The room was clean, the property conviniently located, staff has been friendly. An issue of badn clogged took a bit longer to resolve needed more than one day reminder. But overall happy with the property.

For the price I would highly recommend this place. For the location, you are about 2km from the main attractions so that is a bit inconvenient. We took a couple of Ubers to and from the city centre and it was about £10 each way. The hotel was not willing to provide additional towels so unfortunately we were stuck with 1 towel per person for 5 days, not ideal but you make it work. Our door stopped locking. The deadbolt apparently would get stuck frequently. This was frustrating. Overall, I would stay here if you are trying to save money. But would recommend you stay closer to the city centre for convenience sake.

get what you pay for ultimately. the place is pretty tiny. wardrobe takes like 1 shirt and 1 pair of trousers. IT IS very handy for all the university based fringe venues. the only complaint is the horrible thin and spring loaded mattress. i have no idea how the students cope with these during term time. We had to get drunk every night! :)))

It's student halls, but not cheap. The bed was awful, springs digging into my back and a very cramped space. Bathroom not clean, shower shelf falling off. Had to buy shower gel/shampoo as only 1 small bar of soap and a sample packet of shampoo were provided. Staff clearly used to dealing with students rather than guests. Paper thin walls, if the bed didn't keep me awake the noise certainly did. Only nice thing was the kitchen, but again, nothing provided, had to go out to buy coffee. This would be acceptable (barely) if this was a budget option, but at over £100 per night you would expect much much better.

Great option! Wow I wish I had a dorm room like this when I was in uni! Very safe and secure building, double bed (not the most comfortable, but it’s a dorm room), private bathroom with shower, everything was great! Awesome location too!

The place is what you would expect from Student housing. It was quite clean and modern. Good value for the money, especially during Fringe. It was a bit noisy in the evenings and the bed/bedding was not comfortable, other than that, the place is a good budget friendly location.

Perfect for the Fringe
Perfect for the Fringe - cheap, central, yes it feels like being a student again but for us that added to the fun. Loved having the equipped kitchen, the communal table tennis and pool table, but the privacy of an en suite. Not particularly noisy and felt very secure. It’s not a plush getaway but if you plan on being active it’s perfect. Would definitely use this place again :-)

Very clean, but you get what you pay for
The rooms and halls are very clean and the kitchen areas are also kept clean every day. The location was great for the fringe festival and getting into the city. Prices were quite high for what you get, but really good for fringe time of year. I also had a really nice view from my window. However, the bed was incredibly uncomfortable and the room was very noisy. I had asked for a room on a high floor in a quiet area as I am a light sleeper. Unfortunately, I was given a room on the 1st floor in a shared appartment block with a large group of tourists. You can hear most conversations in the room next to you. You can also loudly hear doors slamming along the corridor and in rooms above you. On the second night the fire alarm went off at 3am and the mattress was so overused, I could feel each individual spring digging into me. I had to use my duvet as a mattress topper and sleep in my clothes. When I informed reception, they said they’d “check it out and possibly change it.” No apology or urgency. I paid £450 for 4 nights. It definitely wasn’t worth that for what you got, but the price was much better than other places during the last week of fringe. Due to the noise and very uncomfortable sleeping conditions, I didn’t sleep very well at all and wouldn’t stay again. Best if you’re in a big group with other people you know are going to be respectful of noise.

Convenient location for city centre
Convenient location for attending city-centre Fringe events. (20 mins walk). Welcoming and helpful staff. High standards of cleanliness in all areas. Some noise at night from room and fire doors banging, but very little external noise. Would recommend for a short, no-frills stay.

You get what you pay for
A short stay whilst enjoying the Fringe Festival. The location is fine a fairly short walk from events. I'd say about 15 minutes from the Royal Mile. However, the shower was partially blocked and the bed felt like an army had previously slept on it. Quite uncomfortable. In the end, you get what you pay for.

Nice No frills 3 night stay
Overall perfect for a few nights stay. Friendly reception, capsule room with communal kitchen if needed. Bed was slightly small but did myself and my young daughter fine. Short walk to the middle of Edinburgh.

This is a great basic place to stay. There’s no amenities, but for the price it’s great & even has an area you can do laundry. It’s basically a private dorm room that you’re renting - with it’s own private toilet/shower. I thought this place was perfect. It’s about a mile off the royal mile.

I liked the hotel condition and location but I found that communication was lacking. The staff was friendly but I felt there should be better communication of the hotel services, features and amenities at check-in. One of the most vital things that I felt should have been communicated was that you have to lock your room door with your key card when leaving the room. In most properties I've stayed these doors lock automatically so we were there about a day before realizing this. This could create a major liability issue for you if people are unaware and have thefts occur in their rooms due to unlocked doors. I think even a simple letter in each room would be great that lists hotel amenities and features as well as important contact numbers in case of emergency
