The apartment features; new appliances, new flooring, living room fireplace, textured ceilings, patio etc. The apartment boasts a mix of old with the new! Updates have been made, but the entirety of the apartment has not been completely stripped. Guests should NOT expect a newly constructed unit or fully modernized apartment. This 575 sqft unit is on the 2nd floor of a Garden Style apartment complex.

The property is a small apartment complex consisting of 36 apartment homes. There are a few Airbnb units in this complex. All units has the same floor plan and size. If we are fully occupied on the unit you want please ask about our other units..
The neighborhood is in north Dallas.
Great for an easy and short commute to places of work, major medical centers, SMU university, entertainment and event venues.
You may hear traffic noise from the property as we are convenient access to major roads.

PLEASE NOTE: This apartment is located inside a gated/fenced 30+ unit building. The complex was built in the 1990s and occasional noises from neighboring apartments may apply. Located off a side road to the freeway. Urban noises are to be expected during business hours and occasionally on non business hours. Guests should expect medium-high noises.
LATE FEE: Check our time is strictly at 11am. We do not offer late check outs. Our late fee is $100. We pay our professional cleaning service for each hour of time spent at the unit.
We also often have an incoming guest the same day. We need the time to get the unit ready. Thank you for understanding that that the check out is firm by 11am.
SMOKING: PROHIBITED. If any trace of smoke/smoking will result in a $500 fine We are very strict on this house rule.

PARTIES: No other guests than registered guests allowed. No Parties. Failure to do so will result in an automatic cancellation, no refund, and $2000 security deposit.

SELF CHECK IN: Check in with the provided door code. Smart digital lock.
Your door code will be given to you prior to check in.

PET POLICY:
$65 pet fee per dog. $150 for long term stays. Well behaved cats allowed.
No pets without prior arrangement. $300 fine.
PET RULES:
Guests are responsible for cleaning up after pets in the Airbnb and on the apartment complex. Cameras monitored. Fee applies.
Dogs are not allowed to lay on couches, beds, or furniture.
Please do not leave your pet inside the unit unsupervised for longer than 4 hours.
Pets must be crated when unsupervised.
Pets NOT allowed on balcony/patio unsupervised.
ALL DOGS must be up to date on pest control and their vaccines.
*No pets without prior arrangement. $300 fine.
PLEASE NOTE: Any damages caused by pets; going to bathroom on furniture, wear and tear of flooring, breaking items, etc. Will result in paying from the security deposit.
MAIL & PACKAGES:
We do not lend mailbox keys nor offer a mail delivery service. If you would like to receive packages during your stay, you may have packages delivered to the apartment doorstep. Disclaimer: We as hosts, are not liable for any misplaced or stolen packages. We ask that if you must receive packages, please be vigilant about tracking your packages. For mail and letters, we recommend sourcing them to a local USPS, FED EX, or post office.

IF CHECKING IN BETWEEN 10PM-7 AM AFTER 4 PM CHECKING TIME, PLEASE CAREFULLY FOLLOW THE CHECK IN INSTRUCTIONS. DIRECTIONS TO ACCESS THE UNIT ARE PROVIDED. WE DOUBLE CHECK OUR CHECK IN CODES PROVIDED. IF YOU ARE UNABLE TO REACH US BETWEEN THESE HOURS, WE ARE NOT LIABLE TO ASSIST YOU WITH YOUR CHECK IN. WE DO NOT OFFER REFUNDS IF YOU ARE UNABLE TO ACCESS THE AIRBNB.

Due to the fact that this apartment is pet friendly and in an apartment building with shared vents, the apartment is not allergy sensitive friendly. The Airbnb is professionally cleaned between stays. However we cannot guarantee pet residue is 100% gone. Scent boosters may apply. REFUNDS NOT ELIGIBLE FOR ALLERGIES OR SMELLS.
INSECTS:
This apartment does occasionally have the presence of insects such as; cockroaches, water bugs, spiders. This is common in the area. We do our best to address this situation by having regular pest control treatment. If you do notice any insects, let us know immediately and we will send the pest control company by the next business day. BY READING THIS, YOU ARE AGREEING TO OUR HOUSE RULES. REFUNDS ARE NOT ELIGIBLE.
