Stunning Sea View Plantation Retreat with House & Cottage

A departure from the usual villa rental holidays, Butler's is a private historic retreat with a Great House and Cottage on 6 acres of a former plantation situated atop the village which shares its name. Butler's House and Cottage comfortably accommodates up to 7 guests and is only rented to one party at a time so guests have exclusive use of the pool & gardens..

Nestled in the foothills of Butlers Mountain, the property commands sweeping sea views with an intoxicating landscape of colour and fragrance. Spend your days lounging by the 35 foot pool while gazing out to the sea or take a stroll through the ruins and extensive gardens. You may discover an artefact and even run into a family of green monkeys.

The main House is and feels like a home and comfortably sleeps 4 adults and 1 small children under 10. Tastefully decorated with an eclectic selection of antique and sympathetic modern furniture, you'll quickly ease into the comfortable surroundings of the House. Butler's House has two Queen-sized bedrooms with generous bathrooms. The third bedroom features a comfortable daybed with trundle and its own video viewing and is suitable for a young child under 10.

Butler's Cottage, a Nevisian-style home, bridges the gap between the 17th century property and modern day by reflecting the elegant simplicity and homeliness of the historic Butler's House. Sitting contentedly on the Upper Terrace, the Cottage is close enough to the House for ease, yet far enough away for privacy. It is rented out in conjunction with the House and accommodates 2 adults.

The Cottage, measuring 23 ft x 23 ft with an 8 ft verandah, is open plan with a simple kitchen, a bathroom, bedroom and living area. There is a Queen-sized bed (in the bedroom) and a daybed with trundle in the living area.

Housekeeping, pool cleaning and a gardener are included. A cook can be arranged with advance notice. Wireless, cable TV installed.

Guests have exclusive use of the house, pool & gardens regardless of how many bedrooms are rented.


Upon arrival to Nevis, we can help to arrange for you a taxi to bring you to Butler’s House where our local agent will greet you and answer any questions. Our agent can also arrange to book the taxi and also arrange your rental car. Your first dinner can be arranged and food supplies provided.

Our Favorite Vacation Place
This was our third stay at Butler's House. Such a beautiful, charming, historic property. We brought friends with us this time to enjoy it as well! The house and cottage are very comfortable and well-equipped for cooking. The pool is lovely, set amongst gorgeous gardens with breathtaking views all around. We love the house and staff at Butler's so much, as they are all wonderful people (Kay, Camella, Tony, Franklin, and of course, Tim). We couldn't recommend this place highly enough and will certainly be back again!

Beautiful property & atmospheric experience
We had wanted to visit this property for quite some time and it was certainly worth the wait. The property itself has an old world charm and exudes a sense of history. The gardens are beautiful and well maintained. The kitchen has everything a cook might need to prepare meals, we were very impressed. With the ceiling fans and vents open there was a good breeze through the house. A great home. Nevis is a lovely island with so many interesting sights. We particularly enjoyed dinner at Golden Rock, Bananas, and Passions. We recommend the hike up to the nearby waterfall. Thanks to Kay, Camella, Tim, and the gardener from Guyana whose name slips my mind. We hope to return.

Our home in the Carribean
This is our second time staying at Butler's house on Nevis. The first time we were without children; we enjoyed it so much that we decided to return with our 2 littles ones this time. We had additional family join us all the way from Anchorage, Alaska. We spent time playing in the pool every day and loved sitting out for coffee and home cooked meals on the veranda or on the patio next to the kitchen. We enjoyed new restaurants (Drift and L'Escale) that opened on the island since our initial visit, but perhaps a favorite activity is stopping by Esmie's on the way back to Butler's for a cold one after almost full day of activities. We collected mangos from around the property and ripened for home made mango smoothies with some tequila. The house is located on the side of island with a perpetual breeze, so even on the hottest days it still feels cool in the shade. The host and his team are very responsive by email and/or phone. Wifi is speedy in the main part of the house. Netflix available. In summary, the whole family had a wonderful time at Butler's. The people of Nevis are warm and inviting. We will probably return again in the future when the kids are older.

What a magnificent property cared for by a staff of four. Watch the rising sun from the porch. After your lingering, walk into the rain forest to the first of five waterfalls. After your hour and half hike, relax in the swimming pool. The property sits on the windward side of the island so there is always a breeze and cooler than the populated side of the island. Think of a favorite uncles house in the tropics, where there are plenty of books, full internet you to work remotely, comfortably beds, beautiful bathrooms, quirky and charming. The main room has cozy sofas, chairs and a dining room table for those rain forest days. Lu gardens are beautiful and maintained by Franklin and Tony containing cinnamon, almond, 5 kinds of mango, sour orange, coconut and palm as well as bromeliads and others. Camellla comes in twice a week. The washer and dryer in the basement opens up to the south with views of mountains and the sea. Rams is a well stocked grocery also the closer Best Buy. The vegetable stands are abundant. There are many restaurants nearby, Hermitage, Drifts and Heritage being our favorite. For a treat, we go to Golden Rock where the chefs are top notch. Indian Summer and Bananas is worth the effort. Drive to Chishi’s for a day at the beach or Herbert’s for a quick swim. Say hello to our friendly neighbors. On Friday a local custom is chicken, our neighbors make a great version. There is a health clinic at the bottom of the road. The owner is responsive and fair.

