Welcome to your 2 bedroom, 2 bathroom apartment in Phillip, where you can enjoy scenic views overlooking lush green trees, creating a relaxing atmosphere.
Throughout your stay, you have full access to all the apartment's amenities. If you have any questions or need assistance, feel free to reach out. Make yourself at home and enjoy your stay!

BEDROOM:
Bedroom 1 has a queen-sized bed, while bedroom 2 has a king-sized bed topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 65" smart TV which you can use it access your YouTube accounts and other online streaming platforms. Note that we don't provide Netflix, YouTube and additional online streaming platforms subscriptions, so you must use your account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
If you have a car, the garage can accommodate up to 2 cars. However, if you need additional parking space, there is pay-per-hour street parking available nearby.

COMMON AREAS & AMENITIES:
You will have access to the building's BBQ Area, common garden, rooftop, gym, pool, spa and sauna throughout your stay.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.

There is a key-safe for self check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

The apartment enjoys a prime location, conveniently positioned within a short walking distance of key government buildings, including the Department of Health, DVA, Social Services, Aviation Safety Authority, and IP Australia. Furthermore, guests will appreciate the proximity of the Woden shopping centre, ensuring easy access to a comprehensive array of amenities.

Getting to the apartment is incredibly easy! If you're coming from the city, simply hop on the blue rapid bus from the city bus station, and it will drop you off just at the end of the street around the corner in Launceston street. Similarly, getting to the city from Woden interchange is also a breeze.

For those arriving at the airport, the best way to reach the apartment is by taking an Uber. Rest assured, you'll have a hassle-free experience getting to your destination!

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $55 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.

Canberra family visit
The property is in a quiet location and was clean and tidy and the beds were comfortable. Only downside was that there was limited toilet paper and no spare towels. We borrowed some from family. The facilities in the complex (gym and sauna) seemed new and were great to have.

A few tweaks would make a great apartment fabulous
The instructions to obtain keys from locked box at 7 Irving Street were not clear. Took over 30 minutes wandering around before finding the bicycle?? rack which was at the front of the building and was obviously a rack for electric scooter.. No advice that road was blocked off because of construction next door to Building No. 15 and there was a detour. More time lost. But the piece de resistance was the extremely poor instructions to find No. 12 parking spot 2 hours of frustrations ensued. Once I reached out and photos were supplied of parking spot it was located within a minute. Supply the photos to future guests will save a lot of grief. The apartment was beautiful. Bedrooms and bathrooms fantastic. A folder with instructions on how to use the appliances would be a fantastic help to future guests. Extremely frustrating but we worked it out eventually.. It would be great to have at least an armchair as well as a lounge. The lounge was a tight squeeze for 3 people. Plenty of soap, shampoo and dishwashing and laundry detergent which was great.. We would recommend the apartment and hope you take on board our comments which would elevate the apartment to a fabulous place to stay..
