An exquisite Tudor Farmhouse lovingly restored with 7 bedrooms, 6 bath/shower, sleeping 14 in beauti

Moat Farm House is an exquisite Tudor farmhouse recently beautifully and lovingly restored and refurbished to emphasise and enhance the wonderful period features. The generous accommodation provides 7 bedrooms and 6 bath/shower rooms (4 ensuite), a huge vaulted farmhouse kitchen, a secondary kitchen and three reception rooms.

Set in 6 acres, it is surrounded by its own land on the edge of the lovely village of Ash, only 3 miles from Sandwich, one of the best preserved medieval towns in England. The grounds extend to the churchyard of St Nicholas, Ash, a church dating mainly from the fourteenth century.

The village has a mini-supermarket and a late night shop as well as a small Boots. The medieval village pub is about to reopen. Juliet's Farm shop and restaurant are visited by people from far and wide. All these amenities are within a few minutes walk of the house.

The house is beautifully furnished throughout with a combination of antiques and more modern pieces, all selected and arranged with great care and skill.

The garden is a joy with deep borders containing mainly country cottage-style plants and with views of the church and surrounding countryside. There are several seating areas to choose from and a large table outside the folding doors of the kitchen seating 16 people, with an option to seat more at other tables. The Weber grill can be wheeled to wherever you need it!

Outside a thatched barn contains an attractive games room with table tennis, darts and table football which is very popular with the younger generation wishing to hang out together.

There are lovely walks around the house and many exceptional sights further afield.

The owners have enclosed the garden area as far as possible to contain small dogs, there are gates that can be kept closed to stop young children from going to the pond unaccompanied.

This is a wonderful house for families to come together, large groups of friends, golfers, walkers and of course dogs and children are so welcome!

There is parking all around the house including outside the side door of the kitchen.
Kitchen
The exceptional kitchen has been significantly extended by the current owners and is extremely spacious and well equipped. To the west are folding doors leading to the lawn and garden and the large outside table.

There are three ovens (one a Siemens fast heating tower oven) and three further ovens in the wood-fired eco-range for the adventurous! This provides a glass-fronted wood-burning stove for the cooler months. There is also a large integrated microwave.

There is a triple sink with detachable tap, two dishwashers, Quooker constant boiling water tap, Fisher and Paykel fridge freezer with an ice maker and cool water filter, and a small sink on the island. There is a larder with plenty of space for food storage, a wine cooler and a six ring gas hob.

The recycled quarry tile floor has underfloor heating. The original Tudor bricks on one of the walls have been exposed to wonderful effect.

Study
This leads off the kitchen and can be a useful place to store bags, computers etc out of the way.

A very few steps away across the drive is the newly built utility room/boot room. This has a washing machine, dryer, another dishwasher, triple sink and a very large ceiling pulley drying rack. There is plenty of space for boots, coats etc. There is also a large extra deep freeze and overflow fridge.

Sitting Room
A beautiful room with the original Tudor window to the rear, exposed beams, an inglenook fireplace containing a wood burning stove, a TV and three large comfortable sofas.

Fabulous!
A staggeringly beautiful home, wonderfully presented. Perfect for family get togethers. Great host, excellent communications. Lovely area, nice walks, good pub (The Chequer Inn), close to Canterbury, Deal etc. Had a fabulous time. Thoroughly recommend.

Great stay at Moat Farm House
We stayed at this premises over New Year and had a great time. The location was perfect, with a short walk to the village pub,and a short drive into Sandwich. There were 14 adults staying and the 7th bedroom (downstairs bedroom) was rather small. The other sis were all perfect.

Perfect Christmas get away
It was great to spend time with our friends and family in the lead up to Christmas at Moat Farm House. The house was perfect for our group size, well equipped and had everything we needed. Our favourite thing to do was sitting around the fire of an evening. It was very cosy! We would all love to go back next year. Thanks again!

Family Weekend at Moat Farm House
Unfortunately the house was cold on arrival and took sometime to warm up. Some of the instructions need updating as not everything was as stated. Overall the house was ideal for a large family gathering and a great time was had by all.