Our family spent a magical week at Butler’s House in Dec. It is such a unique spot - so lush and beautiful. We spent many hours on the shady veranda and by the pool. Butler’s Paradise
My family and I, along with my sister-in-law’s family, stayed at this amazing property. We were very excited from what we saw on-line, but were overwhelmed with just how beautiful this property was in-person. The kids loved the pool, the guesthouse, and exploring the expansive property. The quaint home had so much charm, plenty of room for our large group, and the beautifully landscaped grounds were breathtaking. It was also well supplied with necessities. Our communication with Tim and Kay was easy and informative. Lovely management team! We would definitely love to stay at Butler’s house again - thanks, Tim, Kay & Camella!

We Couldn't Stay Away
After just two months away, my husband and I returned for another stay at Butler's House. We couldn't stop talking about the breathtaking views and beautiful gardens, so we booked another trip back as soon as the house had availability! Butler's House truly is in a class of its own. The comfortable accommodations, the grounds, the privacy, and, above all, the people (Tim and his team) are unparalleled. Incredible Property - Feels Like Home!
My husband and I had the most enjoyable stay at Butler’s House and cannot recommend it enough! The property and gardens are so beautiful they will take your breath away! The owner (Tim) went above and beyond to ensure we had a wonderful stay, the house manager (Kay) made all our travel arrangements to and from the island a breeze and was a true pleasure to communicate with, the housekeeper (Camella) was a joy to talk with and takes meticulous care of the home, the gardeners (Tony and Franklyn) work diligently to keep the grounds as beautiful as any botanical garden you’ve ever seen, and the privacy of the property is second to none. We’ve been to Nevis several times prior and explored much of the island, but the views from the verandah and pool at Butler’s House had us rarely wanting to leave the property on this trip. There is so much history to the property, which makes it very unique from any other villa we’ve stayed in on Nevis before. The owners did a remarkable job preserving the sense of history while ensuring the accommodations have all the modern-day luxuries you would expect. All in all, this was one of our favorite places we’ve stayed in from anywhere in the world, and we cannot wait to return soon!

We couldn’t stay away any longer. The Butler House is an extraordinary property that beckoned us back to Nevis with its roadside donkeys, roaming chickens, goat parades and playful monkeys. The grounds are as good as the Botanical Gardens if not better, and the views from the gorgeous pool and surrounding gardens are breathtaking. The house has such a casual elegance about it with a lovely dining room table, china, wine glasses, everything you need to cook. Kay is delightful to work with and coordinates any travel you may need through communications. It was another stellar visit to Nevis and The Butler House. Enjoy the wonderful narration that Tim has provided about the history of the house dating back to the 1700s. It’s a glorious respite for us.

The Best Private Escape !!
Butler's house is incredible! A true paradise! The house, grounds, pool and location were amazing. Talk about bucolic and a true escape from real life! It had everything ! We were a bit nervous about no air conditioning on a tropical island but now we know why :) ! The breezes were the best ! The property had all we needed, a mini resort. Some days we didn't go anywhere, just stayed and relaxed. The porch was the spot in the morning and in the evening after dinner. There were so many options - hang by the pool, read on the porch, walk the grounds etc. that everyone could do their own thing. The home and cottage easily accommodated our extended family group. The amenities were excellent. The property manager, Kay was easy to communicate with and very responsive! Butler's is on our list for a return vacation !!!

If I could give more than 5 stars, I would. The owner (Tim) and the local property manager (Kay) were both remarkably helpful and pleasant to work with. The property itself is gorgeous, with lovely grounds, sweeping views, a constant, lovely breeze, etc. We rented a car (with Kay's help), and that allowed for easy navigation to beaches, horseback riding, restaurants, etc. For anyone visiting Nevis, I urge you to stay at Butlers!!

Our second stay at Butlers House. The property is truly magical with spectacular landscaped grounds, a gorgeous pool, quaint cottage, breathtaking views of both ocean and mountains, and abundant outdoor seating on decks and patios. The interior of the house is comfortable and historically fascinating. What really puts a stay at Butlers over the top, however, is the attentive care and friendliness of the staff from Kay, the house manager, to Camella the lovely and meticulous housekeeper, to Tony, the head of the grounds crew. Other delights are the morning and early evening shenanigans of the local troup of Vervet monkeys and the perambulations of the Butlers goat herd. This house is very special. Can't wait to visit again.

