This is a new hotel so the rooms are in good condition, everything looks as pictured. However, we found it very difficult to get any sleep during our 2-night stay. For some reason this place seems to attract large groups of backpackers who leave their doors open while they play loud music in the evening, then come back in the middle of the night banging on doors, laughing, yelling and talking loudly so they WILL wake you up. The rooms at the front of the hotel face the street, where groups of young Vietnamese men also play loud music and talking until late at night. There's NO soundproofing at all here so it feels as if they were playing music right in your room. The rooms at the back (we asked to change rooms) are also noisy because the lift makes a loud and annoying "ding" noise every time someone calls it, every time the doors open or close ANYWHERE in the building. Not sure what the point of that is, but we heard it dozens of times every night and it really got on our nerves. Also, housekeeping started cleaning rooms before 8 am, which is not ideal when you barely can get any sleep at night.
And to top it up, WiFi was very unreliable as the signal kept dropping out. Ok if you only need to check your emails occasionally, but not if you work online.
