Perched above rolling farmland on the edge of the Pentland Hills Regional Park, this is a home to re-connect and enjoy a little together time. For some this will be the journey’s end for rest and relaxation, while for others it will be the start of some amazing outdoor adventures in the raw, natural beauty of the Pentland Hills – a hot-spot for walking, biking and nature lovers.
Inside, the cottage has a multi-level arrangement, leading down into a spacious sitting room and dining room with characterful beams painted white to bounce light, and original coach house doors opening out to the lawned garden and far reaching views. The overall look is soft and tranquil, with an impressive central wood burner the focal point of the room for hunkering down and enjoying those cosy ‘go-nowhere’ days.
The gentle colour palette continues into a shaker style kitchen with a small central island and side doors leading out to the side of the cottage which extends into the front lawned garden.
Head back to the main access hall to the rear, and there's a sun room to the rear of the property which can be used in warmer days. The inner hallway leads up to three charming bedrooms, each balanced with a gentle colour palette which are serene and restful. The main bedroom has the benefit of an en-suite shower room while the other two bedrooms share a large family bathroom with shower, and separate slipper bath for a seriously sumptuous soak.
GROUND FLOOR
Access into the conservatory boot room with garden furniture which is an ideal spot for dogs and wellies - please note there is no heating..

Bedroom two with 4'6" double bed, side tables, chest of drawers and built-in wardrobe with shelving.
Large family bathroom with large slipper bath, large walk-in shower with rainforest head and handheld unit, heated towel rail, WC and basin.
Bedroom three with super king double bed, side tables, large chest of drawers and double built-in wardrobe.
En suite bathroom with shower with rainforest head and handheld unit, heated towel rail, WC and basin.
OUTSIDE
There is a gravelled courtyard to the rear, a patio to the side of the property leading into a lawned garden with far reaching views.
There is a large table with seating for 8 guests on the main terrace with an additional smaller round table with seating for 4 guests on the side terrace. A barbecue and fire pit are available for guest use.
PARKING
There is ample private parking in the gravelled courtyard to the rear.
CHILDREN & BABIES
A travel cot and highchair can be provided on request.
DOGS
Two dogs are welcome with a charge of £20 per dog. The property sits on a working sheep farm therefore dogs must be kept on leads and under control while walking in the surrounding area. This is particularly important during lambing season.
GUEST AMENITIES
Bed linen, towels and guest toiletries are provided.
WI-FI & MOBILE COVERAGE
Important - Wi-Fi is provided but please note that due to the rural location, it is community Wi-Fi and usage is restricted to 75GB per week so not suitable for streaming. Guests can purchase additional data should this be required. Please note this is a rural area and signal can be intermittent. Mobile coverage can be patchy depending on the network.
HEATING
There is central heating throughout the cottages powered by a biomass boiler. Wood burning stove in the living area with logs supplied.
