The kitchen is recently updated with SS appliances, plentiful storage and full stocked with pots, pans, kitchen supplies. The living room provides an open floor plan, comfortable furniture, and flat screen smart TV with Xfinity, Netflix, and Pandora.

Enjoy a dip in the hot tub on a lovely Virginia evening and have the opportunity to watch for wildlife and take in the beauty of the Shenandoah River. Make Smores, Hot Dogs, or enjoy a crisp fall or winter evening next to the fire pit. We also provide tubes, kayaks, canoes to make your stay as enjoyable as possible.

For those who enjoy outdoor cooking, this cottage comes equipped with a stainless steel propane grill.

We offer exclusive experiences available at this premier home. We do allow pets to accompany your group with approval and $35/nightly per pet fee which we will request separately.

Great river location and amenities
My extended family of 10 stay for the week. With 5 active kids ages 9-12 there was plenty of kayaks, tubes, and canoes for them to use. The river is calm in front of the house. Yes the hill to the water is steep but it wasn’t an issue for any of us. The porch rocking chairs on the screened porch was wonderful for drinking coffee and watching the river every morning. There’s a stack of firewood for the fire pit which is nice of the host to supply along with sticks (in the kitchen) for roasting marshmallows. A note about the bunk beds, it is in the basement and the ceiling is low, kids cannot sit up in the bed so none of our kids slept in the top bunks, but as far as a place to sleep it works. The gazebo in the back is a nice addition.

The good, the bad, and the ugly
So starting off with the good. the location is excellent. The river is very nice and accessible directly from the property. the water is deep, and slow. It's easy to use the included kayaks and canoes on. The owners were responsive when the ugly (see below) occurred. The bad. The air conditioner was unable to keep the main floor below 79 degrees when it was about 90 outside. The upstairs only has two small window units and they struggled with the heat as well. The advertised hot tub was unusable. the water looked like "weak tea with a film of bugs" as one guest aptly put it. The house is not updated in any way. the furniture is dated, as is the entire house. It would be a great place with some honest investment, but it shows it's age and wear everywhere. The Ugly: The maintenance on the house is clearly reactionary, not preventative. How do we know this? On our second day, the downstairs bathroom began to spew sewage from both the toilet and the tub, covering the bathroom floor and rendering the entire downstairs uninhabitable. it took a few hours to get a plumber there who laughed when he opened the tank. "filled to the brim" he said. "should have been emptied weeks ago" he added. A few hours later a cleaner came to clean up the bathroom. Now i understand that things happen sometimes, but it's very disappointing that the owners made no effort to apologize, much less offer any concessions. A partial refund would have made the situation forgivable

Comfortable House, Nice Spot on the River
This is a comfortable old house by a scenic bend in the river, with nice updates and everything important in good working order. We chaperoned a short spring break excursion for four HS senior boys who had the lower level rooms (and hot tub) to themselves. The common area on the main level was great for eating meals and the kitchen proved serviceable for cooking several meals. My wife and I had the upper level to ourselves. Solid Wifi if you need to work or want to stream movies. Note that it is easy to hear what is happening in the lower level common area from the main level. The location is a mile or so from the main road and quite peaceful, but close enough to Elkton to easily access a nice Food Lion and at least one good restaurant (Old 33 Beer and Burger). Day trips to Luray Caverns and Shenandoah NP are very manageable. We mostly kept clear of the river as it was still quite cold in late March. The fire pit looks nice, but there was a county-wide no-burn order in effect so we did not use it.

Not the paradise we expected
I’ve stayed at many properties and this is the first time I left early and felt negative about the property and owners. As per the owner’s request, I sent a very detailed email with our experience and issues and the owner only directly addressed a few items basically dismissing my concerns as having ridiculous standards. We left early because the backyard was not as pictured and was not safe for my 5 and 2 year olds. I now see another reviewer said the same thing and I wish I had seen it earlier. There is a steep drop to the river and the one walking area is also steep and slippery. I didn’t find the cleanliness level to be anywhere near where it should be given the price, the cleaning fee and the fact that we are in the middle of a global pandemic. When I complained that there was poop floating in dirty water in the toilet brush holder (no brush inside) for all to see I was asked what I was expecting since it’s a toilet brush. I was expecting it to be clean - just like every one I’ve ever used at any property including my own. A couple pillows were terribly stained and some towels had large holes. Again, things I don’t expect when paying this price for a property. The owner makes a point of telling you how many towels you get so when we had half that I let her know so we wouldn’t be accused of taking any and she replied that what I was given was a sufficient amount for my family. The whole response was rather cold and uncaring. The house itself is fine but for the money you pay, it should be above that. I’d rather give my hard earned money to people that go above and beyond to make people feel at home on their property instead of being treated like my concerns are a bother and being left to feel like I got taken advantage of.

River paradise?
Despite this vacation rentals many shortcomings, our family created memories just being together. Pros: Enough space to fit our large family Nice fire pit Screened in porch was a plus, just wish we weren't surrounded by spiders inside it (see cons) Access to river, unfortunately some of the equipment needs fixed/replaced (see cons) Hot tub was enjoyed by many, but unfortunately it was not filled when we arrived and took over a day to heat up The owners were quick to respond with any questions/concerns we had before and during stay Cons: The outside of the house needs a good cleaning. Spider webs/dead and living insects were all over the windows and screened in porch. Just made it uncomfortable for many. The property needs pest control. I woke two mornings with a spider dangling above my head. They advertise plenty of water equipment, but most of the kayaks did not have plugs and many of the intertubes were deflated. They need to weed out what works because my poor mom went out on a kayak and it started to fill with water. It was up to her chest by the time she reached shore. Although they advertise three bathrooms, only one was mainly utilized for showers. The upper level only has soaking tub and shower on main level was clogged so you were basically taking a bath in a shower. The pictures and wording of the access to river was deceiving. We had planned to hang out down there with the kids, but there is no beach....it is dirt and there was no slow drop off into river, so it would have been scary to allow any of them to swim.

Beautiful property
River Paradise lives up to its name. This is the perfect property for a scenic, river front getaway. From morning coffee on the back porch rocking chairs to evening smores around the fire pit, we enjoyed every minute of our trip. Highlights were floating the kayaks and tubes down the river to the Shenandoah Public Boat Ramp, watching the kids try to catch minnows in the shallows, casting fishing lines in the backyard, and excursions to Shenandoah National Park and Skyline Drive for waterfall hikes. Highly recommend dropping into Elkton Brewing Company for a beer and live music. There is plenty of room to bring the extended family. We definitely plan to return in the future.

My daughter was just married there. Because of the quarantine, everyone attended by zoom! The river was in the backdrop and made a great setting. overall, a very nice home. i drove about 5 into Elkton and they were able to drop tubes in and float down stream. i would recommend to anyone. You should put the coffee maker type on the amenities page.Thanks!

The house is rustic with lots of character. This is a remodeled cabin so dont expect big rooms with an open floor plan. There was scattered trash on the outside property... cigarette butts, egg carton, other small trash.

Plenty of room for large families. Long bar table for eating, crafts for the kids and games for the adults. Comfortable beds, hot tub to jump into after a winter polar plunge, and kayaks, canoes for the adventuresome. Don't hesitate to book this lovely place.

Amazing Riverside Weekend
The property was perfect for my friend group to get together after not seeing each other for years. We all went to JMU so the proximity to campus was nice. The activities at the house had something for everyone so no one was ever bored. It was a great property! I highly recommend!

Great weekend getaway!
We had a great time on our trip. The house had plenty of room for our large group and the location right on the river can't be beat.
