Charming Fully Refurbished Garden Cottage

Garden Cottage is in the grounds of Byreburnfoot House and has recently been totally refurbished. The converted Steading dates back to1850 and is attractively situated with a garden with garden furniture and barbecue facilities to the front. The property has a sunny South facing aspect, and pleasant rural views.
The property has double glazing and central heating, as well as a multi-fuel stove, there is a fitted kitchen with integrated appliances and separate laundry/drying room adjoining.
At ground level there is a double bedroom, large walk-in shower room and an open-plan living/dining/kitchen with a wood burning stove and flatscreen TV.
Two further single bedrooms, and are accessed via a spiral staircase. This layout means that the cottage will be ideal for couples or smaller groups.
All towels, bed linen, heating and electricity are included, along with a Welcome tray and a starter basket of logs.
This property shares a private access road with Stables Cottage, has graveled parking to the front, and may be suitable for guests with mobility problems.

Lovely home away from home
Julie's garden cottage is a delight. Beautiful peaceful location and lots of amenities just a short drive away. Julie's little touches of milk in the fridge and biscuits for hungry children always on the hunt for snacks was very thoughtful. :-)

Plenty of everything! The host was very accomodating and kind and the cottage had everything available. Well equipped kitchen, lovely and clean bathroom and beautiful garden area onsite. The bed was very comfortable and even a little wood stove for a cozy fire (starter kit of wood/fire starters, too). Great place for a get away.

Great wee property
Cracking property, really clean and everything you could ask for. Lovely outside space, inside well appointed. Cottage is a great base being only an hour from Keswick and a short hop into the borders. Would definatly recommend.

Very lovely borders property
This is a lovely cottage in a stunning location. The photos don't do full justice to how nice this place is. Small and still perrect for our little family. Very well equipped. Gorgeous gardens, bbq, outside seating is a plus. Lovrly nature right on your doorstep. Hosts were fab. Recommended!

Fantastic little cottage
Absolutely loved The Garden Cottage! Very warm, cosy and comfortable. The owner has clearly put a lot of thought into it, including everything you could need. If I was to make a suggestion I would have liked a USB socket or plug as I stupidly forgot mine so shared husband’s. But that is a minor thing and I am sure if I had asked Paul or Julie would have lent me one. We particularly appreciated the milk for a cuppa and the shortbread too! Hope to be back again!

Fabulous!
We stayed three nights while visiting friends who live nearby. We couldn't have found a better place to stay! The property is beautiful and the owners are very kind and welcoming. We enjoyed chatting with them and walking around their gardens. The cottage has been fully remodeled and is very well done. The kitchen/living/dining area is open and very spacious! The kitchen has everything you'd need, along with a full size fridge/freezer! The grounds are lovely, as is the nearby woodland and river. Plenty of places to walk nearby. We only wish the weather had been drier so we could've enjoyed the outdoor patio area more. We would definitely stay here in a heartbeat if we are back in the area! Oh, and our daughters loved going to the fence to say hi to Oscar, the horse next door!

We should have stayed longer
In hindsight we should have been there for twice as many nights. The cottage was extremely well equipped, having everything that you might need for a longer stay. It was very peaceful and only a short drive from the Lake District, which was the main point of the visit. Paul and Julie were great hosts and seemed to be very tolerant of the foibles of their antipodean visitors? One piece of advice - don't visit the Lake District on a spring bank holiday weekend! It was manic!

Lovely restful break
The cottage is a lovely place for a quiet break. Clean, very warm and comfortable. Comfy beds and plenty of lovely fluffy towels. The boiler room housed a washing machine and a drying rack for any damp items of clothing or towels. Our hosts were so welcoming and friendly. We didn't personally do much travelling but there are nice walks to be had close to the river and into woodland pathways. The trees were beautiful with autumn shades, and there were pheasants who even trotted past our windows. Very dark at night so we were able to view Milky Way when it was a clear night sky.

We are just back from a lovely short reak in Garden Cottage, Canonbie. The cottage was extremely clean and cosy. Lovely, comfy beds and toasty log burner. Good walks in the area and despite the mixed weather, we enjoyed the autumnal colours and visiting the Faerie Falls. Communication with Julie was excellent too. Would recommend.

Great property - compact but very well equipped - in a very good location: quiet, close to the river, use of a garden, a very hospitable host. A difference of opinion between host and website as to time of checkout but otherwise excellent and we would hope to visit again.

Perfect base camp
We had never been to Canonbie before, or this part of the UK. Julie was very responsive from the beginning, her directions were spot on, and we felt very welcomed upon our arrival. The Garden Cottage is a beautiful little home, perfect for our little family of four to settle into. The grounds for which the cottage is situated are beautiful, the people there are friendly, even Oscar the Horse in the neighbouring field came graced us with his presence (might've been the apple that caught his attention). There are great walks near to the cottage, easy commute to Carlise, Gretna, Kielder and the Lakes. Lots of history to explore. The cottage has been tastefully decorated, its very well equipped with all that you'll need, beds are very comfortable and the garden is another beautiful space too. We're already looking to book again next year and have days out at the coast or even a day in Glasgow! This is a hidden gem. I almost don't want to tell anyone about it and keep it to ourselves!

Such a delightful stay within the grounds of the owners house. Tastefully furnished, quality bedding, towels, kitchen equipment for 4 people. Loved the garden space and using the BBQ. Local walks with plenty of information given. Thank you for giving us space, but also the chance for chats! Highly recommend.

Beautiful cottage and location
We really loved our trip to Canonbie. The cottage was set in a beautiful location and was clean, comfortable and cosy. Every detail had clearly been thought about meaning that it felt like a real home from home. Julie was super helpful, as was everyone we met. It rained while we were there otherwise we would have been in the gorgeous garden making use of the barbecue. Canonbie was a great location...plenty of walks and near to Carlisle, Gretna, Hadrian's wall and the Kielder Forest. We really enjoyed Southeness beach and Gilnockie Castle too. We have recommended this place to everyone we know!
