IMPORTANT INFORMATION AND RULES, PLEASE READ BELOW BEFORE BOOKING, THANK YOU.

• CARE TAKERS: the house is split on three levels, the first level is the passageway you drive through for parking (see the photo from the house listing titled 'guests-only parking space'), only the first few meters of that passageway (not visible in that photo) are occupied by the care takers’ accommodation which is completely independent from the rest of the house. The rest of the house is set on the two upper levels and these are for the exclusive use of the guests, with no interaction with the care takers . For details of the two upper levels please read the 'Guest access' section.

• COMMUNICATION & CHECK-IN: Graziella, the host, is an Italian speaker. Diego (English speaking son) will be the main point of contact for queries in English during your stay: quick to respond to via AirBnB texts or calls (not in person).

• NO HOUSE PARTIES: one of the main House Rules is that no house parties or events (e.g. Yoga classes by the pool) are allowed.

• NO EXTRA GUESTS ALLOWED UNLESS AGREED WITH THE HOST IN ADVANCE: please note that any additional guest must be agreed with the host in advance at the time of booking.

• WASTE DISPOSAL: the waste produced by the guests during their stay has to be disposed of by the guests as per Waste Collection Calendar provided or brought directly to the nearby Waste Recycling Centre. If rubbish is left in the property on check out, the host will request a 100€ fee per week.

• NO NOISE AFTER 12AM: neighbours are likely to complain for loud noises.

• ACCIDENTAL DAMAGES: we trust our guests will keep the place in good conditions. Please do not hesitate to report any sort of damage/breakage when they occur. We only ask our guests to be so kind to let us know in advance (before Check Out) of any breakage or missing/misplaced items, e.g., bed/bath linen (we hire it). If you break ceramic items or pottery, e.g., vases or ceramic plates hanging on walls, please don't dispose of the pieces before you have informed us.

. MATTRESS COVERS: please do not remove the mattress covers as they have a plastic layer that prevent the mattress from any sort of liquid/stain/odour. The mattress are brand new and must be always kept in perfect hygienic conditions.

• POOL AVAILABILITY: the pool is not heated and it's available from May to October only.

• THE AIRCON IS ON IN EACH OF THE 4 BEDROOMS ONLY, large fans are also made available.

• LINEN: bed linen, bath and pool towels sets are included. Clean bed linen, bath and pool towels sets may be supplied on a weekly basis at no additional cost provided that the guests return the used linen: (A) the guests return the used linen to the host (B) the host provides the clean linen sets to the guests (C) the guests take care of the bed making or, alternatively, (D) the guests pay the cleaner for (A) and (C).

• ADDITIONAL CLEANING: if additional cleaning is needed, for instance on the second week of the guests' stay or earlier, expect the third party cleaners to request a fee per hour for their service.

• THE CLEANING FEE INCLUDES: the cost of 2 cleaners to clean the indoor and outdoor space, the cost of the bathroom and bed linen provided and hired from a professional industrial Laundry. To note that a gardener will come at least once a week.

• CHECK-IN / CHECK-OUT TIME: Check-in at 4pm / Check-out at 10am

• Please leave the space in good order on check out (including cleaning the dishes).

• DRIVING: it's a 1.5-2km walk to the closest beach and there are many kilometers of coast line to explore so driving is preferable.

• DAILY PARKING FEE AT THE BEACH: starting from 5€, the highest being 9€ for Tuerredda beach.

. CLOSEST BEACH: the closest beach is about 5 minutes drive away or 1.5 to 2 km away.

. CLOSEST RESTAURANT/BAR/BUTCHER SHOP DELI: while the property is set at the top of a steep hill, the closest Restaurant/Bar/Butcher Shop is at the foot of the hill, about 200 meters away. The butcher shop (look for ‘CARNI’ sign) is also a deli and sells limited supplies of food including cheese, milk and bread. Dishes and sides for take away are available or can be ordered and collect later.

. CLOSEST MARKET/BAR: there are 2 mini-markets & bars close to the property, both are less than 5 minutes drive away.

*** THE SPACE'S DESCRIPTION AS FOLLOWS:

All the house, the garden and the pool area are for guests-only access.

The house is on three levels:

Level 1) it’s the passageway you drive through for parking (see the photo from the house listing titled 'guests-only parking space'), only the first few meters of that passageway (not visible in that photo) are occupied by the care takers' accommodation which is completely independent from the rest of the house. Level 2) Outdoor space: panoramic patio, an independent garden, an outdoor shower, a barbecue area and a wood-fired oven. Indoor space: bathroom with washing machine and shower, open-plan kitchen with dishwasher, living room area with fireplace and smart TV.

Level 3) Outdoor space: pool and gazebo area, pool chaise lounges, additional barbecue and outdoor shower. Indoor space: 2 x bedrooms with king size beds (1 has direct access to the pool area but is smaller than the other one); 1 twin bedroom and 1 bedroom with bunk beds (and pull-out bed as per photo). All bedrooms are fairly small but comfortable, each has a fan. On this floor there is also a bathroom with shower.

SEMI-DETACHED villa with a PRIVATE and DISCREET panoramic pool, split over two levels with beautiful views of both the mountains and the sea, situated on top of a hill overlooking the bay as well as the beaches and the tower of Chia.

The care takers live in the first few meters of the pathway within the property, past the gate, entirely separate to the guests area set in the 2 levels above thus ensuring complete discretion and privacy.

The first floor is characterised by an open indoor space including a large and bright living room with a fireplace and a functional kitchen equipped with all the necessary comforts; it also counts one of the two bathrooms of the house, with a shower and a washing machine. This area has direct access to the large panoramic patio outside, including an outdoor shower, a barbecue, a wood oven and an independent garden , for pleasant evenings with great views from all levels of the villa (even from the guests-only parking space below). The sleeping area, on the upper floor, is divided into four small but comfortable bedrooms (two doubles bedrooms, one twin bedroom and one with a bunk bed and a pull-out bed), each bedroom has a fan in it. Here is also a second bathroom with shower. On the same level, a panoramic pool will allow a complete feeling of relaxation with the surrounding nature; there is also a second outdoor shower, a comfortable shaded area with pool chaise lounges and a large space behind the pool with an additional barbecue. Everywhere the energy and the intensity of the Mediterranean and a sense of peace and quiet.

Fantastic
…no more to say. Fantastic unbelievable villa. Hughe infinit pool with 2 areas approx 150cm and 250 cm. Lovely villa, well equiped. Kitchen, you will miss nothing. And great friendly support before and during our stay. Full privacy, they take care about. No neighbors can see you in the full area. Very nice garden on two levels. Thanks once again for this fantastic two weeks. High recommendation!!!! 👍👍👍
