Welcome to Buena Vista Ocean View Apartments, located at the best section of Santa Teresa Beach!

This apartment is located high above the beach tree-line and only a 5 min walk to the beach near La Lora surf break, restaurants and shops.
You can refresh at the pool or enjoy your private terrace your way. You can watch the sunset and listen to the ocean from your terrace.

(Our parking is by reservation only, please ask before booking! There's also parking in the public road.)

This well maintained modern apartment is a peaceful, comfortable and convenient place to enjoy your holidays.

Your private terrace offers a 95+ degrees wide ocean view with couches and a lounger so you can enjoy:
- the pool and the garden around it
- lots of tree-tops
- tip of Cabo Blanco Absolute Natural Reserve
- the ocean in front of Malpaís, Playa Carmen, Playa Santa Teresa South and Playa Santa Teresa North
- birds everyday and monkeys a couple times per month

The apartment also includes:
- Two bedrooms with queen size beds, nightstands, sun-shades and A/C.
- One modern bathroom with hot water.
- Equipped kitchen for you to cook your favorite meals.
- Luminous living room with sun-shades.
- One table in the living room and a small desk in the secondary bedroom; plus two office chairs.
- Shared pool and exterior shower.
- Shared space with a hose to wash your surf board or wash your sand off.

We’ll supply you with:
- Coffee, tea, sugar, salt and some other essentials.
- White body and hand towels
- White bed linen
- Wi-Fi with redundant Internet links:
a. Kölbi fiber optics 100/12 Mbps
b. Telecable fiber optics 100/100 Mbps
c. Starlink 200/20 Mbps

A lot of guests arrive to the property via a shuttle or taxi service and walk during their stay. If you are planning to bring an ATV (quad) or a 4x4 with low-gear or differential lock car, *please ask your host before booking, our parking at the property is limited.*

Cleaning service is included every 4th day.

*Please Note*:
- To have this amazing view and being so close to the beach, the 75 meter concrete road up the property is a very steep one.
- Santa Teresa is still developing, new constructions start and finish every couple months around town, and if they are close to the complex, you'll listen to them, specially from the balcony. At time of writing (Nov-22), there are no constructions happening around the property, but this can change anytime around town! If you want updated info regarding this topic, please ask before making your reservation, we'll be happy to answer any concerns!

Mobile Coverage on site: at least two bars are possible from all Mobile Internet Service Providers: Kölbi, Claro and Movistar. Mostly 3G, sometimes 4G.

Basic wash, dry and fold services for guests' items/clothing can be hired for an additional cost following instructions printed on a bag located in the drawer at the living room of the apartment.

We trust you and won't charge you a security deposit for your reservation, but you'll be charged for any damages caused to the property by you or any of your guests.

- There is NO private parking available for vehicles or guest vehicles unless previously confirmed by host.
- Do not play loud music or use drugs on site.
- Quiet hours are 9 p.m. to 6 a.m. Do not use the pool or talk loudly on the terrace during quiet hours.
- Daytime maximum noise level measured with your door closed: 75 dB. Quiet hours maximum noise level: 70 dB (Recommended by several Noise Detector Programs)
- No more than two external guests per unit are allowed to share the site or the pool. No external guests allowed during quiet hours.
- Please keep order in the property: no footwear outside your apartment; no hanging clothes or towels in the terrace handrail, do not move furniture or accessories outside your unit.
- Smoking inside is not allowed, it can be done out in the terrace.
- Please do not take the bath towels provided to the beach or
outside the site.
- Please take sand off at the outdoor shower or hose available
in the lower floor before getting in the pool or your apartment.
- Glassware and eating is not permitted in the pool area. Beware of the
potentially slippery floor around the pool.
- Apartments are cleaned at least every 4 days (except Sundays),
including the change of bedsheets and shower towels. Additional cleaning is available upon request in advance for an additional cost.
- If by accident anything breaks, please inform your host and place the broken item next to the garbage can (not inside it so the maid can see it).
- No extra guests can be added during the stay unless host has been consulted and approves.
