Air Conditioned 15th Century House with Pool on Wine Estate

Welcome to Casa delle Rondini, part of the 16th century farmstead San Giovanni, located in the middle of the Chianti vineyards of the beautiful and renowned Villa D'Arceno estate. Refurbished and fully air conditioned, Casa delle Rondini offers you peace and tranquility amongst some of Chianti's finest scenery 20 kilometers east of Siena.

Bright and spacious with 130 sq metres of living accommodation over two floors, Casa delle Rondini was reconstructed with locally sourced materials combining the authentic chestnut beams, cotto ceilings and floors and travertine finishes of a typical Tuscan farmhouse with modern and stylish convenience.

The present owners have completely refurbished the house with beautiful and comfortable furniture, linens and soft furnishings

A large ground floor living area with dining for six, a comfortable sitting area and a fully equipped kitchen with all appliances.

An internal staircase leads to two big double bedrooms. There is a further single bedroom but this has been closed off to enable the owners to use as storage so freeing up the rest of the house. The master bedroom has a king size bed. The second bedroom has a queen size bed (convertible to two singles). The master and second bedrooms are double aspect and both bedrooms have wonderful far reaching views over the vines, olive trees, woodlands and surrounding countryside to Monte Amiata to the south, to Siena to the west and north to San Gusme. There is a second shower room which serves the second bedroom. Please note there is no downstairs toilet.



An ensuite shower room to the master bedroom is lined in traditional travertine with fully fitted walk in shower, wc/bidet, wash basin, heated towel radiator and heated travertine floor. A separate shower room is also fully lined with travertine with shower enclosure, wash basin, heated towel radiator, wc and bidet.

The original farmhouse external staircase leads off the outside dining terrace giving easy access to the first floor from outside.

A very private and secure south and west facing top garden is accessed direct from the living area and leads through flower beds to a terrace at the end of the garden which has fabulous sunset views of Siena. Guests love their sundowners on the terrace.

From the upper garden there are steps down through the lower garden to the pool area. There is a gate at the top of the steps to prevent unsupervised access to the pool and for those who prefer, there is a gravel path without steps leading to the pool from the front of the house.

The dining terrace protected by a covered pergola and with its travertine dining table and elegant wrought iron chairs is the perfect place for long lazy lunches or romantic dinners. There are dedicated sun loungers and sun umbrellas ready to use at the pool while the terrace at the end of the upper garden has a seating area with two settees, two armchairs and a large sun parasol.

The pool (18m x 4m) is set among olive trees, vines and scented herbs with stunning views to Siena. It is cleaned daily. The pool is lit at night and is open from end May to 30th September. It is shared by the 6 other houses in the condominium but with most other owners only using their houses occasionally, it is never busy.

At the front of the Farmhouse are a number of double covered parking bays one of which is dedicated to use by us and our guests.

Tenuta Villa D'Arceno is an important and historic privately owned estate. There are over 1000 hectares of vineyards, olive groves and woodlands which are home to deer, wild boar, porcupines and any number of birds, especially swallows (rondini) which will keep you amused in the early evening as they skim the pools. The American winery owned by the Jackson family (part owners of the famous Kendall Jackson wineries), produces excellent quality wines from the estate which you can sample and buy in the estate enoteca.

The estate is on the southern edge of the Chianti Classico area and many famous wine towns, villages and fattoria are within easy driving distance - Greve, Radda, Castellina, Bossi, Felsina to name a few. Fifteen minutes drive away is the market town of Castelnuovo Berardenga with a choice of supermarkets, local shops, restaurants and other local services. The charming villages of San Gusme, Villa a Sesta and Montebenichi are all within a ten minute drive and have good restaurants . The Unesco world heritage site of the fabulous 'crete senese' is twenty minutes away.

Good, fast roads take you easily to Siena with its famous Campo (30 minutes), Arezzo and Monteriggioni (45 minutes) and Montepulciano, San Gimigniano, Montalcino, Cortona (one hour) and countless other fascinating, romantic and beautiful towns. In ninety minutes you can be in the center of that jewel of the Renaissance, Florence, and not much longer will get you to Pisa, Lucca, Orvieto and even a day out on the Tuscan coast.

The nearest airports are Perugia (one hour), Florence (one and a half hours) and Pisa (two hours).

This was our second time staying at Casa delle Rondini. Our first time was five years ago, and everything has stayed the same. I would characterize this as meticulous perfection. Flawless communication, accommodations, cleanliness, neighbor's hospitality and the wonderful town that is Castelnuovo Berardenga. We truly enjoyed our stay at Villa Arceno. We selected this place primarily for its location. It is convenient to countless nearby wineries, eateries at a reasonable distance and nearby cities. The location is quite peaceful with nice areas to walk. It is amongst other attached homes but it is very peaceful nonetheless. I would certainly recommend this destination.

