed over. The customers are twenty & thirty-year-olds laughing, singing and some screaming. As mentioned in a previous review, “If you like to relax and sleep during your holiday then this is not the location for you”. This comment is so true. We requested a refund. The owner wrote back in the first week of September agreeing on a 200 Euro refund, but this never happened.

Too Noisy!
Unfortunately the bar below the master bedroom has a platform that juts into the street and this is in full swing till around 03:00 when the customer noise subsides and then the staff cleaning up are scraping, pulling and slamming shut the roller doors! It was not quite so bad on the Thursday night but the weekend nights unbelievable. The apartment has double glazing but does not help. The shutters are slatted so no help either. The second bedroom did not have the noise problem. Such a pity as I liked the location, it had a good restaurant across the street and wonderful frescoes in the Brancacci Chapel at the top of the piazza. Away from the mass of tourists too. A wonderful, popular gelateria just before the bridge. There is a long flight of stairs to get to the apartment, through a door and then a few steps going down. There are a few small individual steps inside the apartment. The beds were comfortable, clean, the washing machine worked well and there is a small rooftop area to dry clothes. Maybe in the winter the bar is not open... Sorry for the low score but the noise was horrendous.

Great Location, Very Noisy
This apartment was nice, lots of light and easy to access Firenze with a good walk. However, the noise level from the street below on Friday, Saturday and Sunday nights rivaled Mardi Gras as the restaurant/club below drew hundreds of twenty & thirty-year-olds. The building vibrated with the music and voices/laughter until 3 am. If you like to relax and sleep during your holiday then this is not the location for you. Across the street is a wonderful trattoria, Trattoria del Carmine, and down the block is the amazing Brancacci Chapel with 14th century frescoes. Great gelateria around corner on the Arno. We felt it could have been better outfitted with more than 4 of every utensil/dish so as not to wash dishes or run dishwasher every day. Lots of steps and 4 keys, which was a nightmare when returning back exhausted from a day of walking. We could have had better communication with our hosts as we had issues with the stove/oven and air-conditioning (which was great once we had it working) as we called several times, left messages and never saw anyone; however, the air conditioning and stove/oven were reset in our absence. Perhaps in the winter months this apartment is less noisy, which would make it more enjoyable.

Excellent location in quiet artistic community
We stayed here for 5 nights. Very comfortable. We are tall so it was important to find somewhere with beds and no footboards. Very good for the four of us, 2 couples. The three keys to get in were not an issue. They were organized in such a way for us to remember which to use when. Fabulous trattorias right across the street. And the best gelatto around the block... no kidding! Easy walk around Florence and we appreciated the quiet street. There is a trattoria below us but we really couldn't hear much from them. The first floor in Italy is always one flight up fyi. We were able to walk to and from the train station. (We are 60 ish). A fabulous time, amazing art, great location with Massacio's art across the street in the church that we could see from our window. Also, air conditioning worked best if doors were closed. Do not try to cool the hallway... Great coffee across the street.

Great location, just steps to everything in this very walkable city. The description and photos were accurate. Good communication with the owner before we arrived and easy check in / check out. Like other reviewers we were concerned with the number of keys but easily worked that out. Being from NYC, I did not find it noisy.

Very clean, good location.
Property was very clean. Bed was comfortable, and air conditioning worked good. Owners left clear directions on use of appliances, a book with useful phone numbers, and local eateries. The only negative was the bar across the street that gets loud from about 10 to 12 pm, but the back room is quiet. Price was reasonable. Would stay here again.