A wonderful weekend break
Myself and 6 friends had a wonderful weekend at Moat Farm House. It was exactly what we wanted - quiet, cosy, plenty of space and comfortable. Everyone had their own bedroom, which was really nice (very comfy, lovely beds). We relaxed by the fire, chatted, cooked nice meals (in a very expansive kitchen with everything we needed). We did a recommended walk on one day which was a loop back to the house, so explored the area, but January not as pretty as Spring i'm sure. A few decided to pop to the town of Sandwich to have a look around (10minute drive), so as an option of something to do, that was very easy and accessible. I would really recommend Moat Farm House - the decor and ambience was homely, quirky and interesting - and so much space! Would book again.

what a fabulous house!
We chose this house close to Ramsgate for our wedding weekend and for our family to stay with us. The house has plenty of space and has great character. We hired a private chef who made good use of the spacious kitchen and 2 dishwashers, 3 ovens, 6 ring professional hob and large fridge. We hired an actor for a murder mystery evening and the setting couldn't have been better. Although the house is very old, all the bathrooms are modern most with heated floors. All in all, we couldn't have dreamt of a better place to stay. Sadly the poor weather didn't allow us to explore the grounds.

A cosy family holiday at Moat Farm House
A group of 14 of us age 2 to 72 stayed at Moat Farm House for a week in August and enjoyed it immensely. The house was magical, with wonky floors and gorgeous fixtures and fittings throughout. There was plenty of space for us all to find the peace and quiet we needed, and it had all the essentials and much more that you would need when away from home. The communication and customer service from Keeper’s Cottages was first class from start to finish, and they are a credit to the owners of the property. Particular highlights were the bedrooms, all with new or nearly new mattresses which were incredibly comfortable. The bathrooms were also all beautifully appointed and spacious, with enough to satisfy even the largest groups. A real luxury retreat! Be aware that the owners do leave their (wonderful) collections of trinkets and objects art in situ, so be mindful of small fingers. In fact the only criticism for the house may be that there were so many of the owner’s personal possessions around the place that there wasn’t much room for ours! This was particularly the case in the kitchen cupboards and pantry, where we struggled to store our dry goods for a group our size. One further note - the gardening team turned up to mow the lawns during our family barbecue party on our last evening, which rather put a dampener on things with the noise and smell of diesel oil, we had to pull the children from the lawn and pause whilst they did the mowing! Not ideal, especially when paying such a premium. Overall though, it was a magical place to holiday and I’d return in a shot. It’s a privilege to stay somewhere so special, and we made some very happy memories.

A wonderful house for a group celebration
We were absolutely wowed by the Moat Farm House! The photographs absolutely don't do it justice – it's a huge house with incredible decoration and objects adorning the walls and surfaces. It's also been refurbished to a high standard so it's incredibly warm, with beautiful bathrooms and outstanding kitchen facilities. We were a group of 4 families and had plenty of space. The adjoining cottage was a godsend for a couple with a young baby, and the rest of us had lots of room in the large bedrooms. The outside spaces are incredible and its so easy to get to surrounding towns and beaches. We had a couple of issues on missing items (baby cot etc), and the Keepers Cottage team were excellent at resolving them. We will be back!

Great stay
We had a super few days at Moat House. The house was ideal for our three generation family. The garden and grounds were idyllic and expansive. Able to walk from the house to village and along some beautiful footpaths through the countryside.

Gorgeous long weekend stay
The house is phenomenal- so many interesting period features but with all mod cons you’d ever need. Really well equipped kitchen, lovely outdoor seating and dining area, so many indoor social spaces to choose from! Particularly enjoyed our candle lit dinner and game night around the table in the library/ dining room. Beds comfy, rooms spacious. Generous supply of dishwasher tabs / bin bags / tea towels. We were a group of 7 adults and there was plenty of space + some to spare. Great water pressure & temperature across the whole house. 5 min walk to the village for Co-op (stop at the chequer inn for a pint in the lovely pub garden!) and can walk to local winery across the fields (Barnsole vineyard). A wonderful stay, wish we’d been there for longer - will certainly return!

