Villa on the Catania - Siracusa coast, with private access to the sea and garden

The villa has a private access to the sea, about 50 meters from the shore, without having to go from any common structure to other neighboring houses.
The beach is located in the center of the Gulf of Catania and allows you to enjoy a splendid view of Etna and to take long walks on the coast (about one kilometer, southwards, you can reach the San Leonardo river, which gives the name to the district).
Inside the silent wooded park of approx. 3. 000 surrounding the villa, you can find countless corners for relaxing in the shade of tall trees, in the area of approx. 400 used as a lawn or on the terrace of over sqm. 200 furnished with sober garden furniture.
Inside the villa there are 3 bedrooms (2 double and 1 small single) overlooking the park, the kitchen, the bathroom, a large living room with a large dining table, two sofas (one of which can be converted into a bed ), the fireplace and the TV corner.
Outside the villa there is a second bathroom, the laundry room with washing machine and another roofed kitchen, equipped with an induction hob, oven, gas barbeque and dishwasher.
It is possible to use a ping-pong table, some bicycles for strolling in the internal private streets of the village and, on request, a wind-surf.
The villa has a large private car park and is located in a splendid geographical position, as it allows you to reach almost all the places of tourist and cultural interest in eastern Sicily in no time.
Just to give some examples, you can comfortably reach Catania in 25 minutes, Syracuse in 40 minutes, Taormina or Noto in 50 minutes and reach the top of Etna in less than an hour.
