Stay away from this place.
This hotel is NOT located where Expedia lists it on their map. It is NOT conveniently located. Shame on Expedia! For reputation of Expedia, this place should be dropped from their listing. Taxi could not find. Staff could not be found during morning checkout. Security is NOT 24 hours. No one at desk quite often--Never late at night, and the security door remains open 24/7. Pool is next door at Tree Condo. Beds are uncomfortable box Springs. My AC did not work the first night. Moved to another room the next. Nothing good to say about this property. Booked 3 nights, got the "hell out" after 2. Expedia could not be contacted about the location issue while on property. Unsure if refund or voucher for future trip will be forthcoming from Expedia.

Biggest Disappointment
I stayed in Thailand and Cambodia for 3 weeks, staying an average of 3 nights in each location. This was the worst location. I'd read that there were issues in finding this hotel, so I tried to prepare fully with maps on my phone, along with the address and the phone number. The tuk tuk driver tried to drop me off at the wrong location and had to call twice and we finally ended up asking someone close by for directions. IT'S IN AN ALLEY! The front desk team consisted of several teenagers. It was run exactly how you'd expect it with teenagers in charge. My "mattress" was BOX SPRINGS!! I had to ask for a blanket or mattress pad because I could feel each spring. They found me a twin mattress cover that I put on my queen bed (I was supposed to have king). Thankfully it was enough to make it tolerable. I had to use one of my towels to fill in the LARGE gap under the door, which let in a lot of light and noise from the stairs and hallway. They did not replace any towels when they cleaned the room. when I asked for another towel they couldn't provide me with one. The staff wasn't available until AFTER 8 AM!!! Another couple staying there had told them they needed to check out at 7:30, but no one was there. They were in danger of missing the train (trains were FULLY booked and probably wouldn't be able to get on another that day). When checking in, guests had to provide 300Baht security deposit for the key, so if you left early you forfeit

a budget hotel with a sticky floor
I spent one night at this place seemed more of a hostel type than hotel .Staff not helpful .The bathroom was not clean , the floor was very sticky , tiles had fallen off the wall and the mirror was hanging on ; soon to fall off.Not clean not maintained .

The room we booked did not exist!
Extremely disappointed with this hotel! We are a family of three and specifically booked a Duplex with two bedrooms that was listed online when booking. When we arrived they room did not exist and we were given two seperat rooms on two different floors!!! This is not a satisfying option when travelling a family of three! The staff in the reception knew no or very very limited english and were no help at all. I normally never complain but I have never before experienced that the room did not exist. Lastly I would like to add that there was no cleaning of the rooms for the entire duration of the stay (3 nights)

Low qualit, but cheap
The hotel was fairly clean, although it took the receptionist three tries to find a clean room. We got a twin room instead of the double bed we asked for, which was an inconvenience, but we were happy to finally get a clean room by then. They do not clean your room, switch towels/ toilet paper or refill water bottles unless specifically asked to. The hotel also allows stray cats to roam around and on one night we couldn't get into our room because the cat would try and run in as soon as we opened the door... We were on the third floor. To make matters worse, the reception is not 24 hours as promised and the hotel is not a 2 minute walk from the Maesa elephant park as described in their advertisement. I wouldn't return to this hotel.

Don't stay here
This listing provides false information, and we were highly disappointed in this hotel. We don't recommend staying here. We stayed in this hotel for four nights. It was fairly dirty to begin with, and there wasn't any maid service (even though the listing said it would be provided). The same went for breakfast as well, even though they had a sign up saying that breakfast was offered. This hotel was also impossible to get to from anywhere in the city. Half of the drivers just plain wouldn't go there, and the other half had to call on their cell phones for directions. Despite calling, most still got lost. Overall, staying at this hotel proved to be just too difficult. I recommend staying somewhere closer to the city.

We stayed here for 14 days. We had an awesome stay. The staff is very friendly and always helpfull. We had breakfast included, even when we book The room, we didn't know about that. The room was clean, all perfect. High reccomend this hotel

Friendly but amateur staff, minimal amenities.
Appears to be a family operation. They mean well, but don't seem aware of normal hotel standards. I stayed five nights, had to request clean towel after three days. Unlike everywhere else I stayed in Cambodia and Thailand, fresh water not replenished until requested. Room never straightened. I suspect they're new at the game and need to learn a bit. Comfortable, affordable, but sparse.

Good but far away.
This is basically a good place, the problem is it's far from everything. If you have transport then it's no problem, if you don't, prepare for long walks. The staff were very good and helpful, especially the young lady on reception. There is a 7/11 nearby and a laundry and just one or 2 places to eat.
