EXTRA GUESTS: This listing is for overnight stays of up to 6 guests. Please enter the total guest count including children. Any person beyond booked guests arriving anytime will be treated as an event rental add-on that the guest agrees to pay. No Unauthorized guests/visitors are allowed. Our cleaning team prepares the house for the number of guests listed in your requests. Unauthorized visitors and will result in an extra guest fee of $150 per visitor per day.
This fee applies to anyone not included in your reservation count.
If you need to update your guest count, please do so at least 72 hours before your check-in by submitting an alteration request. This ensures that our team can prepare the house accordingly and helps you avoid the late notification guest fee, paying the standard extra guest fee instead.
Failure to provide a timely alteration request or immediate payment of the late notification guest fee, defined as payment within 60 minutes through the booking platform of your reservation, could will lead to a non-refundable cancellation of your stay.
FILMING: We do accept commercial filming/photography. Please message host to provide details of the occasion and to inquire on hourly rates and packages.
SMOKING: Kindly avoid smoking indoors! Any signs of smoking will incur a minimum fee of $500, covering odor removal, duct cleaning, and furniture cleaning. Smoking is permitted exclusively in the backyard. Smoking damages are viewed as burns/smells/etc.
CHECK IN/OUT: Check-in is anytime after 3pm onwards. You can secure an early check-in if they are available, by booking in advance for an additional fee. Check-out time is set at 11 am. If you wish to arrange a late check-out, please make the request at least 3 days before your check-out date and note that it's subject to availability. A late check-out fee will be applied for each hour beyond 11 am.
TAMPERING: Do not tamper with home security system devices or internet system. Our home security systems include entry sensors and exterior visual recording devices. Tampering includes but is not limited to: covering, blocking, turning or removing. This also includes our doorbells. Any tampering with devices will result in an immediate non-refundable cancellation of your stay.
LOUD NOISES: Please abide by the community "Quiet Hours" and refrain from playing loud music or making loud noises from 11pm-7am
PETS: No animals/pets. Several of our guests have allergies and prefer to be cautious in regards to that matter.
MIDSTAY: For added convenience, we offer laundry and mid-stay clean services, allowing you to maintain a fresh and tidy environment throughout your stay. Please inquire about pricing and scheduling for these services.
We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider.
Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest.
You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
Exclusion: We do not host to locals, only traveling guests into town.

House Rules to follow:
1. Pets are not allowed- only service animals. We love our furry friends but please however keep service animals off the beds/furniture.
2. Please keep all forms of smoking outdoors only. When stepping outside to smoke please shut the door to prevent the smoke from entering the property. There is no smoking of any kind inside the home.
3. Kindly note that NO PARTIES are allowed. Failure to adhere to this rule will result in an extra charge of $500, and a cancellation of booking with no refund.
4. Please keep music level to a respectable volume. Also If traveling with children please keep an eye on them, no drawing on walls just paper :-)
5. If windows are opened kindly close them back.
6. Garbage is to be thrown away in the trash cans in home. Trash is to be disposed in black trash bin located outside by the side of the house. If visit is during a Monday or a Friday that is trash pick up day, kindly place trash bin by side of the street to be picked up.
7. Parking is on premises and street parking is allowed as well.
8. Laundry washer and dryer is available for use during your stay, however please remove the lint and throw away after every drying session:-)
9. Please keep eating area designated to the dining table. Kindly no eating in the rooms.
10. If you wear makeup and need a towel to wipe off after cleansing please use the "makeup" towels designed for you :-)
10. When leaving the house please lock all the doors before leaving the property.
11. As a friendly reminder please turn off the lights when leaving the property.
12. If you damage or break anything in the property please notify your host immediately. If the damages exceeds the security deposit, the costs will be billed to guest and reported to Airbnb.
13. Please leave dirty dishes in sink for cleaning crew prior to checking out.
