Ascend to the upper level and be greeted by the elegant primary suite. Featuring high ceilings and a luxurious adjustable king mattress, this sanctuary ensures a restful night's sleep. Enjoy movie nights on the big-screen TV, and unwind in the spa-inspired primary bath, complete with an oversized tile shower, a separate soaking tub, and granite countertops on the double sinks - the perfect retreat for relaxation after a long day.
Adjacent to the primary suite, you’ll find three additional bedrooms thoughtfully designed for comfort. One room boasts a queen bed with a full trundle underneath, while another features a queen bed, and the third includes a king-size bed. A full bathroom and a convenient laundry room are in the hallway between the bedrooms, Howdy Haven is an ideal choice for families or groups, accommodating up to eight guests in total. Plus, we’re delighted to welcome your furry friends, as Howdy Haven is pet-friendly! A simple Pet Addendum will be emailed for your completion, followed by a payment request for the Pet Fee upon approval.

Guest must be 25 years or older to reserve the property and digitally sign the Booking Agreement prior to check-in.
1. Smoking: Smoking is NOT allowed in or on our properties. If the cleaning crew or Booking Agent detects any evidence of smoking, we will retain $400 of your deposit to deodorize the home.
2. Heating & Cooling: Do not turn the thermostat below 69 during the summer as the unit could freeze and Guest will be charged the cost to repair the heating / cooling system. When leaving in the summer season, turn the thermostat up to 80 degrees. When leaving in the winter season, turn the thermostat down to 60 degrees.
3. Visitors: People other than those accounted for in the booking agreement may not stay overnight in the property. If we find unauthorized guests have stayed a fee of $300 will be retained from your deposit plus $25 per person.
4. Guest Responsibilities: All the properties are privately owned. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and Booking Agent are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they allow to use the premises.
5. Property Maintenance: Keep the property and all furnishings in good order. The Guests will maintain the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. Our properties are not intended to be party houses. Parties are prohibited.
6. Household Appliances & Furniture: Only use appliances for their intended uses. Do not use high heat or metal utensils with Teflon pans. Do not take indoor furniture outside the property.
7. Pool Rules: Guest agrees to always abide by pool rules during their stay. ***See Pool Addendum***
Pool is cleaned every Thursday or Friday no specific time, pool guy will use gate to access.
8. Pet Policy: A maximum of three pets (any breed, any size) are allowed in this pet-friendly property if the Booking Agent and Homeowner agreed prior to booking. Pet deposits are $250 per pet, of which $100 is non-refundable. If any pets are found in the properties without previous agreement with Booking Agent, Guest will be fined a pet deposit and booking will be terminated. All pets must be kenneled while unsupervised or while Guest is gone. If guests are leaving the property or unable to supervise, the animals must be kenneled inside. No pets are to be outside unsupervised. Two kennels are provided for Guest convenience, but we recommend that Guests bring their own. Guest’s pets must be housetrained, avoid excessive barking, and not get on furniture. Guests must pick up after their pets in the yard, neighborhood, and parks. Dog poop bags are in the back on one of the posts by the pool and an outdoor trash can is provided for the poop bags. ***See Pet Addendum***
9. Parking: Parking is only allowed on the driveway and in the garage. Towing is enforced. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property. If the cleaning crew finds that the property has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
11. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products or other products besides toilet paper have been flushed and clogs the plumbing system, Guest will be charged the cost of the plumbing repair.
12. Fires & Grill: Fires are not allowed on the property; absolutely no candles may be burned in the house or on the property. Move grill to an open area before each use. Do not use the grill under the porch; put it back in original position and clean it after each use.
13. Personal Items: Guests will need to provide their own paper goods. An initial set up of trash liners, toilet paper (one in each bathroom) and hand soap are provided. Extra items needed are the responsibility of the Guest (i.e., toothpaste, soap, extra toilet paper, shampoo, sunscreen, etc.).
14. Trash: No trash or other items may be left on the property or outside the front door. ALL trash must be BAGGED when placed in dumpster per the City of Bryan- College Station. There will be a $20 charge if this rule was not followed.
15. Secure the Property: Close all blinds, shades and secure all doors and windows. Contact Booking Agent immediately should any difficulty arise in properly securing the property.
16. Events: If Guest wishes to have an event at the property, permission must be obtained from Booking Agent and Homeowner. An event fee will be added.
17. REMINDER: Guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful act. The Homeowner or Booking Agent may enter the premises at any time without securing prior permission from the Guest. Any Guest who is found using illegal drugs or allows others to use illegal drugs on the premises will be immediately denied continued occupancy at these premises.
