HOUSE RULES:
- No smoking or vaping inside and no wood fire pits - outdoor wood burning fire pits are illegal at all Estes Park STRs. There is a propane fire pit for your enjoyment. Please turn off fire pit and propane tank beneath when not in use.
- No parties. Only celebrations with your traveling companions who are on the reservation count. :) (please no glitter or confetti!)
- Maximum of 2 dogs (please include in the reservation count, there is a flat $100 pet fee). If bringing dogs, please see additional dog rules below.
- Due to the time required for cleaning between stays, we do not allow early check-ins or late checkouts. Check in is 4pm or later; check out is 10am or earlier. Thank you for understanding!
-Quiet Hours from 10:00pm to 10:00am. Thank you for being courteous to our neighbors.
ACCESSIBILITY:
Guests will have full access to the house and able to come and go with their unique entry code into the keyless entry locks. Plenty of space to park 3 vehicles on the flat, gravel drive with a cement landing strip for one vehicle. Side entry is accessed by walking up the lit 47" wide ramp. The 35" doorway leads to a wide foyer. If a person with limited abilities comes in this side door and sleeps in the downstairs bedroom, they will have no stairs to go up or down. Primary bathroom has shower seat and a grab bar at shower and toilet. The front door accessed by a flat flagstone path and 4 steps leading up to the platform of the private deck and front door. Both decks are accessible from inside the house without any steps.

Mountain modern and charming, this newly remodeled 3BR/2BA home will give you room to gather together before and after your adventures. Located on a 0.6 acre ponderosa oasis! In 2023, we did a major remodeling with our future guests in mind. We truly hope you love it and feel very welcomed!

INTERNET:
The home is equipped with Wifi reaching speeds up to 1 Gbps. Two Roku TVs are on the Wifi and you can login to your personal streaming accounts or if you don't use personal streaming, there are a few included channels on the Roku TV.
BEDROOM 1:
Primary bedroom. Located on the first floor. Queen Bed. Luxurious HELIX mattress and premium linens. Two matching nightstands with drawers, table lamps and a large stand-up dresser. 40" Roku tv, luggage rack, hanging rack and wall hooks, black-out curtains. Accessed near the kitchen and stairway leading upstairs as well as sliding glass door access to backyard deck. This bedroom has space for a pack-n-play or the twin air mattress on the floor if needed for children
ENSUITE BATHROOM:
Newly rebuilt with tiled walk-in shower, new vanity w/ marble countertop, new lighting, built-in shelves, new toilet, plenty of towels, storage and mirrors!
BEDROOM 2:
Blue room. Located on the second floor. Queen bed with new mattress and memory foam topper. Two matching nightstands with lamps offering usb charging ports. Closet with built-in shelves. Luggage rack and bench. Views into a large ponderosa pine outside east facing window and views of Twin Sisters peaks out the clerestory windows. New curtains and ceiling fan. Larger of the 2 upstairs bedrooms - room for the pack-n-play or the twin air mattress on the floor if needed for an additional sleeper or child. Also in the closet you will find TOYS (see photos)! Decorated with local wildlife art.
BEDROOM 3:
Green room. Located on the second floor. Queen bed with new mattress and memory foam topper. Closet with luggage racks. Small dresser. Nightstand. Lamps offering usb charging ports. New curtains and ceiling fan. Views out the west facing window of Prospect Mountain and views of Twin Sisters peaks out the clerestory windows. New shades. Decorated with local wildlife art.
2nd FULL BATHROOM:
Located off the side foyer. Includes a shower/tub combo and new vanity and lighting. Additional towels located in vanity cabinet.
KITCHEN:
Fully stocked with ALL NEW LG stainless steel appliances; French Door Refrigerator with ice-maker, Electric Range, Microwave, and Dishwasher. Views from the new kitchen sink of the front yard ponderosas. Plenty of dishes, glasses and acrylic glassware, toddler dishes, baking dishes, pots and pans, cooking utensils, serving ware, and a full spice rack for making your favorite meals...along with some unique serving dishes for those special celebrations! The kitchen is open to the dining area with a peninsula bar accommodating seating for two.
*COFFEE: Regular 12 cup coffee pot, Bialetti Moka Pot, French press, and an electric hot water kettle.
DINING:
Enjoy your meals on this mid-modern Kartell table with Eames chairs, while basking in the abundant, indirect light from the floor-to-ceiling, south facing windows. Look out onto the private front deck with views of Twin Sisters peak. Please let us know if you would like to use the highchair as it is stored in the locked shed. Total dining seating = 8.
LIVING AREA:
Very comfortable L-shaped Thomasville sectional, 2 comfortable chairs, large rug and a perfect sized coffee table for games or put your feet up and enjoy a show on the Large Roku TV on wall swivel. Bay window looking out to the front yard and views of Prospect Mountain.
BACKYARD:
Most of the yard is in the back and extends all the way to the fence in the far distance next to the white house and approximately 15' further on the side than our shed (there is a map on the refrigerator that shows property boundaries). The large deck and firepit areas allow for family togetherness and enjoyment with the propane bbq grill, seating and backyard games (corn-hole and frisbee golf), and multiple places for small group gatherings. The gas fire pit uses a propane tank, and we have 1 extra tank on site in case you run out. Please do let us know if you use up one of the tanks so we can be sure to get it replaced for our next guests. Looking west, you will see Prospect Mountain nearby and then through the backyard ponderosa pines, you will see the rays from the sun setting on Lumpy Ridge to the north.
Many birds make their homes in our ponderosa pines. In the yard, you'll be among rabbits, chipmunks, and butterflies (in the summer months). Mule deer and elk are frequent visitors, sometimes munching on the natural mountain grasses and wildflowers or even napping on the property! There are mountain lions, black bear and bobcats in the area though seldom seen.
COOLING:
No A/C. Our nights are cool even during the warmest days. All bedrooms are equipped with fans and cool down quickly with open windows, the setting sun, and our fresh mountain breeze. A/C is not the norm and seldom needed as Estes Park is a mild mountain climate and during the summer we are generally 10-15 degrees cooler than the nearby lower elevations of Colorado. The large shade trees and excellent insulation of this house keep it particularly comfortable in all seasons.
SHED:
Reserved for cleaner's supplies and maintenance tools.
PINECONES:
YES! You may take home bags and bags of fallen pine cones for your winter crafts and decorations. hahaha! But seriously, please feel free to!
CLEANING:
We paying a living wage to our cleaners, and actually pay $40-80 more than the cost you see on your reservation. Please care for our property as you would want your own to be cared for, the routine cleaning and disinfecting takes several hours between guests. We do not ask our guests to strip beds or start any laundry. We only ask that you start the dishwasher and take your trash out to the bear can.
DOGS:
We are happy to welcome dogs who are good travelers. Here are our pet rules:
-must be very well house and potty trained, even in unfamiliar places.
-no excessive barking while inside or outside.
-no digging in the yard.
-please clean up after them outside each time they go potty.
-please keep them off the bedding and furniture, or lay down provided dog-specific blankets on couch for them to rest on.
-must not be left unattended in the home or on the premise. If you absolutely must leave your dog at the house for a short while, you may bring a kennel to keep them in or if they are well trained they may stay gated in the entry hall. $50 fee for each/any incident not following these rules.
