The cabin is set towards the end of a private, dead end road. Surrounded by woods with a view of the nearby mountains, the cabin offers privacy and seclusion while still being close to amenities. There are several other homes on the road.
Exterior
Set on 1.6 acres of land which includes woods and lawn, the cabin offers sunny and shady areas for outdoor fun. A sizable front porch gives a cozy spot to contemplate the day or a lively place to gather for evening cocktails. A lawn area is mostly flat and allows ample room for outdoor lawn games.
Interior
Enter the home into the mudroom with laundry area. The mudroom provides a convenient place for coats and shoes, especially during mud and snow season!
The open concept living space features a country kitchen, fully stocked with everything you need to prepare and serve meals. The living room has a large window that lets in plenty of natural light. A wood stove takes the chill off and provides ambience. There is plenty of comfy seating for gathering to watch movies or play games. Just off the kitchen, the dining room has a large table - ideal not only for meals but working or playing games.
The first floor has one bedroom with queen bed, one bedroom with 2 bunk beds and a full bathroom.
Upstairs there is one additional bedroom with queen bed and a second full bathroom.
Guests have access to all areas that are not locked.
This cabin is located in the popular vacation destination of Roxbury, NY in Delaware County. Nearby towns include Margaretville, Arkville, Andes, Bovina Center, Pine Hill and Woodstock.
This is a true 4 season area. In the winter ski or snowboard at Belleayre Ski Center (10.4 miles), Plattekill Mountain (9.1 miles), Hunter Mountain (33 miles) and Windham (27.8 miles).
Spring is fishing season and there are plenty of public fishing streams and lakes in the area for a sportsman. Watch nature come back to life as the tree's and flowers begin to blossom.
Summer there is so much to do, something for everyone in your group. Hiking, biking, boating, antiquing, farmers markets, fairs and more. There are numerous wedding and party venues in the area (distances listed below) as well.
Fall is the place to be in the Catskills. Farmers Markets are bursting with bounty, pumpkin and apple picking, fall festivals and leaf peeping. Days are sunny and the air crisp, you will fall in love!

Snow is possible from October - April, if you are not familiar with driving in snow (on hills) search the internet for tips. AAA is a good resource.
The area is mountainous. During snow season AWD, FWD or 4x4 is recommended. In addition, tires should be checked to make sure they are snow or all weather and have enough tread for snow.
Dogs will be considered, please inquire. An additional fee will apply. Sorry, no cats!
Stays 7 days or more have a $400 cleaning fee. Guests are provided with a starter supply of toilet paper, paper towels, garbage bags, soap, shampoo, dishwasher detergent, dish soap, laundry soap, propane, cleaning supplies. When the provided supply is gone guests should purchase what they need for the remainder of their stay.
Winter:
Check the weather before arrival and plan your trip accordingly. If you are unfamiliar with driving in snow look for tips online at sources like AAA. Note in winter that a 4WD or AWD vehicle is recommended. The area is mountainous and the driveway is on a slope which could be hard to maneuver in a regular vehicle, particularly if you are not familiar with driving in snow. The driveway is plowed, maintained and shoveled to the door. A shovel is provided for you so you can maintain a safe walkway during your stay. In the winter the second driveway entrance closer to the pool has a small incline which may be easier to drive on then the first entrance which is steeper. In the winter a 4WD or AWD is recommended and please check your tires before arrival to make sure your treads are sufficient for traveling in snow.

Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.
- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage.
- No pets. I know, we love them too.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
