We were a group of 60-76 year olds, exploring Bryce and Zion. Location was right in between both of them and we loved that. We were told that getting groceries was a challenge in the area, and they were not kidding! Aside from that, it was a great place and highly recommend!

SW Utah NP & off-roading
Three couples and a few adult family members . Spent our time exploring and wheeling Zion Bryce Capital Reef , Sand Dunes State Park . The cabin was perfect , used the truck turnaround on HwY from Cedar to load / unload & store trucks and trailers . Worked out well for our group. Very helpful neighbor directed assistance with parking. Perfect cabin for outdoor groups. Enjoyed very clean hot tub after long days of exploring. Highly recommend !

Perfect location to visit Bryce Canyon and Zion
Eleven adult family members ages 23 to 79 gathered here from 3 areas of the USA for some fun family time and to be awed by the natural beauty of the parks and the area. We had a lovely time! The house fit all of us perfectly! We played games, had an outdoor cookout around the firepit and shared fixing meals. Phil and Joleen were excellent hosts! They answered all our questions about shopping, medical care and distances before we arrived and made check in/out very simple! The one thing that surprised us was just how loud the traffic noise was outside, but no noise inside so that was good. The neighborhood was quiet, safe and peaceful. We enjoyed visits from the local deer and hummingbirds. We highly recommend staying here if you need lots of space and want to be close to Bryce and Zion. We brought cans of Boost Oxygen up from Las Vegas because none of us are acclimated to the altitude. That helped a lot! There are many stairs to climb inside the house so we used it often. The hot tub was very hot (104/105) but it was a great amenity that added to our daily fun. We are very great full to have been able to enjoy this lovely property. Thank you, Phil and Joleen! God bless!

Family Vacation
The property was nice and in a good location for our visits to Bryce Canyon. We enjoyed the convenience of the gas station located on the corner near the property and quick access to highway 89. There was ample room for our entire family to spread out or collect in common areas as needed. Some of the challenges were the overall cleanliness and upkeep of the kitchen, lot and hot tub. The pans and cutting boards were in rough shape and needed replacement. The property was not very well maintained with a fair amount of overgrowth and clutter. The hot tub worked fine although a bit difficult to operate properly and was not used after the second night. There were limits on towels and wash cloths for our group motivating immediate laund=ry actions.

This was our first trip to the Utah National Parks.
This was perfect four our group of 3 couples and is between Zion & Bryce. The owners even told us of a few local hikes they liked and gave us valuable info on groceries and firewood and we’re great to us. If you fly in to Vegas, there’s a Total Wine and Whole Foods right at the airport.

Plenty of space, but needs a little TLC
We enjoyed our 3-night stay at this house near Duck Creek Village. The location was ideal, equal distance from Bryce & Zion (and both of the nearby grocery stores - also about 25 mins apart). There was plenty of space for our group to both sleep, eat, cook, and hang out. We took advantage of the many games the owners have to entertain their guests, and we also enjoyed the hot tub. However, the condition of some of the property could use a little bit of care. For instance, the weeds in the backyard and in the middle of the horseshoe pit were tall and wide and clearly hadn't been dealt with all summer. We were also terribly disappointed that the bbq grill's propane tank was empty. The owners had told us a few days before check-in that their policy is the guest can purchase a replacement tank if they want to use it. Of course, this means someone pays for a full tank, uses only a little over the course of their vacation, and future guests benefit.. plus we were on motorcycles and there was not a way for us to transport it. So, we opted to bake our chicken and didn't go hungry (but still, I'd rather pay $3 more a night and have their property manager take care of it). It's a little close to highway 89, so you can hear the road noise on the back porch, or if you opted to sleep with your windows open to enjoy the cool mountain air. Overall this house was fine and met our needs for accommodation.

We were a large group and everything went perfectly. Hot tub was a hit. Wish it was closer to the park, but given the 12 people in the party, it was very affordable and we all had a great time. Would definitely stay here again.

Lovely home
Our family had never visited the Zion area before, so I wasn't sure where would be best to stay. This home was perfect. It has plenty of room (12 in our group), is very well stocked, clean, and well laid out. We visited Zion, Bryce Canyon, Sand Hollow, and some very nearby spots. Everyone had a great time. The owners are very nice and responsive if you have any questions.
