The internal configuration set over a single level allows for multiple formal and informal living spaces all connected via solid Ash timber floors. Offering the warmth of solid timber flooring, ducted gas heating and ducted evaporative cooling. Save on eating out and enjoy the renovated kitchen with oversized 900mm 5 burner gas cooktop and electric oven unit and large island bench.

Both the ensuite and main bathroom have been renovated and all 3 bedrooms have built in robes, the second bedroom even opens through double French doors to the rear entertaining area. The front formal lounge has a smart TV and 2 couches that seat 6 comfortably, the dining table seats 6 guests and the separate living area has 2 comfortable chairs and another TV so the whole family can have their own space and enjoy their downtime.

This home is the perfect suburban escape and a very different experience to a motel or hotel, this actually feels like a home and we hope you enjoy it as such.

Waramanga is a peaceful Canberra suburb located outside the Phillip Town Centre, in the Weston Creek district. Comprising mainly of suburban streets the suburb is also home to numerous schools, expansive sports fields and a local shopping area. Situated between Westfield Woden and Cooleman Court Shopping centre the suburb is positioned perfectly between popular nearby hubs. With its own unique suburban charm, Waramanga is a beautiful Canberra suburb to experience.

The property is approximately a 12-minute drive to Canberra's CBD and a 20-minute drive from Canberra Airport.

- Cleaning services are available during your stay for an additional cost. Inform us and we'll organise it for you
You are staying in a friendly and peaceful neighbourhood and we kindly ask you to respect the community and your surrounding neighbours. The following strict House Rules apply:

- No loud noise between 10 pm and 8 am
- No parties or antisocial behaviour
- No additional people are to access the property without prior approval
- No pets are allowed in the property without approval
- No smoking is allowed at any times
- If you break something, please let us know

- To help protect all floor coverings do not wear any shoes inside the property
- Please note that the property is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times and with their own baby amenities, booking with children or infants is no problem. Please also note that kids are not allowed to draw or paint on the walls/doors/carpet/tiles inside the property.

Please be aware that excessive noise such as amplified music, vocals or screaming or anti-social behaviour in the property or common areas can cause neighbours to complain to us, the Building Manager, Council Rangers or Police.

IMPORTANT: Any breach of the House Rules may lead to a $500 fine plus compensation for any cost/damage created and immediate eviction of the property.

Finally, when checking out, we kindly ask you for the following:

- Please leave all beds unmade
- Please clean up your dishes and put them away
- In case you have rearranged furniture, please put it back to the original location
- Please take out the rubbish and remember to use the right bins
- Please ensure all appliances, A/C and lights are off and doors and windows are closed
