Last stayed here in 2015 so pleased to find it as clean and friendly as last time. For me sets the benchmark for economical accommodation in Chiangmai. Area is has a few good eateries and being inside the walls a short walk from everything central and easy to catch transport further afield.
Room was very clean. Good wifi and cold aircon. Very close to many restaurants and temples. Extremely quite at night.
The room is older but it's a good value for the price.
First of all, the lady who works there in the morning was an angel. She is very sweet and helpful. She also let me check-in early. She is ready to give money-saving tips on how to go to places (the red taxi trucks tend to overcharge).
Location was good, walking distance to Ta Pae gate and the street for truck-taxi's. Hotel was very comfortable. For the price I paid, I was very satisfied. I would come back here again.
Pros:
Comfortable room, good location, affordable, close to some restaurants and massage shops, friendly staff and housekeepers. Bathroom large with functioning hot water machine. There's also a small balcony if you like to chill outside. Water is provided.
Cons:
The AC was loud (that's all).
I really enjoyed my stay at this hotel. The rooms were very clean, the beds comfortable, & the location perfect for accessing the old town sights in Chiang Mai.
One small tip - I found that you needed to ask for your room to be cleaned, but whenever you did it was cleaned thoroughly, & this was no big deal once you realised the protocol. There's plenty of space for parking motorcycles, if you have one, & the air conditioning works really well.
I stayed here for a week & would have no hesitation in returning again.

Good location within walking distance to Redtaurants and attractions. Expectations in terms of cleanliness were met, good budget hotel.
Location is close to where you need to be in Chiang Mai. Good internet. Street full of similar guest houses, places to eat, laundry, massage. Very close to the east gate and that is where you want to be.
Good location, quiet neighborhood, hotel in good condition and excelent comfort for the price. Some people complain for hot water but it is necessary to follow instruction on Heather and all is o.k. Very pleasantly surprised!
Hotel is relatively clean and has the basic amenities. But it is a small room for two people and the beds are just horrible! Hard and old...had to get a massage to recover from it.
If you want a decent nights' sleep then I recommend you DON'T book here - the bed was the hardest bed I have ever encountered, and I have been in Thailand for 7 months already.
It would have been more confortable on the floor.
Add to that pillows that felt like they were made out of wet cement.
Not enough toilet paper was ever provided - and I was travelling on my own - only 1 tiny roll per day and that didnt last (thai food). I ended up having to buy a roll from 7=11 to make my stay more comfortable.
Good location, nice staff, very clean hotel.
However, the hotel is very very noisy! The TV next door could be heard loud and clear, also could hear sneezing and conversation from the other rooms! ZERO sound proofing! Also the loudest AC in history!
We booked 3 nights during Sonkran festival. Hotel was RIGHT near the festivities, very clean, and good value for you money. Some reviews stated a bit tricky to find, but we had no issues finding the place. Would stay there again.

smack dab in the middle of Old Chiang Mai
great value and a quiet area in the moated part of the city
Uncomfortable mattresses, weak to non-existent plumbing, but a nice building with pleasant rooms, nice desk, mirror, tile, and a little balcony. Decent value for the money. Better mattresses would make a big difference, but that is true of most Asian GH.
Basic budget accomodation in the old city. Everything in the core seemed to be within walking distance, with plenty of street food and eateries only steps away. Also really handy for the Sunday walking market. The room was pretty basic but effective and seemed clean. The hot water heater didn't seem to work in my room so cold showers were an effective way to wake up everyday, but might not be so pleasant if the weather were a bit cooler. Had limited interactions with the staff, but they seemed nice enough. Would recommend as a no frills option for budget travellers
Suprised this hotel only has a 3 overall rating. For the price, found it to be excellent. Very clean, friendly/helpful staff, great location and I always felt safe. Exactly what I was looking for. Originally booked 2 nights, stayed 8.
My favorite place to stay. Quiet and comfortable. Lots of great places to eat nearby.

Within Backpackers area of Chiang Mai
Being inside the old town square mean that you were already within all the main attractions. things were well within walking distance. Look out for the restaurant with the grilled fish in front. Good and honest food can be found here.