Perfect for us
Gorgeous well landscaped grounds with view of both the mountains and the sea. It is hiking distance to the rain forest where you can find the waterfalls. Then, 15-20 minutes later you can be swimming in the gorgeous sea. Being on the windward side Nevis you are assured of a breese and rain forest rains, which we loved. As we live on an island year round, we likened it to be up island, away from the busier sections. Nevis is gorgeous so wherever you go you’ll be delighted.

Butler's House
This property is amazing! I thought I was dreaming when I entered the gates. The property was beautiful with all the lush trees and flowers, the views were spectacular - especially the sunrise from the veranda - and the home and cottage were so comfortable and had everything you needed for your stay. The main house has been beautifully restored and is decorated appropriately with some lovely antiques, a mixture of old and new. My family utilized the cottage on the property which was charming and perfect for the additional space we needed. I have been to Nevis many times but have never experienced a housekeeper or groundskeeper during my previous stays. Camella (housekeeper) is so nice and really gave us good direction for places to visit on the island, especially the wonderful bakery she recommended. The groundskeepers come every day but were very quiet and respectful of our space. The property is on the non touristy side of the island but trust me, once you are there, you will thoroughly enjoy soaking up the beauty of this spectacular place. We also received a call while we were there from the owner of the property, Tim, who wanted to check on us and make sure we were being taken care of and had everything we needed for our stay. That was such a delightful surprise and much appreciated that he took the time to check in. I would not hesitate to stay at Butlers House again and again!

Well Kept Secret
This is a unique gem of a property located on a beautiful verdant island whose people are a delight to meet. The only crowds to be dealt with are the small flocks of goats that roam freely, though fences keep them from dining on the landscape plants around the homes. As the photos show, this is a veritable garden of Eden and sort of like having your own private resort - minus the food and beverage service. Not to worry however, a well stocked grocery store is less than 10 minutes away as are many wonderful restaurants. Nevis and Butler House very much reminded me of visiting St. John USVI years ago and visiting Caneel Bay. Great place to slow down and relax with family. The big decision of the day was what beach to visit - there are many close by and the island is very drivable.

Butler's House is an Island of Serenity
The video and pictures of Butler's House on Nevis just do it justice. I cannot express the tranquility and beauty of the setting and the pleasant experience of staying in the house. It is all it is advertised to be and more. To sit on the front veranda sipping tea and eating breakfast as you look out at the 180 degree view of the Atlantic is unforgettable. I plan on returning as soon as possible. Our stay there and on Nevis was the sort of experience you seek when you long for peace in the midst of a chaotic world.

A glimpse of what paradise must be, with a magic touch
I don't know where to start. All has already been written in the other comments about Butler's House, yet nothing of what makes it unique to each one of us. Kay, Camella, Tony are taking good care of this little paradise and make you feel at home right from the start. This property grows into you as soon as you pass the front gates and enter the grounds. All your senses are gratified: sight, hearing, smell. Beauty is all around you, from the manicured gardens adornred with ruins and majestic trees, the carefully chosen antique furniture that decorates the vast rooms with cathedral ceilings, to the breathtaking views. The chirping of the bugs and frogs at night are a ravishing melody. The smell of the house with its old stonewalls and hardwood floors brought back the memories of the house my parents and I use to go for vacations when I was young and the many flowers and plants in the garden have created new ones... And I have not yet talked about the monkeys frolicking around the property; all sorts of birds that perch on a citrus tree next to swimming pool for a short break before getting back to their busy bird-schedule... and the goats, sheeps, donkeys and cows grazing along the roads, the sound of the waves crashing in the distance, the greenery of the lush vegetation of the mountain behind the property, topped by long drapes of clouds that change color as the sun travels the sky... The only drawback with Butler's House (with its grand veranda and swimming pool) is that it's so peaceful and fulfilling that you may not explore as much of what Nevis has to offer as you should. Christmas in Paradise
Our two week Christmas break was spent in this incredible home. Everything was so absolutely perfect. I spent every sunrise on the porch amazed at the endless ocean views. The attention to detail and comfort reveal the love that was put into the restoration of the home. Having Christmas dinner by candlelight at the beautiful table is a memory to cherish. paradise with a view
We had a wonderful stay at Butler's House. The grounds were beautiful and my husband, an avid bird watcher, saw 11 Life Birds without even leaving the porch! We practically lived on the porch; reading, playing cards or eating a meal. When the hot water went out in the cottage they had someone out the next day to fix it. With 4 adults and 4 teenagers the house was full but managed to keep us all relaxed and having fun!
