1) THE POSITION
The property is located in the countryside of Castiglione della Pescaia (GR), in the Ampio area;

Unfortunately, the area is not well served by public transport, therefore it is essential to have a car available.
The area is located at the foot of green hills in the direction of Vetulonia - Tirli, and is about 8 km from the capital town and the sea, which can be reached via two roads:
- a main road of great flow, (which allows you to easily reach the Aurelia state road);
- the other neighborhood, asphalted and with little traffic, which allows you to get to the beach in 10 minutes by motorized vehicle (or in a little more, by means of an undemanding bike ride).
2) THE BEACHES
The beaches (you can opt for the many free km of free beaches, both sandy and rocky bottom, or for the numerous bathing establishments) and the sea are splendid and very clean;
Castiglione della Pescaia ranks among the excellences of the Italian sea, so much so that it has always obtained important awards such as:
- the 5 SAILS of the Blue Guide of Legambiente and Touring Club.
This important prize that inserts our Municipality in the annual volume "The most beautiful sea in Italy - Blue Guide", has been assigned (continuously since 1999) to our territory, which has always occupied one of the three positions at the top of the ranking of beaches not to be missed;
- the BLUE FLAG of the Federation for environmental education; it too (granted uninterruptedly since 2000 to our country) is a guarantee for tourists of the quality of the environment in which they are preparing to spend their well-deserved holidays;
- the Green Flag, which is awarded to seaside resorts with child-friendly beaches.
For children I recommend the beach that develops south of the village, as it slopes very gently and consequently the little ones can play safely with greater tranquility than those who supervise them.
3) SPORT
In our area you can simply enjoy the relaxation offered by the sun and beaches, or opt for rocky cliffs or engage in water sports such as sailing, windsurfing, kitesurfing or scuba diving.
For lovers of "mainland" sports, the offer is complete ranging from less demanding activities to more specific sports such as golf and horse riding.
4) WHAT TO VISIT
Also worth visiting is the Rasena SPA and wellness center in Riva del Sole which (with truly affordable costs) offers fitness and beauty center, sauna, Turkish bath, gym, solarium and two swimming pools (one of which is salt water, with whirlpool and air-conditioned, which makes pleasant outdoor baths even in the less hot periods).
The position is also strategic as a base for a stay to discover the beaches, nature and history of the Grosseto Maremma.
The accommodation, in fact, is only a few km from other splendid beaches (such as Punta Ala - about 20 km - reachable through the town of Tirli, Cala Violina, etc ...), from natural parks and protected areas (Parco Naturale dell 'Uccellina 20 minutes by car, Isola Clodia and Diaccia Botrona also reachable by mountain bike, etc ...), from archaeological sites (such as the Etruscan cities of Vetulonia and Roselle, the Hermitage of San Guglielmo, the Casa Rossa or Casa Ximenes, etc ...), from spas (both equipped and paid, such as Calidario or Saturnia, and free access, such as the spa town of Petriolo or the natural waterfalls of Saturnia).
The neighboring countries are also characteristic nice villages to visit and you can taste culinary specialties of the area (fish on the coast, wild boar, game and mushrooms in the innermost countries).
