Guests will have access to the entire main house. The unattached garage on the property is not for guest use.

You will receive a 'boarding pass' upon confirmation with guidebooks, property specific details, check in / parking instructions and more! You can share this link with anyone in your party for access to the details!

Please note that the boat and boat lift are not for guest use. They are the owner's.
You may see a car in the carport at the property - this is the owner's. It is kept there when they are out of town.
The big green egg grill is NOT for use.
Fireplace is not for guest use
The platform by the water with the Adirondack chairs are the neighbor's. Please do not use.

We are very close to the water - expect to see wildlife including bugs, lizards, birds, turtles, raccoons, squirrels, and the occasional deer. Regular pest treatments are done both inside and out but it is very easy for pests to slip into the house if doors or windows are left open.
Please do not use the Big Green Egg grill. There is a gas grill for you to use under the patio.

Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints. Please be mindful of all neighbors.

No parties, events, or gatherings over the listed occupancy is allowed at any time. If you have more than the maximum number of guests allowed at the property at any time you are subject to an additional fee of $50/person. You will be required to leave immediately, with no refund, if any events are taking place at our home.

No smoking inside of the home under any circumstances. You will incur an additional fee of $250 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.

We do charge a $99 pet fee for up to 2 pets. If there is evidence of any undisclosed pets in the home, you will be charged $250 for cleaning + any additional damages.

If the house is left in a state that requires additional cleaning, we will charge a fee via Airbnb's Resolution Center that covers our costs.

Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost of $50. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.

Pack n plays and highchairs are available for rent and must be requested through your boarding pass. These are first come, first serve. We will deliver them to the house prior to your stay, if requested ahead of time. We cannot guarantee same day delivery for any last minute requests but will have them delivered the next day.

If personal items are left behind a fee of $25 + shipping costs will be charged back to you. Personal items will be kept for 2 weeks after your check-out. After that period, they will be disposed of. Please contact us immediately if you think you left something behind.
