Great hotel in a convenient location. Big clean room, plenty of hot water, solid Wi-Fi, and the kindest most helpful staff. Night market noise is really not bad at all, will stay here again when back in Chiang Mai!
Average property. Price was good with expedia discount though a bit steep without it. Staff were eally nice though almost everyone is here in Thailand.
Clean and comfortable accomodation. Everything works (hot water, AC, TV, fridge). Very close to the Night Market so there is some noise at night. Front desk staff were very friendly. I extended my intial booking to stay for more than a week. Needed to request for room cleaning 2x during my stay which the house keeping staff seemed to be happy to do. 2 bottlles of water were given daily
Love this place and would stay every time I’m in Chiang Mai. Nothing fancy, but large rooms, ac works very well. Some of the friendliest staff I’ve encountered on my travels, and super clean. 5*
Great place to stay in Chiang Mai. Super friendly and knowledgeable staff that can’t do enough for you. Great fried rice for lunch. Rooms are fairly large, good AC, and plenty of water pressure on the hot shower.
Our experience as a family with an infant was horrific. There were many things that have ruined our peace during the stay.
1. Plenty of mosquito that have attacked on my daughter face and she still has mark on her faces even it's been a week now.
2. You can't survive without mosquito coil or cream.
3. Money saving always not a good idea because you have to compromise on your comfort. Same thing happened in our case. This place we found the cheaper one in our search and we had to compromise our comfort.
4. Room was just ok. seemed like haunted house with old tv and old furniture.
5. Toilet was super small and you can touch two walls while sitting on the commode.
6. Staff was VERY UNETHICAL and don't know how to treat guests.
7. Air conditioners were old dated and you can't control when it's chilling the room.
8. Hot water system were not appropriate and it took 5-7 minute to justify the water by mixing cold and hot.
9. The owner lady was very strict we didn't see her smile in our week long stay :/
10. If you have a sensitive sleep you can't sleep here due to rock music noises from the nearest night bazaar till 3-4 AM.
11. (Tip) Don't save your money if you don't want to compromise on your comfort.

It was pathetic stay ever! Despite the night bazaar location everything went SO BAD.
The staff is very very unethical and don't even know how to greed guests. They don't understand English and did not treated us in a well-behave manner. They check their place just like an army camp and consider themselves ruler. There is an family who runs this place and all family members perform their duties their. Lack of staff, lack of sanitation, lack of English and of course LACK OF ETHICS. We requested two empty tea cups from the counter and mistakenly forgot that in our tourist van, when we were checking out, the owner lady asked her daughter to check the room as we steal something, it was very embarrassing the way she went to the room. She literally asked us for those two cheap cost cups and I gave her my tourist van driver number who satisfied her that he will drop their cups back at their place, but still she asked 100 BHT as a deposit which was very freaking at the time of checkout. The location is lie under the night bazaar and seven eleven store is just on 4 minute walk which was a good choice but stay was very hectic and not cosy at all. DON'T BOOK THIS PLACE.
Inexpensive accommodation next to night markets and countless restaurants.

Good Budget Hotel near night market
The hotel is located just a few steps away from the night market, which makes it ideal if you want to do some shopping and easy access to food outlets. Most of the stalls and shops open after 5pm. In the mornings, its pretty quite. The rooms are basic, but clean. Good wifi signal in most parts of the rooms. Breakfast is good with the standard menu selection. Hotel staff is very friendly and helpful. Only downside are the mosquitoes in the evenings, and early mornings. Make sure you bring enough repellent. This hotel provide free car and motorcycle parking space.
We had to change rooms due to the condition of the first room, run down and full of mold. Our second room the one we stayed in had terrible bed bugs and fleas. We noticed that the room close to ours was being sprayed, after walking past to see what was being sprayed,it was indeed the mattress. It appears the building is probably infested but they are aren't ridding the problem, just covering it up. The staff are wonderful however. I highly recommend you looking elsewhere.

great location
perfect spot to see all that the night bizarre has to offer. overall pleasant experience. the shower kept turning off the hot water randomly, but besides that everything else was decent. cable TV with channels from all over the world. air conditioner. power outlets, shower, toilet.. probably not a romantic getaway, but perfect if you want to experience the night bizarre. it's extremely close to the ladyboy show as well.
Stayed here one night recently. The hotel is located virtually in the Night Bazaar so has many restaurants / bars close by. Despite the location, there was no noise interference in our rooms. Rooms were comfortable and good value. Adequate American breakfast served in the reception area. Will definitely return here when visiting Chiang Mai.
We had the hotel booked for 3 nights, admittedly cheap. pros: let us check in early, cheap, close to nightmarket. Cons: very filthy ( plus mold) in bathroom. there was even a sign not to put toilet paper into the toilet but into trash (uncovered basket btw. Really??!). I also had got allergies in the room, think there was a lot of dust and other stuff. We did not expect anything fancy but clean. Prior reviews seemed ok but our room definitely was not. We decided to write off the $ and find something still inexpensive but clean.
