Delightful 2BR/2BA APT in Campbell!

This light and airy 2 bedroom 2 bathroom apartment is located within 'Koben' a Scandinavian inspired complex. The apartment has a southern aspect with stunning views to Parliament House. You can access all the property's amenities throughout your stay.

BEDROOM:
Bothe the master and second bedroom have queen-sized beds topped with professionally cleaned and pressed linen. There is direct access to the south facing balcony from both bedrooms. They also have plenty of wardrobe space for your luggage.

BATHROOM:
Both bathrooms have showers and toilets as well as underfloor heating and heated towel rails for those chilly Canberra winters. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
With the quality SMEG appliances you can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- toaster
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
Situated between the 2 bedrooms this comfortable space also shares the southern outlook and views. The living room has a smart TV which you can use to access your personal Netflix, YouTube etc accounts .

LAUNDRY AREA:
The European laundry offers a washer and dryer as well as an iron and ironing board.

PARKING:
There is 1 allocated parking space within the buildings parking garage. There is also free street parking (time limited 15mins to 4 hours) in Kalma Way, Anzac Park, Provan, Pentland & Creswell Streets if you require additional parking.

COMMON AREAS & AMENITIES:
Whilst there are no common areas within Koben, this area of Campbell boasts quality green space.

The apartment is located adjacent to Hassett Park and bush walks within minutes.

Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.

There is a key-safe for self check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee as well as a call out fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

You will be 200 meters from the Australian War Memorial and 10 minutes walk to the city. The house has a combination of tiles and polished concrete and is beautifully decorated in the provincial style.

You can walk to many places in Canberra from our centrally located apartment.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please be informed that there is ongoing construction work around the area.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $55 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.

Very accessible to Canberra attractions. Lots of street parking, easy walking distance to many cafes and there is a beautiful park across from apartment. Short 5 min walk to Lake Burley Griffin. Apartment was lovely and in a very clean condition.