Beautiful house for family gathering
We had the most amazing weekend in this beautiful house. We had non stop fantastic warm weather so were able to eat every meal outside seated around a large rustic table. There are enormous grounds so plenty of space to play the outdoor games that we took with us. I would highly recommend this accommodation for families to get together and have a relaxing time in the countryside.

Beautiful house in great location
We really enjoyed our stay at Moat Farm House. The kitchen is really well equipped with lots of crockery, cooking utensils and 4 ovens! We were a group of 5 couples and this property is great for adults, but with so many ornaments and antique furniture it would be a challenge with children. The bathroom were modern and there was a plentiful supply of hot water. The lane to the house was overgrown, making it very narrow for a car. The house is surrounded by lovely, cottage style gardens and there is plenty of space to park cars. The situation is great, being 20 minutes from Canterbury and 20 minutes form the sea at Deal. There are shops in the village. The Dog at Wingham was excellent!

Great place for an extended family holiday
Beautiful and interesting well stocked house. Fantastic kitchen well set up for cooking for large numbers. Comfortable beds, wonderful sitting rooms and a lovely garden full of flowers. Had an issue with a lack of heating when we were there - other than that, a great house and holiday. Thanks

A truly amazing weekend
Moat Farm House is a magical place and I wished I could have stayed longer! I was celebrating a significant birthday with friends and family, and everyone was bowled over by what a stunning property it was in really beautiful surroundings. It is truly unique, full of character, and real personality, an eclectic mix of furniture and decor, beautifully spacious and a wonderful homely feel too. It is extremely well stocked and I'm just concerned I didn't have time to sit in every place! Camilla and the Keepers Cottages team were brilliant to deal with. Incredibly efficient in replying, accommodating, and shared a wealth of information about local eateries, sights, etc. They emailed during the stay to check everything was okay, although as I was having a technology free weekend, I didn't pick it up until my return! The website is so easy to navigate and a lovely touch having a login where you can access all the information you need in advance about the property. I would highly recommend them and look forward to using their services again in the future.

Gorgeous Tudor House
We rented the house for a weekend celebration for my 60th birthday and it was a perfect house for a family get together with plenty of space for everyone to feel at home. The house is beautifully restored, full of interesting things and the kitchen well equipped for a large group. We particularly enjoyed eating at the long table surrounded by books! The games room was an added bonus and all eagerly took part in a table tennis tournament! We were sad to leave and would love to return! A really gorgeous house and garden.

Autumn Break at Moat Farm House
A quirky but lovely house, easily large enough for 12 guests. Bedrooms all beautifully decorated and all with en-suites or nearby bathrooms, which was very handy. Though some rooms have low ceilings and not easily accessible for tall or older guests. All rooms bar one have double beds - a choice of twin beds would have been better for some rooms. A large, modern and well-stocked kitchen made cooking easy and social. The living rooms felt like something out of a period drama! Sofas and chairs could benefit from updating - some were quite rickety! The house was incredibly warm and cosy for its size, though better instructions for the central heating needed. Lovely gardens for kids to play and explore (be aware of younger children around pond).

A relaxing break for a group of nine friends, all retired.
Overall, this was a lovely house, and we really enjoyed our stay. There was plenty of room for us all, every amenity we could have wanted was there, along with ample parking for our five cars. The proximity to a frequent bus service was extremely useful, especially for bus pass users! There were a few maintenance issues, including a bed that partially collapsed towards the end of our stay, and couldn't be repaired while we were there. Some kitchen chairs need repairing. The spacious kitchen is an asset, but, for our group, we would have appreciated more work surface and empty cupboard space. If we want to stay in this part of Kent again, we would certainly consider Moat Farm House.

Amazing place for a big group
We had a large family get together here and it was perfect for this. A lovely big space so we could be together but not be on top of each other. The house had everything we needed plus more eg table tennis, table football and a huge garden to lose yourself in. It was really comfortable and we loved the decor and style too. If you’re tall maybe avoid the rooms on the top floor as the beams are quite low. We thoroughly enjoyed our stay.
