***Property Rules - PLEASE READ CAREFULLY PRIOR TO CONFRIMING YOUR BOOKING***
**CANCELLATION POLICY**: We don't have the ability to discount or waive 3rd party service fees. If the reservation is within the window for a 100% refund per the property's cancellation policy, the service fee will automatically be refunded when the guest cancellation is confirmed. As stated 100% of their service fee will be refunded. Please note, all cancellations will be charged for any processing fees and a $145 administrative/guest cancelation fee. The Guests may cancel any time with less than thirty (30) days before the check-in date, but all deposits, rent, and fees paid will be non-refundable. We understand that life happens. As a small business, we hope that you understand our need to maintain a consistent cancellation policy. We recommend purchasing trip insurance that covers expenses from last-minute cancellations, travel delays, medical, etc. Travel insurance is an affordable option to ensure you’re covered in the event of the unexpected.
- OCCUPANCY – Our occupancy limit capacity is clearly listed and applies throughout the entire stay. THE OCCUPANCY LIMIT INCLUDES CHILDREN. The number of people in the home may not exceed the number of guests in your reservation confirmation without prior approval (regardless of whether they are staying the night or just visiting). If more occupants are found at the property at any time, the reservation/stay will end immediately without a refund. No un-registered guests are permitted. $150/person/day or portion thereof if over occupancy limit.
- VEHICLES – Grass and garage parking is strictly prohibited. “3 occupants per vehicle”. Example: If the property's occupancy is 6 there is a maximum of 2 vehicles allowed. Please ask for special circumstances or requirements prior to booking.
- PARTIES/GAT HERINGS/EVENTS - Absolutely NO parties, large/small group gatherings or events are allowed. Extra visitors will also need prior approval. If you have questions prior to booking, please ask.
- ZERO TOLERANCE FOR NOISE POLICY – Our properties are located in quiet residential areas and we care about our neighbors. There is zero tolerance for loud noise, parties, disturbing the peace, police calls, etc. No refunds will be given if guests are removed from the property. Automatic forfeiture of the deposit if police or management is called or involved. The city of Cape Coral’s city Noise Ordinance is 10pm –7am. Outdoor noise must be kept to a minimum after these hours.
- HOLIDAYS – There will be an additional $100 added to your reservation for any federal holiday arrivals or departures.
- PETS - PETS FOUND ON PROPERTIES NOT ALLOWING PETS OR PETS THAT WERE NOT APPROVED IS GROUNDS FOR IMMEDIATE REMOVAL OR FORFIETURE OF DEPOSIT. (Service animals are not considered pets.) If the property accepts pets, you must confirm the total number you wish to bring along with size/breed/age. There is a $200 pet fee per pet. $500 for each unauthorized animal or each 4 hours or portion unauthorized thereof of early check-in and late checkout.
- CHECK-IN/CHECK-OUT – Check-in is at 4:00 pm and check out is at 10:00 am. Early check-in or late check-out requests need prior approval. If our schedule permits, we may allow an early check-in for a fee of $25 per extended hour and late check out for a fee of $49 per extended hour. This fee will double per non-confirmed early arrivals as well as late departures. If non-confirmed late departure triggers a refund/discount to the next guest, you will be responsible for any loss of income by the owner.
- REQUIRED DOCUMENTS – All Reservations are required to e-sign a vacation rental agreement, any association paperwork, guest registration, and any other forms associated with renting a property prior to occupancy. You must provide a valid drivers license and be over the age of 30.
- BOATS/TRAILERS/PARKING – The city of Cape Coral does not allow the parking of boats/trailers/RV’s/motorhomes/campers/etc. in residential areas including side yards, front yards or driveways. ***Please note, boat lifts are not available for guest use. ***
- EXTRA CLEANING = EXTRA CHARGE - Your booking includes an exit cleaning charge for your departure. This fee is to thoroughly clean and sanitize the entire property. This fee does not include personal maid services like used dishes, trash removal (interior/exterior), grill cleaning, furniture replacement, etc. If additional cleanup is required that goes above the standard clean, there will be additional charges. We have a very easy check-out form to refer to prior to your departure.
-THERMOSTAT AND AIR CONDITIONING - The AC does not go under 72F degrees at night or 75F during the day.
- POOLS/HOT TUBS – Our pools are heated to 86F degrees year-round.
The temperature of the pool will depend on weather conditions. During the winter months, THE WEATHER WILL HIGHLY AFFECT POOL TEMPS. The colder the air, the less heat the heat pump will be able to produce. Therefore, during these times of low temperatures or high winds, pools may not maintain the desired temperature. Guests are prohibited from tampering with pool chemicals, equipment, temperatures, or settings. If it is found that a Guest has tampered with chemicals, equipment, or temperature settings or that a technician has been erroneously called out, the Guest will be responsible for any expenses incurred or may forfeit their deposit. No refunds, credits or discounts will be given for adverse weather conditions or technical/mechanical issues.
- GRILLS/FIRE PITS: Are a courtesy of the owner and responsibility of the guest. Guests are responsible for providing their own propane and cleaning the grill. Grill waiver must be signed.
- DEPOSIT / DAMAGE PROTECTION PLAN – We offer additional damage protection for $70 which covers up to $3,000.00 in accidental damages. We are human and accidents happen so make your trip worry free by adding the plan. We also take a separate security deposit no matter what, as the deposit covers items that are not covered by the damage plan like additional required cleaning upon departure, excessive electricity usage, or guest negligence of property rules, etc. If the extra damage protection is not added to the reservation, the guest agrees to pay for damages exceeding the deposit amount.
- TRAVEL INSURANCE - For your convenience, we offer Travel Insurance through Generali/CSA that covers cancellations due to emergency, inclement weather, delays, etc. We highly suggest safeguarding your trip with a travel insurance company even if it is not ours and especially during the hurricane season starting June 1st - November 30th. No refunds are given for inclement weather, travel delays, last minute cancellations, etc.
