Our spacious home is great for groups and families to enjoy!
- We have 3 bedrooms: one King bed, one Queen bed and one Double bed.
- Airy and Spacious lounge room with great lighting, 55 inch LCD TV which is great for entertainment!
- Kitchen is fully equipped with all your holiday needs! Brand new cooktop, stove, microwave, kettle, coffee machine and full sets of cookware, dinner wares and utensils!
- The house has ducted air conditioning and heating!
- Washing machine and dryer inside the house! Washing liquids/capsules are provided.
- One ensuite bathroom in the master bedroom and one generously sized shared bathroom, all essentials provided.
- The guest can access the whole house except from the garage.

- 5 minutes drive to heathwood shopping complex where you can find shops, bakeries. liquor stores and many restaurant options
- 30 mins drive to BNE city
- 40 mins drive to Gold Coast
- Forest Lake shopping centre is 10 mins drive

Before anything else, I would appreciate it if you took a moment to read these house rules at the beginning of your stay and follow them. If anything is unclear, please contact me so I can explain in further detail to avoid any misunderstandings.
RULE 1: Please respect check-in and check-out times.
❑ The standard check-out time is 10 AM. There are absolutely no exceptions unless arrangements have been made at the time of booking. For any unauthorized late check-out, a $50/hr late check-out fee will apply.
❑ Under no circumstances can check-outs be later than noon (12pm), as other guests are arriving and the space must be cleaned — Any unauthorized late check-out beyond this time will result to a fee equivalent to a day’s base rate without discounts (NOTE: This fee will not mean possession of the property for the day, this is the fee for over-staying for more than 2 hours without permission)
RULE 2: No parties or events are allowed
❑ Strictly no parties allowed. Infringement on this rule will result in eviction without a refund.
RULE 3: No smoking allowed.
❑ Smoking inside the property is prohibited and will result in an additional charge of over $250. This is because the smell will need to be treated professionally and the room deodorized.
RULE 4: No pets allowed.
❑ Strictly no pets allowed. We absolutely love pets but due to hygienic and health reason/s, we are unable to accommodate them in my property. Violation of this rule will result in an additional cleaning fee equivalent to the cleaning fee in your booking as the housekeepers will need to do extra work.
RULE 5: Please respect the noise curfew.
❑ Quiet hours are between 10 pm – 8 am seven days a week. A noise complaint during these hours will result in eviction without a refund.
RULE 6: Please report damages or left-behind items.
❑ If there is any damage to the property please inform the host ASAP. We will need to replace them and additional charges may apply.
❑ For left-behind items, our housekeepers will bring them back to our warehouse and you can contact us to arrange item pick up from the warehouse for free until two weeks after your check-out day. Items will not be kept in the warehouse longer than 2 weeks and we will donate all left-behind items to charity shops after two weeks.
❑ If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. This will be $50 for postage cost and additional fees.
RULE 7: Please take extra care of your keys. Lost keys incur a replacement fee.
❑ If you are locked out and require us to visit the property, a $50 fee will be charged. For outside working hours, you'll be asked to contact a locksmith at your expense.
❑ Lost keys or access swipes are subject to a $500 replacement charge. Locks are required to be changed.
❑ We usually provide one set of keys to all apartments by default. If you have requested an extra set of keys, a deposit of $100 will be required. This deposit will be returned to you once you have returned all keys properly. Extra key requests can only be arranged a day before your check-in time free of charge. Extra key requests placed on or after your check-in will incur a delivery charge.
RULE 8: No unregistered guests allowed.
❑ No unauthorized guests. Our home is prepared to accommodate ONLY the guests on the reservation. Each additional unauthorized guest will accrue a $100 fine.
RULE 9: Treat my property with love. This is your home too.
❑ Take care of the property and avoid making a mess within the premises. Leaving dishes unwashed or having food items out in the open tends to attract pests and insects that may require pest control.
❑ We kindly ask you to return the property to how you first entered. Our cleaning fee includes the time taken to clean the house WITHOUT any extra mess. Any additional cleaning fees will be charged to the booker.
RULE 10: No illegal substances are allowed on the premises.
❑ We strictly do NOT allow storing or consuming illegal substances on our property. Infringement on this rule will result in eviction without a refund.
★ Portacots and highchairs are available upon request only. Please let us know ASAP to ensure availability. A set-up fee of $22/each applies.
★ We provide toiletries and other household items that may last for around 3 days. This is a friendly reminder, that these supplies are meant to get you started and may not last for your entire stay.
★ Please communicate via the booking portal wherever possible. This allows us to instantly identify your booking. Note that text messages to my phone number won’t be received as we use an online phone system.
