The property is a quiet and peaceful two-storey villa near the medieval village of Filacciano (film set by Fellini and Nanni Moretti), 50 km north of Rome; the villa was originally part of a monastery with an olive grove and olive press and is today equipped with all comforts.
The farmhouse can be reached from the town of Filacciano via a country dirt road (for which the use of the car is essential) and is located in a private area where there are three other villas hidden in the green and not visible from the property.
The villa is immersed in a vast five-hectare landscaped park covered mostly with oak woods; of the park there are 7,000 square meters of garden consisting of a grassy plain sloping towards the Tiber river and the Sabina hills; the green, designed by landscape architects with rare plants and old roses, wisteria pergolas and vines, is divided into a garden, a vegetable garden and an orchard.
In the garden there is the swimming pool with hydromassage and equipped solarium.
The pool and the park are for the exclusive use of the guests and you can pick the fruits of the orchard, the vegetables from the garden and the strawberries from the strawberry ... if it is season!
The villa has private parking and is accessed through a large furnished square, including a barbecue area and a wood-burning oven.
In the closed porch in front of the villa there is a small sitting area and a dining area with a large pink marble table. The porch leads to the two communicating rooms on the ground floor, both with a large fireplace; the first room is used as a living room with satellite TV / DVD and access to both a veranda-study and a service area with bathroom and woodshed; the second room, used as a dining area with a large kitchen island, communicates with a grottino which is the rest of an ancient oil mill.
The first floor is connected to the ground floor with a peperino staircase equipped with a handrail, has an access door at the back of the garden and is dedicated to the sleeping area. Four bedrooms and three bathrooms are available: a double bedroom with TV, private bathroom with bathtub, washer-dryer and access to the panoramic terrace; a double bedroom always with access to the panoramic terrace; a double bedroom overlooking the garden at the back of the house; a bedroom with a single bed and a pull-out bed; along the corridor there are two bathrooms, one with anti-bathroom and bathtub and one with shower. The three double bedrooms and the ground floor are air-conditioned.
The villa usually hosts Paloma and Leon, the two danes of the owner, and is equipped with bowls and orthopedic mattresses for dogs.