Blown Away Stay
We were blown away by how beautiful this location was! It is situated in a small hamlet of homes in the incredible Tuscany countryside surrounded by grape vines and peacefulness. Its location is so close to Siena and other small towns which made it so central. Upon entering the house, we were one again blown away with the chefs kitchen and open downstairs floor plan. The upstairs bedrooms were comfortable and the bathrooms large. The best part was waking every morning and opening the shutters to see that fabulous view. We had an incredible stay and I can not recommend this place enough!

Lovely property in fabulous setting. A car is essential as the nearest town is approximately 8-10 mins drive away. Very clean, stunning views from the end of the garden. Very well equipped kitchen. Shared use of a beautiful pool with loungers / umbrellas provided. Easy communication with owners during booking process and Barbara, who lives locally was there to welcome us and help during our stay. Oh how we loved our stay! The home was perfect for our family of 4 with 2 teen boys! The AC was a real plus given the summer heat. The pool is beautiful, and while it is shared with other residents, there was rarely more than 2 other people using the pool with us. The home is spacious- the pictures don't do it justice! It is so comfortable, and the kitchen is wonderful! We found that we were about an hour's drive away from our planned activities on any given day, but we knew that when we were planning. The view and serenity of the home make it worth it, and driving through small towns on the way to our destinations was magical. Dinner on the patio overlooking the vineyards- what more could you wish for?

Lovely house!
Beautiful, comfortable house! Kitchen is the best--well stocked, with plenty of room for multiple cooks. We had rainy, chilly weather (in May!), so we didn't get to enjoy the gardens as much as we would have liked, but they are lovely as well. Our tip: try a cooking class with Marta--one of the highlights of our sisters' trip to Italy.

Quick summary. The entire experience was incredible. Every detail which started with a complete road map on what to do and how to get there. A home that was meticulous, clean and inviting. Susan and Barbara communicated from day one. We did not comprehend just how well run this property was run until we stayed elsewhere in our travels. A true Tuscan gem!
Don't look at any other places in the Chianti region - this is the villa where you want to stay! Tucked away ~a mile off of the of the SP484 a few minutes north of Castelnuovo Beredenga, is this wonderful, cozy 3 bedroom house with a fabulous yard surrounded by vineyards. We kept saying that everywhere we looked, was a postcard view! The immaculately clean house has all of the desired amenities and more - a fully stocked kitchen, comfortable beds & bedrooms, a washing machine and a perfect outside living room where we enjoyed every sunset of our visit. My three friends and I were the last visitors of the season and had the whole estate to ourselves which made us feel like royalty. Barbara, the house manager, was so warm and welcoming, providing us with an introduction to the house, local amenities & things to do within the area. The House Book was also very helpful to figure out everything from what to visit to how to work the home appliances. Each day after our local outings, we would visit the local Co Op (or 'Coop' as we called it!) to pick up ingredients for the night's dinner. Always making it back in time to enjoy the beautiful Tuscan sunsets & wine in our backyard. I would highly recommend Mr & Mrs. Booth's lovely home to anyone who is looking to stay in the Chianti region. The whole experience was more than expected - a true Tuscan gem! Cheers! We were fortunate to spend six nights at this beautiful villa in late August. Words will not do it justice as this house is just gorgeous. From the kitchen, to the furniture, to the bedding, to the fabulous bathrooms the entire villa is wonderful. Barbara the house manager (who was so nice) met us with a beautiful welcome basket that set us up for the first couple days. The kitchen has everything you could possibly need to cook including top of the line pots, pans, knives and dishware. The outside seating and pool look over beautiful vineyards and hills where you can watch the sun set while sipping a glass of local wine. We truly felt like it was heaven on earth. We took several day trips to the various hilltowns all of which were within an hour of the villa. Steven and Susan, thank you for sharing your beautiful home with us. We hope to return one day.

We just finished a 7 night stay at Casa Rondini with our family of 5 and absolutely loved it. The photo’s don’t capture the full beauty of the property nor the extremely well equipped home and kitchen. Everything has been catered for, including a very generous welcome food basket plus wine from the winery. With the hot August temperatures the pool was particularly inviting and looked more like a resort pool! In summary, the property, location, hospitality of the owner and caretaker were just perfect and we definitely will recommend it to our friends and family as well as we plan to return again sometime soon hopefully!

Tranquility in Tuscany
Our week at Casa delle Rondini was fabulous. This property is exceptional in every way. The owners were so gracious and easy to work with in setting up our stay. The hostess, Barb, was very responsive, and the generous welcome basket that she puts together is as wonderful as all the reviews say. The accommodations were spotless, with spacious rooms, comfortable beds, a well-appointed kitchen, and lovely grounds. My worries that it might not feel private enough were totally unfounded. Every evening we sat on the terrace (in complete privacy) to take soak in peaceful surroundings and utterly breathtaking sunsets over the olive groves and vineyards---pure tranquil bliss. The location, being at the southern end of the Chianti Classico region, make it ideal for scenic drives and wonderful wineries in every direction. A tasting at Tenuta di Arceno on the property is highly recommended (and free for those staying on the property + discounts on purchased wines). Another absolute highlight was having Chef Matisse cook us dinner one night. Thank you Susan and Steven (and Barb) for a memorable Tuscan vacation that we will always treasure.
