Located in the heart of the Elmwood Village on a quiet tree lined street. Very short walk to many shops, cafés, bars & restaurants. This first floor apartment offers spacious living and dining rooms, two bedrooms plus an office. Entire apartment has been stylishly updated with mid-century flair while preserving the charm of this historic home.
Only 10 minutes to downtown Buffalo/Medical Campus, 13 minutes to the Waterfront/Canalside, and 27 minutes to Niagara Falls.
The space
This historic home was built in 1908 just after the Pan-American Exposition.
It is equipped with forced air heating and air-conditioning, a rare comfort not often found in old Buffalo homes!
Living room: Enjoy reading a book or watching TV with various streaming options (Netflix, Hulu, HBO Max, Prime Video) using Fire Stick on a 50" flat screen.
Dining room: Seating for 6.
Kitchenette: May be used for light cooking only. It is not equipped for cooking large meals. There are two pans and only 1 small pot with limited cooking utensils. Keurig w/ K-cups, toaster, microwave, stove/oven, dishwasher and fridge are available. We highly recommend trying the many great restaurants within walking distance and/or a short drive. Cups/glasses, plates, cutlery, and wine glasses/wine opener are ready to use.
(2) Bedrooms: Both bedrooms have a comfortable queen mattress. Pillows are down alternative. All comforters and linens are thoroughly washed between stays.
Bathroom: Newly renovated with all necessities: shampoo, conditioner, body wash, hair dryer and plush towels. Soft water system helps keep skin and hair soft.
Office: Work desk with comfortable office chair. Charging station. Standard twin bed (not a twin XL) can accommodate a 5th guest.
Front porch: Patio furniture is for guest use only. hosts/owners use the front porch to access upstairs unit. There can be no loud noise/music on the porch at any time.
The Neighborhood: Less than a 5 minute walk to Spot Coffee, Overwinter Coffee, Forty Thieves Kitchen & Bar, Lexington Co-op Market, Elmwood-Bidwell Farmers Market (May-November) and more.
There are Ring surveillance cameras outside of the property only. There are no cameras located inside.
While we will do our best to accommodate an early check in, it cannot be guaranteed. If we have another guest checking out on the same day you are checking in, it is unlikely that we will be able to accommodate an early check in.
This apartment is not suitable for small children.
Hosts/owners live upstairs.

Located 2 blocks from Elmwood Avenue between Auburn and Breckenridge. Free on street parking, no permit required. Be sure to adhere to winter parking signs (November through April). Please do not park in the driveway. There are 7 steps leading up to the front porch.
There is a lockbox for self check-in: be sure to read all check instructions carefully.
Other things to note
Absolutely no large groups, events or parties. hosts/owners live upstairs. There is a STRICT (5) GUEST MAXIMUM. If you have more than 5 guests staying in the apartment, you will be charged an additional $300 fee.
This apartment is not suitable for toddlers/small children. No pets.
