This was our second visit to Chiang Mai. Myself and 7 other family members booked rooms here based off of the location we desired. The owner Rund, and her daughter were so incredibly helpful with anything we needed. I mean anything. They were there for us! 100% our next visit we will be staying with them again and every visit thereafter!!!
Some of the amazing things we love about this place and nearby:
Our laundry came back smelling amazing. They provided fans for white noise even though the air con works great! Early mornings you can watch the monks collect donations and prayers to the people of Thailand straight off your balcony. It’s within a short walk to the Saturday night food market and Sunday night street market. There’s a great massage place called The herb massage across the street and to the left about 30-40yrds. Our favorite place to eat for inexpensive quick meals is the Coconut shell about 10 min walk. 7/11 about 5 min walk. See you soon Cafe was great to sit outside and have some beers. Cafe de Thaan Aaon was where we ate breakfast daily.

It was an incredibly clean room with a beautiful bathroom and nice AC unit. They let me check-in early and the cleaning lady was very nice and left 2 bottles of water at my door each day. The room I had faced toward the street and could get quite loud but with AirPods and calm music I was able to fall asleep and stay asleep. There are several rooms not facing the street btw. It is extremely close to the Sunday market and is a great location to get around the old city. Affordability is what I was going for and why I chose this place. It does not have a lot of bells and whistles but is perfect for the low key traveler.

Great location but the stairs....
This is a really cute hotel in an amazing location. Super close to the walking market and really easy to get around from here. Lovely and helpful staff, clean and comfortable large rooms and a well priced massage spa right in the hotel.
My only concern with this hotel (and it's a major one because as nice as it was I won't stay here again) is the stairs...we were on the top floor and as there is no elevator it was eight flights of stairs to get to and from our room which wouldn't be so bad but the stairs are steep and not too wide so I was literally holding (as in gripping) on to the railing the whole way down and carrying bags and suitcases up and down was a total nightmare.
Again the staff were great and helped us with a really reasonable rate for a late late checkout but those stairs were a deal breaker!

Great location, nice hotel
Great location, no restaurant on site despite signage and previous reviews, it has been changed into another massage room (there are thousands in Chiang Mai) but there are plenty of places close by to eat. Room was nice though quite small and could have been a bit cleaner. We had been spoilt by our first hotel in Chiang Mai which was stunning and cheaper (a special deal which we could not extend). Staff were helpful and seemed very nice, they organised our airport early morning Taxi for us and we used their laundry service which was excellent.
We would stay there again at the right rate but feel there is better value elsewhere at full price.
High cost performance and good location, close to famous temples.
However drain was not good working...(it's not seriously)
It has left some water in the water heater.
Adorable quiet quaint hotel with good location and great reception staff.
Room is comfortable. The ac was noisy and I wore ear plugs at night.

Convenient location
The room is very small and the stairs are steep. As some reviewers have said the place is a great find because of the location and the staff. Right is the heart of where you want to be and walking distance to temples, the Sunday Walking Street, and everything within the wall. Easy transportation outside of it also. Best thing about Pat's is the very helpful staff, especially Kye, who speaks excellent English. We enjoyed our conversations with her and felt like more than a guest.

Pros: Staff was nice and helpful. Good location near sights and restaurants. 10% discount on massages Cons: No restaurant on site anymore, first and second floor have been converted to a massage parlor. No staff on site off hours ( 9pm to 8 am), property condition is adequate with some obvious deferred maintenance.
Overall ok visit. Chiang Mai prices may be higher than what I'm used to in other areas and may have impacted my expectations about value. Hipster touches that the young may like such as concrete bath basins and showers. Three flights of stairs to hotel rooms may hinder the mobility limited.
The superior room is smaller than advertised. I complained and she moved me to a bigger room. The ground floor is a massage parlor with an unused breakfast bar and a lot of cluttery stuff. I guess Chiang Mai has no fire codes because there's only a central, open wooden staircase that goes up four flights and no fire escape. This is an aging row shop that was converted to a guest house quite a few years ago.
Great stay. This is a lovely building. The room was great value for money; clean and had everything for a pleasant stay. Staff were friendly and helpful. It is well located in central old city.

We only stayed here for one night, but wished we had booked our whole stay in Chiang Mai here! The location was perfect, room was comfortable and new, and the staff was very friendly and helpful. It was a great price for a great room, I highly recommend it!
This hotel was a very pleasant surprise to us. It is in the middle of everything, with some of the best temples around the guest house.10 min walking distance to the best food markets- north and south gate. The interior is very unique and the bathroom is lovely. Overall the service and the experience is like in a 3 star hotel. Don't forget to take advantage of the guest discount for the massage!
I just need a room before my early morning flight so I looked for a cheap one in the city square and I found Pia's Klangvieng.
The location is just in the middle of the city and you can walk to many temples and markets around. Not sure about 7-11.
The owner (or manager?) was the one at the front and she was so welcoming. Don't know about her English skill because we both spoke Thai.
The room was clean and not smelly. Beds were hard but that was normal to me. Air-con worked for half an hour to get to the adjusted temp (18 c) then it was OK all night.
All the toiletries were placed in the bathroom including towels.
I did not request the morning call since she said there would be no staff in the front at 6 am (I will try to do next time).
Apple was our main receptionist in the lobby. We couldn't have asked for someone more patient and helpful. She helped us book our tours and taxis. Made our stay very enjoyable. Highly recommend.
